What Luton Borough Council charges to sign off a steel beam
Installation of up to two steel beams has its own fee code. From 1 April 2026, Luton Borough Council charges £645 for that work under a full plans combined payment. The same beams cost £810 under a building notice.
Applying after the fact costs more. A regularisation or reversion application for the same steelwork is £1,215. The route is therefore worth settling before the wall is opened, and we raise it at quotation stage.
Notice before the steel goes in
Building control needs telling before work starts, not after. Luton asks for the start on site form back by email, and at least two days must elapse after the end of the day the notice of intention was given.
On the council's load bearing wall removal schedule, stage 1 commencement carries a minimum of two days notice and may be combined with stage 2, the inspection of structural works. Combining them takes a visit out of the programme when the opening and the beam follow each other closely.
How old the walls are varies by area
Luton's single largest age band is 1955 to 1964, with 14,590 dwellings, followed by 1930 to 1939 with 13,090. In the Bury Park area, 2,020 of 3,550 dwellings, 56.9 per cent, were built before 1919.
Age tells you what to check, not what is there. The engineer surveys the wall, and the bearing detail, the padstone and any temporary support are designed from what is found once the plaster comes off.
