Chimney breast removal with gallows bracket or beam support in Radlett. Trusted, professional, 30+ years' hands-on experience.
Chimney stacks are named in Radlett's conservation area appraisal as part of what the designation exists to protect, so removing a breast here is a structural job with a heritage question attached. We appoint the engineer, support whatever stays up, and settle the consent position before a brick moves.

Because their loss is recorded as a threat. The Radlett (North) Conservation Area Appraisal lists the removal of redundant chimney stacks among the alterations that pose a threat to the special character of the area. Radlett has two conservation areas, Radlett (North) and Radlett (South), and both were designated on 20 April 1988.
Radlett (North) covers Watling Street from number 197 south to the Radlett and Bushey Reform Synagogue, plus all of Park Road, Station Road, Upper Station Road, Malt Lane and Aldenham Road. It also takes in the residential area known as The Grove to the north west, Slade Court to the south, and parts of Newlands Avenue, Watford Road, The Crosspath, Gills Hill, Scrubbitts Park Road and Barn Close. If your address is on that list, what happens above the roofline is a different conversation from what happens to the breast inside.
They are a designed feature rather than an accident of heating. In Character Zone 1, Watling Street, which is the High Street core of Radlett (North) Conservation Area, the appraisal records the prevalent chimney stacks as red brick, projecting above the roofline with chimney pots.
The original houses on Loom Lane share an Arts and Crafts influenced form of two storeys in brick and tile construction, with gables, chimneys, traditional glazing and pitched roofs. Where the stack is part of the composition, the route that keeps the elevation intact is to take the breast out at ground floor level and leave the stack in place above. That means the retained stack has to be supported, on gallows brackets bolted into sound masonry or on a small beam where the loads rule brackets out. A stack is never left standing on nothing.
In a terrace the stack sits in masonry you share, and Cobden Hill shows the arithmetic. Numbers 5 to 15 Cobden Hill are a row of six red brick cottages of one and a half storeys, with hipped tile roofs and three large decorated chimney stacks. Numbers 17 to 23 Cobden Hill are a row of six red brick and pebble dashed two storey terraced houses, with hipped tile roofs, small end gables and three large chimney stacks. Three stacks serving six houses means the brickwork you are cutting into is doing work for the property next door as well.
The Radlett (North) Conservation Area Appraisal describes Station Road and Upper Station Road as late Victorian two storey terraces in stock brick with orange brick dressings, under slate roofs with decorative orange ridge tiles. Cutting a pocket into a shared wall, or bolting brackets through it, is notifiable under the Party Wall etc. Act 1996. The notice is served by you as building owner. We flag it at survey, supply the structural detail your surveyor needs, and plan the works around the notice period.
Taking a whole stack down inside a conservation area is not automatically yours to do. Demolishing a building, or the principal part of a building, in one of Radlett's conservation areas needs planning permission from Hertsmere Borough Council before work starts. That is known as relevant demolition, and carrying it out without permission is a criminal offence. Hertsmere's conservation areas page still uses the older term conservation area consent, abolished in England on 1 October 2013. Whether a particular stack removal falls inside that depends on what is being taken down, so we put the question to the council rather than guess.
The support itself is a Building Regulations matter. Hertsmere Borough Council's planning and building control pages direct building control enquiries to Hertfordshire Building Control, a not for profit organisation contactable on 01438 879990. Removing a breast on one floor with gallows brackets accepted runs from £1,500 to £2,500, and from £2,200 to £3,250 where a steel beam is needed. Two floors runs from £3,000 to £5,000 (indicative London ranges, MyBuilder and Checkatrade, 2026).
A Radlett chimney breast job has three consent strands running at once, and we keep hold of all of them. The conservation area position is put to Hertsmere in writing, and the party wall obligation is flagged early with the structural detail your surveyor will want. The support itself is designed by the engineer we appoint and inspected by building control. Redundant flues are capped and vented rather than sealed, so nothing comes back through the new plaster later. We are fully insured and quotations are free and carry no obligation.

FAQ
Everything needed to finish the work and get it signed off. The chimney breast removal quotation for a Radlett home covers labour, materials, the structural engineer where the design requires one, the Hertsmere Borough Council building control element, and the making good afterwards. Anything genuinely uncertain at the WD7 property is flagged before we start rather than added later. GS Renovation issues it after a free WD7 survey, with no obligation in Radlett or the wider Radlett. As a rough guide, chimney breast removal in London costs roughly £1,500 to £2,500 for a single floor where gallows brackets are accepted, or £2,200 to £3,250 where a steel beam is needed, which is the more common route now that LABC has withdrawn its standard gallows detail; two floors run £3,000 to £5,000 (indicative London ranges, MyBuilder and Checkatrade, 2026). Your figure depends on the size, specification and condition of the property, which is why we survey before quoting.
The wording sits in the northern appraisal, and the two areas are assessed separately. Radlett (South) was originally designated as the Radlett (Cobden Hill/Loom Lane) Conservation Area, and its boundary was extended in 1996 to take in 5 and 7 Aldenham Avenue, 1 to 15 odd Christchurch Crescent and The Vicarage, Churchfield. Its own appraisal describes the original Loom Lane houses in terms that include their chimneys, so the same argument arises there.
It can, and that is checked before anything is cut. Where a stack is shared between attached houses, as on the Cobden Hill rows, flues serving the property next door can pass through the brickwork you are opening. A flue survey establishes which are live and which are redundant. The detail then keeps the neighbour's flue intact and its ventilation working, and the retained masonry is supported so nothing above it loses bearing.
It does not stop it, and a local list entry is not statutory listing. Hertsmere Borough Council adopted its List of Locally Important Buildings on 1 July 2008, and those buildings sit alongside the statutory listed ones in Radlett's conservation areas. There is no separate consent to apply for. What changes is the weight given to the building's character once work reaches the outside, which argues for keeping the stack and taking the breast out below.
It needs checking rather than assuming. Retrofitted gallows brackets can be undersized, bolted into soft brickwork, or fitted where the load above rules brackets out altogether. We open up, record what the stack is standing on, and have the engineer we appoint assess it. Where the support falls short the remedial design goes to building control, and the stack is propped while new support is formed. Nothing is left resting on a guess.
The hole is closed in the roof's own construction, matched as closely as the existing covering allows. That matters on Station Road and Upper Station Road, where the appraisal records slate roofs with decorative orange ridge tiles as largely intact. Salvaged slate from a less visible slope is used where new slate would read as a patch. Ridge and hip tiles are relaid, and flashings and felt made continuous so the repair is not a future leak.
