Maidenhead's 1970s houses open up differently from its Victorian ones

The Maidenhead design code records a second vernacular in the Town periphery and Oaken Grove character areas: simple 1970s architecture with low pitched and flat roofs, picture windows and use of red and yellow brick. A low pitched or flat roof changes what an internal wall is carrying, and it changes the depth available for a beam inside the ceiling zone.

The code describes the Oaken Grove character area as two storey semi detached houses on regular plots with short front gardens and larger rear gardens. It records light and dark sand faced brick, with coloured render, white timber weatherboard and dark timber tile hanging used on second storeys. Where the rear of that plan is opened up, the beam and its bearings are designed for the storey above, not just for the opening.

The Maidenhead design code describes the Boyn Hill to Rutland Road suburb as short terraces with short front gardens built of orange red brick under slate roofs, and records Boyn Valley Road as yellow London stock brick with decorative stucco to door and window casings. In a house of that plan, the ground floor wall and the breast in line with it are one structural question.

Taking both out means the beam has to carry the stack above as well as the floor and the wall over it. That is a different calculation from a simple opening, and it belongs to the engineer. We expose the breast and the head of the wall before pricing, so the beam that gets ordered is the beam that was designed.

The council's recommended building control inspection stages include an inspection of steel beams and columns before encasing, with one day's notice required to book it. In an open plan job the pull is to run ahead with the ceiling, because the finish is the part you can see. The beam has to be seen first, with its bearings and padstones visible.
