Commercial fit-out in Knightsbridge happens inside what the borough's New Local Plan Review calls its largest town centre, designated an international shopping centre in the London Plan. Its shops run along Brompton Road and around Harrods, and the customer-facing units include boutiques, salons, clinics, cafes and restaurants. Our part is the smaller unit, built to the landlord's fit-out rules, the council's Shopfront Design Guide and the approved drawings, with the noisy stages planned around trading neighbours and the flats upstairs.
For Knightsbridge, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Knightsbridge: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Fitting out a unit in the Knightsbridge international centre
A fit-out in Knightsbridge starts with the landlord's requirements, because the unit sits in the borough's most important shopping centre. The New Local Plan Review describes Knightsbridge as the borough's largest town centre, and the London Plan designates it an international shopping centre. Units on and near Brompton Road often come with a landlord's fit-out guide, design approval stages and rules on deliveries, and those documents set the start date as much as the drawings do.
In practice we begin by reading the lease and the fit-out pack with you, then agree a programme that fits the landlord's approval dates. Strip-out of the previous tenant's work comes first, then the counter, display and service areas, a floor finish that suits trading footfall, lighting and joinery. The finishes are often specified by the tenant's own designer, so we price from their drawings and schedules and confirm samples before ordering anything with a long lead time.
Shopfronts, fascias and shutters on Knightsbridge streets
A new Knightsbridge shopfront has to follow the council's adopted Shopfront Design Guide SPD, which is specific about what the street sees. The guide says a fascia sign should state only the trader's name and street number, and if necessary the nature of the trade. Conservation areas cover more than 73 per cent of the borough, where shopfront details are judged closely. A replacement shopfront that materially changes the building's appearance needs planning permission, and an illuminated sign often needs advertisement consent, which the owner or their agent obtains. In a listed building, listed building consent also covers the shopfront and the interior. We build the fascia, lettering supports and lighting to the approved design.
Security is handled differently from many London high streets. The Shopfront Design Guide SPD says external shutters are not acceptable in most parts of the borough, and that any shutter used must still let the window display be seen. It also describes security glass as an ideal solution with no detrimental effect on a shop's appearance. For a Knightsbridge unit that points to laminated glazing and internal measures, which change the glazing order and the frame details early.
Use classes, kitchens and extraction for Knightsbridge cafes and restaurants
Before a Knightsbridge unit is fitted out as a cafe, restaurant, clinic or gym studio, the use class has to be right. Class E covers shops, cafes, restaurants, clinics, gyms and offices, so moving between those uses does not normally need planning permission. A hot food takeaway, pub or bar sits outside Class E as sui generis, and a change to one of those needs permission, which the owner or their agent obtains. The designer confirms the lawful use before kitchen equipment is ordered.
Food units bring the heaviest services. A commercial kitchen needs extraction with filters and odour control, a duct route to a discharge point agreed with the landlord, and make-up air so the dining room is not under negative pressure. Drainage from sinks and dishwashers needs a grease trap or separator. In a Knightsbridge building with flats above, the duct route and the fan noise are the items the landlord and neighbours examine most closely, so we plan them first.
Accessible entrances, escape and trading hours on a Knightsbridge shopping street
A customer-facing unit in Knightsbridge is built to building regulations for access and fire. Part M asks for a level or ramped entrance where it can be achieved, a door wide enough for wheelchair users and, where toilets are provided for customers, an accessible WC. Part B sets the means of escape, fire separation from the flats or offices above and emergency lighting. These are drawn and approved before we start. As a commercial client you also have duties under the CDM Regulations, and the landlord's consent covers the works.
Work in a live Knightsbridge street is planned around trading and neighbours. Under the borough's Final Draft Code of Construction Practice, noise audible at the boundary runs from 8am to 6pm on weekdays, and demolition and breaking out are limited to 9am to noon and 2pm to 5:30pm. Deliveries come to the loading times the landlord allows, and a scaffold or hoarding on the pavement needs a temporary structure licence from the council before it goes up.

FAQ
Frequently Asked Questions about Commercial Fit-Out Knightsbridge
What should I budget to fit out a unit in Knightsbridge?
Start from the UK guide of £1,500 to £3,000 per square metre for a retail refurbishment, or £2,000 to £4,500 for a restaurant or cafe (MyBuilder, 2026), and add for London prices. Consent fees, the landlord's costs and equipment such as ovens and tills sit outside the building work. A Knightsbridge quote follows a survey of the unit and your layout.
Can a Knightsbridge shop fit external roller shutters?
Usually not. The council's Shopfront Design Guide SPD says external shutters are not acceptable in most parts of the borough, and that any shutter used must still let the window display be seen. The same guide calls security glass an ideal solution, so laminated glazing and internal measures are the usual answer. Your designer settles the detail before the glazing is ordered.
What can a fascia sign say on a Knightsbridge shopfront?
The trader's name and street number, and if necessary the nature of the trade. That is what the borough's Shopfront Design Guide SPD sets out for fascia signs. Your designer draws the sign to that brief, and advertisement consent may also be needed, which the owner or their agent applies for before we install it.
What kind of commercial centre is Knightsbridge in planning terms?
The borough's largest town centre. The New Local Plan Review describes Knightsbridge that way and records its designation as an international shopping centre in the London Plan. For a fit-out, that status can bring detailed landlord design rules and tight delivery arrangements, which we plan around from the start.
Can fit-out work continue while neighbouring Knightsbridge units trade?
Yes, with the noisy stages planned carefully. Noise audible at the boundary is held to 8am to 6pm on weekdays under the borough's Final Draft Code of Construction Practice. We agree working hours with the landlord and centre management, contain dust behind sealed hoarding, and keep deliveries to the agreed times. Quiet work such as decoration and joinery can often run later than strip-out.
Do launderettes in Kensington and Chelsea face special rules on change of use?
Seven named launderettes in the borough do. An Article 4 direction in force since 24 July 2017 means those seven need planning permission to change to residential use. A launderette is also sui generis in its own right, so turning one into a shop or cafe needs planning permission anyway. Your designer checks the position first, and we build to whatever is approved.
Does turning a shop into a cafe need planning permission?
Not normally, because shops, cafes and restaurants all sit in Class E. A hot food takeaway, pub or bar is sui generis, so a change to one of those does need permission. Kitchen extraction may also need consent for the external duct. The owner or their designer confirms the position, and we fit out to the approved use.
How is a clinic or salon fit-out different from a shop fit-out?
Clinics and salons need more services behind the finishes. There are extra water and waste points, more ventilation, hard-wearing wet-area finishes and sometimes treatment rooms with sound separation. The designer or the operator's specialist sets the clinical or hygiene requirements, and we build the rooms, services routes and finishes to that specification and the approved drawings.
Do you handle a full strip-out of the previous tenant's fit-out?
Yes. We remove old counters, partitions, ceilings, floor finishes and redundant services back to the landlord's shell specification, and record what is left before the new fit-out begins. The landlord's asbestos information is checked first, a refurbishment and demolition survey is needed where there is none for the areas being stripped, and suspect materials are left for a licensed specialist.
