The kitchen at the back is the weak point, and a load-bearing wall decides it
The original plan puts a small kitchen in a separate room at the rear, cut off from the garden and the rest of your household. Opening it into the adjoining reception room, or building beyond it, changes daily use most and is the commonest request on these streets.
That wall generally carries the floor above, so the job is load-bearing wall removal, not demolition. The engineer sizes a beam for the load actually present, bearings are formed in sound masonry each side, and pipework or wiring inside the wall is traced and diverted before anything comes down.
Extending to the side of a semi starts at the garage foundations
Semi detached houses here usually have a gap to one boundary, the second opportunity after the rear. A house extension job to the side widens the plan where it is narrowest and can take in a garage, though the garage was built lighter on shallower foundations and is rarely adequate as it stands.
Building close to the boundary means excavating near the neighbour's structure, which usually engages the Party Wall etc. Act even where nothing touches their wall. Notice is served by the owner having the work done, the build follows the award, and GS Renovation does not act as the surveyor under it.
Approvals and the programme run ahead of the steel
Building regulations approval applies to structural openings, extensions, rewiring, drainage and anything affecting escape, whether or not planning permission is also needed. The engineer's calculations are submitted, and the inspector attends where the structure is exposed, including before a beam is boxed in.
Those approvals and any planning decision keep their own timetables, not yours, so they start when the scope is agreed rather than when the trades are ready. For an RSJ installation the steel also has to be designed, ordered and fabricated. A programme built on site work alone will slip.
