They were designated at different times. Maidenhead Town Centre was designated in February 1978 and amended in October 1995, with its current appraisal adopted in July 2016. Altwood Road was first designated on 23 January 1995, its appraisal endorsed by Cabinet on 22 May 2008. Pinkneys Green was first designated on 13 June 1994. Maidenhead Riverside replaced Boulters Lock, designated July 1969 and amended September 1989, and Maidenhead Bridge and Guard's Club Island, designated September 1989.

It is clay, and it matters wherever the work reaches foundations. The council's Pinkneys Green appraisal records the area as formed on the Reading Clay Beds, the material that gave the settlement its brick and tile manufacture. British Geological Survey mapping shows Lambeth Group, which includes the Reading Formation, at the Lee Lane and Pinkneys Drive end of the area. Clay of that kind shrinks and swells, so tree removal and seasonal movement are engineer's questions.
Yes. The Maidenhead design code records the York Stream running through the town centre, crossed by Chapel Arches and now mainly concealed. It also records the historic core as built on chalk bedrock in a flat valley, partly within the flood zone of the Thames. A concealed watercourse near a foundation is a survey question rather than an assumption, so where the work goes below floor level we record what is found for the engineer.
No, they are separate designations. The council's Maidenhead Town Centre appraisal records that the listed buildings inside that conservation area are all grade II, which shows the two overlapping without being the same thing. The Maidenhead Neighbourhood Plan adds a local list of 40 non designated heritage assets compiled in 2025, so a house can be recorded there without being listed at all. We check all three before external work is drawn.
