Commercial fit-out in Sidcup centres on the High Street, the heart of what the Bexley Local Plan names a District Centre, and on the shops around Sidcup Station, which the plan adds as a new Local Centre. The work is in ground-floor shops, cafes, salons, clinics and studios, some with flats above. We strip out the last tenant's fit and build a unit you can trade from, shopfront included.
For Sidcup, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Sidcup: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Where commercial units sit in Sidcup and what that means
Sidcup's shops cluster in its designated centres. The Bexley Local Plan names Sidcup among the borough's District Centres, alongside Welling, below Bexleyheath as the Major Centre, and designates Sidcup Station as a new Local Centre. Away from those centres, expect smaller jobs: a single unit on a local parade, a salon or a treatment room, where the same fit-out rules apply on a smaller footprint. The size of the unit changes the programme, not the paperwork: a small parade shop still needs the same shopfront, access and fire decisions as a High Street one.
Location inside a Sidcup centre affects what the unit can become. Bexley Local Plan Policy DP9 resists changes of use that would cause a net loss of ground floor main town centre uses within a designated town centre boundary. A move between uses inside Class E, such as a shop becoming a cafe or a clinic, is not development and needs no application unless a condition says otherwise. A use outside Class E, such as a hot food takeaway, needs permission, and an external extract flue can need permission of its own.
Shopfronts and security shutters on Sidcup parades
A new shopfront in Sidcup should be largely glazed. Bexley wants shop fronts that let people see into the shop, without posters or adverts blocking the view. Replacing a shopfront usually changes the building's appearance and needs planning permission, which the owner or designer obtains, and on a listed building listed building consent covers works inside as well as out. The layout behind the glass follows the same rule: the display, counter and lighting read from the pavement, and back of house storage is kept away from the window.
Security is the other decision to make early. Bexley's Design Guide SPD Part 2 says solid roller shutters will generally be resisted, especially in conservation areas and on listed buildings. Bexley prefers open roller grilles, removable grilles, lattice shutters or decorative security grilles, and an external shutter can need planning permission in its own right. On a Sidcup parade we allow for the box, guides and electrics of a grille in the shopfront frame, so it is built in rather than bolted on.
Kitchens, extraction and drainage for Sidcup cafes and takeaways
Food is where a Sidcup fit-out gets technical. A cafe or restaurant stays in Class E, but a hot food takeaway is sui generis, so changing a shop to a takeaway needs planning permission before the kitchen is built. Either way, cooking needs an extract system with odour control, and the duct route to a discharge point above the roof line is usually the hardest part to agree. Flats often sit over parade units, and their windows are the nearest neighbours.
Drainage follows the same logic. A commercial kitchen needs a grease trap or separator before its waste joins the drain, and a salon or clinic needs basins placed where the falls work. In Bexley a building notice cannot be used for building over or within 3m of a drain or sewer controlled by Thames Water, which can matter for a rear kitchen extension on a Sidcup unit. We plan the duct, the trap and the drain runs before the counter layout is fixed.
Access, fire and trading-hours working on Sidcup High Street
A customer-facing unit in Sidcup has to be usable by everyone who comes in. Part M applies to the parts you alter and must not leave access worse than before. Where the entrance is reworked or a new customer WC is provided, it is built to Approved Document M, so a stepped doorway may need a level threshold rebuilt into the new shopfront. Part B sets the escape route out of the shop and the fire separation from the flats above. Bexley building control must be notified at least 48 hours before that work starts.
Neighbouring shops keep trading while we work, so we screen dust, keep deliveries off the pavement at busy times and time loud work before opening. Bexley's normal construction hours are 8am to 6pm on weekdays and 8am to 1pm on Saturday. If a Sidcup strip-out has to run at night, apply for Section 61 consent early, as the 28 day response period runs from receipt. As the commercial client you also carry duties under the CDM Regulations.

Trusted Commercial Fit-Out in Sidcup
A shop only earns once it opens, so a Sidcup fit-out needs a clear programme and one contractor coordinating the trades. We strip out, build partitions and counters, run services and drainage, fit the shopfront and finish the interior, working from the drawings you or your designer supply. The founder has more than three decades of hands-on building experience. You get a written quote after a site visit and a written programme with the opening date set, so stock and staff can be planned around it.

FAQ
Frequently Asked Questions about Commercial Fit-Out Sidcup
Why do shop fit-out quotes in Sidcup differ?
They rarely price the same scope. One includes the extract route, the grease trap, an accessible WC and making good to the landlord's specification; another leaves them out. The published UK guide of £1,500 to £3,000 per square metre for a retail refurbishment (MyBuilder, 2026) is a starting point, not a Sidcup price. Compare quotes against one written scope.
Can a solid roller shutter go on a Sidcup shopfront?
It is likely to be resisted. Bexley's Design Guide SPD Part 2 says solid roller shutters will generally be resisted, especially in conservation areas and on listed buildings. Open roller grilles, removable grilles, lattice shutters or decorative security grilles are preferred. We build the chosen grille into the shopfront frame during the fit-out.
Can a Sidcup High Street shop become a hot food takeaway?
Only with planning permission. A takeaway is sui generis, outside Class E, and inside the town centre Bexley Local Plan Policy DP9 resists changes that would cause a net loss of ground floor main town centre uses. The owner or their agent makes the application, including the extraction details, and we build the kitchen and duct to the approved scheme.
Can the window of a Sidcup shop be covered with posters?
Not under Bexley's shopfront guidance, which wants shop fronts largely glazed, without posters or adverts blocking the view into the shop. Plan the interior so the display works through clear glass, and keep graphics to the fascia and a limited area of the window. Advertisement consent may be needed for illuminated signs, which your sign maker or agent can confirm.
What kind of commercial centre is Sidcup in planning terms?
A District Centre, with a Local Centre at the station. The Bexley Local Plan names Bexleyheath as the Major Centre and Sidcup and Welling among its District Centres, and designates Sidcup Station as a new Local Centre. That status brings policies that protect ground floor town centre uses, which your agent checks before you sign a lease.
Can we keep trading while the fit-out goes on?
Sometimes, on a phased job. Where part of the unit can stay open, we screen the working area, keep fire exits clear and work in stages so the trading space moves as each part is finished. Where the whole floor is being rebuilt, a clean closure is usually quicker and cheaper overall than working around customers.
Does a salon or cafe in Sidcup need a grease trap?
A cafe or restaurant kitchen generally does, to keep fat out of the drains, and a salon needs basins with suitable traps rather than a grease separator. Where a rear addition is built over or within 3m of a Thames Water drain or sewer, Bexley does not allow a building notice, so the drawings need to show the drain runs early.
Who does the design for a Sidcup commercial fit-out?
You or your designer set the layout and brand finishes; we build them once the landlord has consented to the alterations under the lease. Where a unit needs structural changes, such as a new opening between two shops, a structural engineer designs them. We also flag practical issues early, such as extract routes, drainage falls for a cafe or salon, and where the incoming power and water can reach.
Does a shop fit-out in Sidcup need an accessible entrance?
Where the entrance is being altered, the new work has to meet Part M and must not leave access worse than before. A new shopfront is the moment to lose a step or widen a door. Bexley building control must be notified at least 48 hours before the controlled work starts, and we build the threshold to the approved detail.
