Kitchen Extensions Barking and Dagenham

Rear, side return and wraparound kitchen extensions in Barking and Dagenham, the room, the services and the kitchen built as one job.

In Barking and Dagenham a kitchen extension is, in practice, a question about terraces. 55% of the borough's homes are terraced houses and only 8% are semi-detached or detached, so the usual brief is a single storey room across the back of a narrow house, opened into the old kitchen and dining room. The council's own extension guidance sets the depth, the height and how much garden you keep, and we build the shell, the drainage, the steel and the new kitchen as one job.

In Barking and Dagenham, a rear kitchen extension of about 30 square metres typically costs £45,000 to £97,500 excluding VAT, or £60,000 to £100,000 for a side return (indicative London ranges, Resi, MyBuilder and Checkatrade, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Barking and Dagenham: the structural engineer we appoint designs the foundations and steel, we build the room and fit the kitchen, and a registered electrician certifies the electrics.

How deep a Barking and Dagenham rear kitchen extension can go

The starting depth is 3.65 metres. The council's Residential Extensions and Alterations SPD says a single storey rear extension to a terraced or semi-detached house should not normally exceed 3.65 metres from the original rear wall. On a narrow Barking and Dagenham terrace that depth has to hold the units, the circulation and the table, so settle the kitchen plan, including where the sink and hob sit against the new back wall, before the drawings go in.

The same SPD says an extension should not normally cover more than 50% of your garden space. On a short garden that second test can bite before the depth limit does, so we measure the garden with you at the first visit. Where you also want a conservatory, the SPD allows a maximum depth of 6 metres from the original rear wall, which is the figure your designer works back from.

Housing in Barking and Dagenham

By the valuation list's count, Barking and Dagenham holds about 81,800 homes, 64% houses and 36% flats; by age, 4% were built before 1919, 50% between the wars and 46% since 1945. 55% of homes here are terraced; a terrace kitchen extension in Barking and Dagenham starts in a narrow side return.

Roof height, eaves and roof lights on a Barking and Dagenham extension

The roof is capped by the SPD as well as by the depth. For a pitched roof it asks for eaves no higher than 3 metres and a total height of no more than 4 metres, and it counts a parapet wall towards that height. In Barking and Dagenham that shapes the kitchen inside: a low eave above the back wall of units, and height gathered towards the house where the roof lights sit.

A flat roof with a lantern keeps the parapet low and puts daylight over the island. A pitched roof with roof windows can match a neighbouring extension that already has one. Either way the SPD says a roof terrace or balcony on top of a rear extension will not be acceptable if it overlooks the neighbours. Plan the roof as a roof and not as a future deck, with a hatch or ladder point only for cleaning the glass.

Permitted development, flats and the Becontree corner houses

Some Barking and Dagenham houses can build a modest rear kitchen without a planning application. National permitted development allows a single storey rear extension of up to three metres beyond the original rear wall of a house that is not detached, or four metres for a detached house. Those rules apply to houses only, so a flat or maisonette owner needs planning permission for any extension, whatever its size, and the drawings are judged on their merits.

On the Becontree Estate the rules are changing. On 11 November 2025 the council's Cabinet approved two Article 4 directions for the estate, one removing permitted development rights for side and roof alterations on corner blocks. Both will be introduced in November 2026 as non-immediate directions. If your house sits on a corner and the plan wraps the kitchen round the side, have your designer check which rules apply on the date the work will start.

Drains, steel and the kitchen fit-out in one Barking and Dagenham programme

The drain run decides a lot of the early programme. A building notice cannot be used in Barking and Dagenham for buildings within three metres of a public sewer, and on a terrace the shared run often crosses the back garden. If yours does, the job goes through full plans, and the build-over arrangement with the water company needs to be settled before we dig the footings, which can take longer than the building control check itself.

Opening the back of the house into the new room means a steel beam, sized by the structural engineer we appoint, with the old wall propped and taken out once the new room is weathertight where possible. We then run the kitchen straight on: first fix plumbing and wiring, plaster, floor, units, worktop template and final fix. One trade sequence avoids a gap between the builder leaving and the kitchen fitter arriving.

Why Barking and Dagenham Homeowners Choose GS Renovation

A kitchen extension here mixes two trades that are often bought separately: the building work and the kitchen itself. We quote both after a visit, in writing, so the extension is shaped around where the sink, the hob and the island will go. The structural engineer we appoint designs the steel, a registered electrician certifies the new circuits, and we build to the drawings your designer has had approved. You deal with one team from the footings to the last cupboard handle.

FAQ

Frequently Asked Questions about Kitchen Extensions Barking and Dagenham

What drives the cost of kitchen extensions in a Barking and Dagenham home?

What sits behind the walls moves the price of kitchen extensions in Barking and Dagenham far more than the address does, within £45,000 to £97,500 excluding VAT for a rear kitchen extension of about 30 square metres (indicative). In practice where the drain runs under the Barking and Dagenham garden decides both the footprint and where the new sink can go, and that is only settled at the IG11 survey. Older Barking and Dagenham stock adds making good and awkward access adds labour, so both are itemised. Ring 07472 424 226 before comparing figures.

How deep can a kitchen extension on a Barking and Dagenham terrace be?

The council's SPD says a single storey rear extension to a terraced or semi-detached house should not normally exceed 3.65 metres from the original rear wall. It also asks that an extension does not normally cover more than 50% of the garden. Your designer can argue for more on a particular plot, but those two figures are the baseline the drawings are judged against.

Can a Barking and Dagenham flat owner add a kitchen extension without planning permission?

No. Householder permitted development rules for extensions apply to houses only and not to flats and maisonettes, so any extension to a flat needs a planning application. On a ground floor flat you will normally need the freeholder's consent under the lease as well, and the upstairs owner will be living above the building work, so agree access and hours early.

How high can the roof of a kitchen extension be in Barking and Dagenham?

For a pitched roof the council's SPD asks for eaves no higher than 3 metres and a total height of no more than 4 metres. A parapet wall counts towards the height, so a raised edge is not free. For a flat roof, ask your designer to confirm the limit the council applies. The roof lights or lantern are then placed to bring light into the deepest part of the new kitchen.

Can the flat roof of the extension become a terrace?

Only where nobody is overlooked. The council's SPD says roof terraces and balconies on top of rear extensions will not be acceptable if they result in overlooking of neighbouring properties. On a terrace with gardens side by side that is hard to avoid, so plan for a roof with access only for maintenance.

Does the Becontree Estate change what a Barking and Dagenham kitchen extension needs?

It can, particularly on corner houses. The council's Cabinet approved an Article 4 direction on 11 November 2025 that removes permitted development rights for side and roof alterations on corner blocks within the estate, to be introduced in November 2026. A rear kitchen that stays behind the house is less affected than one that wraps round the side, so check the plan against the date you expect to start.

What if a public sewer runs under the garden in Barking and Dagenham?

Then the building notice route is closed. Barking and Dagenham does not accept a building notice for buildings within three metres of a public sewer, so the extension goes through a full plans application instead. The water company's build-over agreement also has to be in place before the footings are dug, and we plan the start date around both.

Can we add a conservatory beyond the kitchen extension as well?

The SPD has a figure for that case. Where a conservatory is added as well as an extension, it allows a maximum depth of 6 metres from the original rear wall. The garden test still applies, so on a shorter plot the combined depth is usually set by how much garden you would keep rather than by the 6 metre cap.

Do you fit the kitchen yourselves once the extension is built?

Yes. We run the kitchen in the same programme as the extension, so the first fix pipes and cables go in while the walls are open and the units follow the plaster and floor. You choose the kitchen and we plan the build around it, which avoids moving a waste pipe or a socket after the room is finished.
