The ground under Luton is not uniform
Luton sits on Chalk bedrock, not London Clay, so the shrink and swell subsidence pattern that dominates north London is not the default assumption for foundations here. What sits above the chalk changes by area.
British Geological Survey mapping puts Anglian glaciofluvial sand and gravel at Marsh Farm, Hockwell Ring, the Barton Road area, Napier Park and part of the town centre. Unapproved work and unsafe structures
