An open plan conversion is one or more structural openings, formed in an order that keeps the building standing and the finishes intact. We survey, appoint a structural engineer, form the openings to their calculations, and coordinate the building control application and inspections. We do not produce those calculations ourselves. In a solid brick terrace the beam bears close to the party walls, which brings the Party Wall etc. Act 1996 into the programme and adds notice periods before work can begin. We identify that at the survey, so the notice period runs alongside the design rather than after it.
Open plan work is a sequencing problem. One badly ordered opening means propping a house twice and making good twice, so we set the order at the survey and hold to it. Movement is controlled by how the propping is set and how the beam is loaded, which is why the sequence matters more than speed. The council's appraisal records brickwork in the Old Town conservation area as almost invariably in Flemish bond, a bond used in solid walls rather than cavity walls. The houses at Malthouse Square are recorded as mellow brown stock brick in stretcher bond. We set the support for the wall you have, once it is opened up.
It becomes part of the load the new beam carries, so it is measured and included in the calculations rather than ignored. An upstairs partition sitting over a ground floor wall can also be carrying the floor above it. In a house with an attic storey over a single ground floor, as at Malthouse Square, that upper wall may be holding the attic floor. We open up above as well as below, so the engineer has the whole load path.
