The council's internal alterations guidance lists removal of a load bearing wall and installation of a supporting RSJ as work that requires a building regulations application. Two routes are open to you. A building notice for that work carries a charge of £330.45 plus VAT, which is £396.54 including VAT, under the charges from 1 April 2026.

On the full plans route the same work carries a plan charge of £132.18 and an inspection charge of £165.23, both before VAT. Where a wall has already been taken out without approval, the council's regularisation charge for removal of a load bearing wall is £413.06 with no VAT. Choosing the route at the start costs less than regularising afterwards.

The wall you want out depends on which part of Grays the house is in
