Renovations in Uxbridge

Uxbridge splits neatly in two for the purposes of building work. There are the 1930s semis in the residential roads away from the centre, cavity built, hipped and laid out to a plan repeated thousands of times across west London. Then there are the newer apartments around Uxbridge High Street and the station, leasehold, framed, and run by a management company with rules about lifts, hours and deliveries. Opening up the two receptions in a 1930s semi

The interwar plan puts a front room and a back room either side of a central spine, with the stairs rising off a small hall and a chimney breast eating into one or both rooms. Joining the two is the most requested job we see in these streets, and it is rarely as simple as the plan suggests, because that spine typically carries the first floor joists and sometimes a stack above. The structural engineer we appoint works out exactly what is being supported, sizes the beam and specifies the bearings. We prop, cut in stages and build to that design.

Two details decide whether the result is trouble free. First, the beam has to sit on masonry that will take it, which means exposing the bearing points and, where the brickwork is poor, needling through to sound work before the opening is cut. Second, where an opening reaches an external cavity wall, the cavity has to be closed and protected so water cannot track across to the inner leaf. Building control applications and inspections are coordinated with Hillingdon Council, and the completion paperwork is handed over rather than left for you to request afterwards.

Town centre apartments and rental refurbishments

Renovating a flat near the High Street means working to somebody else's rules. Expect a booked service lift with a stated size limit, restricted delivery windows, a ban on weekend noise, a deposit held by the managing agent and a waste route that avoids the residential entrance. A freeholder's licence to alter comes before design work, and permitted development rights do not apply to flats at all. Most internal walls in a framed building carry nothing, but we confirm that against the block's own structural drawings, or have an engineer inspect, rather than taking it on trust.

The rental refurbishments we do around Brunel run to a different rhythm again. Work has to fit between tenancies, which means a fixed and genuinely immovable end date, so the programme is built backwards from handover and materials are ordered before the previous tenants leave. Typical scope is a rewire or consumer unit upgrade, new kitchen and bathroom, replaster and full redecoration, with fire doors and alarms brought up to standard. Electrical work is notifiable under Part P, and we handle that certification as part of the package rather than as an extra.
