Commercial Fit-Out Dunstable

Shop, cafe, restaurant, salon and clinic fit-outs in Dunstable, shopfront to counter under one contract, built around your opening date.

Commercial fit-out in Dunstable means customer-facing units: a shop on the High Street, a cafe or salon in Middle Row, a clinic or studio near Market Square. Central Bedfordshire records town centre vacancy at approximately 17 per cent in recent years, so a job may well start with a unit that has stood empty. We strip out, adapt the drainage and power, build counters, service areas and accessible WCs, and fit the shopfront, working to the drawings and consents your designer secures.

For Dunstable, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m² (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Dunstable: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Bringing an empty Dunstable town centre unit back into trade

An empty unit in Dunstable town centre needs checking before it needs designing. With vacancy at approximately 17 per cent in recent years, a tenant taking a lease may be the first occupier for some time. Water may have been drained down, the electrics isolated, and damp or pests left unchecked behind the old shop fittings. Your landlord's written consent to the works comes first, and as client you carry duties under the CDM Regulations. We check the shell, the supply, the drainage and the fire alarm before the layout is fixed, so the design starts from what is really there.

Central Bedfordshire has also moved to use High Street Rental Auction powers. Its Executive Committee backed them on 17 February 2026, after consulting on designated high street areas in 9 town centres until 23 November 2025. The powers allow auctions of leases on commercial units left empty for more than 365 days in a 24-month period. The designated areas are published by the council, so check whether your street is one. A lease won that way still needs a fit-out, and a short programme matters when rent starts early.

Fitting out on Dunstable High Street since the 2020 works

The High Street in Dunstable is a different place to work than it was before the A5 was de-trunked. Central Bedfordshire finished works there in 2020 that widened the pavements and improved Middle Row and Market Square. Wider pavements help shoppers, but loading still has to be planned, so we agree delivery times and a set-down point before the strip-out starts. Counters, display units and shopfront glazing arrive by lorry, and on a busy street those drops go at the start of the day with a banksman.

The longer view for the centre goes back to the Dunstable Masterplan of March 2011, which pictured retail, leisure, residential and community uses side by side. For a fit-out that mix is practical as much as strategic. A ground floor cafe may sit under flats, so sound, smell and fire separation between the unit and the homes above are part of the specification from the start. Trading neighbours on either side also need notice of the loud days and a clean frontage while they are open.

Shopfronts, signs and the Dunstable Conservation Area

A new shopfront in Dunstable that changes the building's appearance needs planning permission, and in the historic core it is judged against the conservation area. Dunstable Conservation Area, reference CA43, covers roughly 28 hectares, about 900 metres north to south and 820 metres east to west. Most illuminated signs need advertisement consent. Applications are also weighed against Central Bedfordshire's Design Guide SPD, adopted on 1 August 2023, which applicants must show they have taken into account. If the building is listed, alterations to the shopfront or the interior also need listed building consent. Your designer settles those consents, and we build the shopfront as drawn.

Money for shopfronts has been available before. Central Bedfordshire's High Street Improvement Scheme offered Dunstable businesses and landlords grants of up to 60% of the cost of renovating shop fronts, forecourts and vacant units. If a round is open, its conditions can shape the specification, the timber or metal frame, and when the work may start, so check before the design is fixed. We price the shopfront as a separate item so the grant paperwork can follow it cleanly.

Use class, food drainage and access in a Dunstable unit

The use you plan for a Dunstable unit decides the planning route and much of the fit-out. Class E covers shops, cafes, restaurants, clinics, gyms and offices, so moving between them normally needs no planning permission unless a condition says otherwise. A hot food takeaway, pub or bar is sui generis and does need permission. None of Central Bedfordshire's seven Article 4 directions covers any part of Dunstable, so no local direction alters that. Kitchen extraction and odour control still need their own consent where they change the building.

Food units bring drainage work. Dunstable town centre lies inside the Periwinkle Lane drinking water safeguard zone, classed as groundwater Source Protection Zone 2, so any drainage to ground is specified with care. Grease traps keep fats and oils out of the sewer. The Watling Street crossroads also sits inside the surface water flood extent for a 1 per cent annual chance event, which is worth considering for thresholds and floor finishes. An accessible entrance and WC under Part M, and escape routes under Part B, complete the checklist.

  • Grease traps and kitchen drainage where food is served
  • Salon, barber and beauty treatment room fit-outs
  • Internal lattice grilles and shutters designed into the shopfront

The GS Renovation Difference in Dunstable

A shop, cafe or salon loses money for every week it is shut, so the programme matters as much as the finish. We work from your designer's approved drawings, order long-lead items such as shopfront glazing, extraction and counters early, and keep inspections inside the programme. You get a written quotation after a site visit, a written sequence from strip-out to opening day, and the certificates gathered as the job runs, so the paperwork is ready when the unit opens.

FAQ

Frequently Asked Questions about Commercial Fit-Out Dunstable

How much does a shop or cafe fit-out cost in Dunstable?

Published UK guides put refurbishing a retail space at £1,500 to £3,000 per square metre and a restaurant or cafe at £2,000 to £4,500 per square metre (MyBuilder, 2026). For a Dunstable unit the biggest variables are the kitchen and extraction, the shopfront, the electrical supply and accessible WC work. The quote after the survey itemises each of them.

Does Dunstable have Article 4 directions that affect changing a shop's use?

No. Central Bedfordshire Council has seven Article 4 directions in force, and none of them covers any part of Dunstable. Moving between shop, cafe, clinic or gym uses stays within Class E and needs no planning permission unless a condition says otherwise. A takeaway, pub or bar is sui generis and does need it. Your designer or agent confirms what applies before we price.

Were there grants for shopfronts in Dunstable?

Yes. Central Bedfordshire's High Street Improvement Scheme offered Dunstable businesses and landlords grants of up to 60% of the cost of renovating shop fronts, forecourts and vacant units. Check with Central Bedfordshire whether a round is open before you commit, because grant terms can affect the specification and the timing of the work.

What are High Street Rental Auctions and could they affect a Dunstable unit?

They are powers that let Central Bedfordshire auction leases of commercial properties vacant for more than 365 days within a 24-month period. The council consulted on designated high street areas in 9 town centres and its Executive Committee decided to support their use on 17 February 2026. A tenant who wins a lease this way will usually need a quick fit-out.

Can shop fit-out work be done in the evenings next to open shops?

Only with prior approval for works outside the standard hours, which Central Bedfordshire says is granted only in exceptional circumstances. The standard hours are Monday to Friday 8am to 6pm and Saturday 8am to 1pm. We schedule the noisiest work early in the week and talk to the neighbouring traders before it starts.

Does a cafe in Dunstable town centre need a grease trap?

Usually, wherever cooking puts fats and oils into the drains, so a grease trap or separator is specified with the kitchen layout. Separately, Dunstable town centre lies inside the Periwinkle Lane drinking water safeguard zone, which the Environment Agency classes as groundwater Source Protection Zone 2, so any drainage to ground needs care. We fit it as drawn and leave room to empty it.

Is a Dunstable High Street unit at risk of flooding?

Not from rivers, but surface water is a consideration. The Flood Map for Planning places the Watling Street and Icknield Way crossroads outside Flood Zone 2 and Flood Zone 3. The same crossroads sits inside the surface water flood extent for a 1 per cent annual chance event. Raised thresholds and water-resistant floor finishes are worth discussing with your designer.

Does a small shop need an accessible toilet?

Sometimes. The answer turns on the size of the unit and whether customers use the toilet, so the designer checks it against Part M. Where one is needed, it has to have the right door width, turning space, grab rails and alarm. Retrofitting one into a narrow unit shapes the whole layout, so it is decided before the counter and storage are placed.

What does a commercial fit-out in a shop or cafe include?

Strip-out of the previous tenant's fittings, alterations the drawings call for, counters and display, a floor that suits trading, lighting and power, plumbing and drainage, fire protection and decoration. A cafe adds extraction and grease management, and a salon adds extra basins and hot water. We coordinate the registered electrician and specialist trades so one programme covers the whole unit.
