A whole house renovation runs several trades against one programme, and the structural work has to happen in the right order or it gets done twice. We survey, appoint a structural engineer where the job needs one, coordinate the building control application and the inspections, and run the trades to a written programme. One council handles both the planning side and the building control side

The local planning authority and building control authority for Windsor is the Royal Borough of Windsor and Maidenhead, based at the Town Hall, St Ives Road, Maidenhead SL6 1RF. On a full renovation that helps, because the planning question and the regulations question sit with the same body. They remain two separate applications, and we tell you which parts of your scope fall into each before work starts.

Not every charge is a published figure. Underpinning is listed as category C1 in the council's domestic alterations charges, and every charge for it is individually determined rather than fixed. If a renovation turns up movement that needs underpinning, the council's fee for that work is quoted case by case. We raise it at survey as a possibility rather than mid programme as a surprise.

Repainting the front of a town centre house is a planning matter here

An Article 4 Direction was imposed on Windsor Town Centre in 1972 and requires planning approval for the exterior painting of buildings within the defined area. That catches the end of a refurbishment rather than the start of one, which is why it is worth checking first. Windsor Town Centre Conservation Area itself was designated in December 1969 and was one of the first conservation areas designated by the Royal Borough.

The designation has been divided since. Inner Windsor Conservation Area and Trinity Place and Clarence Crescent Conservation Area were both designated as independent conservation areas on 10 September 1990, having previously formed part of Windsor Town Centre Conservation Area. The council divides the town centre area into six character areas and publishes a separate map for each: Castle and Royal Mews, Historic Core and High Street, Sheet Street and Park Street, Retail Core, Bachelors Acre, and Riverside. The appraisals and character area maps were published on the council website in June 2024, with the town centre appraisal issued in six parts.

What the walls are made of decides how they are repaired

The council's Inner Windsor appraisal identifies the recurring wall materials as red brick and London stock brick, with stucco and, on early nineteenth century homes, lime render. Lime render and modern cement do not behave the same way, and a wall built to breathe is repaired differently from one that was not. We establish the build up before the specification is fixed rather than after the scaffold is up.

The pattern differs by area. The cottages at Gardner Cottages are built of London stock brick with red brick string courses and front door lintels, and decorative brick panels on the larger cottages. On Bolton Avenue and Bolton Crescent, red brick, render and red clay tiled roofs predominate, where the mix of houses spans Victorian and Edwardian, 1930s, post war and late twentieth century periods. A specification that suits one of those does not automatically suit another.

Flood history belongs in a Windsor renovation specification

The Royal Borough experienced major River Thames floods in 1894, 1947 and 2014, with less severe floods in 1954, 1959, 1974, 1981, 1990, 2000, 2003, 2007, 2012 and the winter of 2013 to 2014. The Environment Agency Flood Map for. Planning indicates that 26 per cent of the Royal Borough is at risk of flooding in an event with an annual probability of 0.1 per cent. That covers approximately 13,289 residential and 1,890 commercial properties.

The defences and the topography both matter. The Jubilee River was constructed between 1999 and 2002 as part of the Maidenhead, Windsor and Eton Flood Alleviation Scheme, and first operated in January 2003. The council's own appraisal describes the medieval core of the town centre as sitting on a prominent chalk outcrop directly south of the River Thames, overlooking an open, flat floodplain. Where your property sits relative to that outcrop is worth knowing before you specify floor build ups, plaster and sockets at low level.
