Commercial Fit-Out Uxbridge

Shop, cafe, restaurant, salon and clinic fit-outs in Uxbridge, shopfront to counter under one contract, built around your opening date.

Commercial fit-out in Uxbridge centres on the High Street and the streets around the station, because Hillingdon's town centre hierarchy is anchored by the Metropolitan Centre of Uxbridge. The work is in units that open onto the street: shops, cafes, restaurants, salons, clinics and small gym studios. We strip the unit back, build the counters, service areas, floors and lighting, run drainage and extraction, and fit the shopfront to the approved drawings, working around the neighbours who keep trading beside you.

For Uxbridge, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Uxbridge: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Fitting out a customer-facing unit in the Uxbridge Metropolitan Centre

A unit in central Uxbridge sits in the top tier of Hillingdon's centres. The London Plan town centre network ranks larger centres as International, Metropolitan, Major and District, and Uxbridge is the borough's Metropolitan Centre. In practice that means busy pavements, loading limits and neighbours trading beside you, so deliveries, skips and noisy work need planning before the shell is handed over. A quiet side street unit and a prime frontage can need very different logistics.

The fit-out itself follows a clear order. We strip out the previous tenant's finishes, check the landlord's services and the fire compartment lines, then build the partitions, ceilings and service runs. Lighting, power, ventilation and drainage go in before the trading floor finish, the counters and the display. Where your Uxbridge lease sets a fitting out period or needs landlord approval of drawings, we build our programme around those dates, because rent often starts on a fixed day whether the unit is open or not.

Shopfronts, shutters and security in Uxbridge

The shopfront is where Hillingdon's design rules bite hardest. Policy DMHB 13 says external security grilles will not normally be permitted unless they are of good quality design, and the borough's shopfront design guidance says roller shutters are not acceptable in conservation areas or on historic buildings. On a unit in the Old Uxbridge/Windsor Street conservation area, plan for internal security measures from the start, and allow time for design review of the frontage.

Internal lattice grilles and laminated glass are the usual alternatives to an external shutter, so check them with your insurer early. A shopfront change that materially alters the look of the building needs planning permission, so the fascia, stall riser and door are drawn first and priced once approved. On a listed building, listed building consent covers works inside as well as out. In a conservation area an illuminated sign needs express advertisement consent, and we fix one only when the consent for the Uxbridge unit covers it.

Use class, extraction and ground floor rules for Uxbridge units

Check the use before you sign. Shops, cafes, restaurants, clinics, gyms and offices all sit in Class E, so moving between them needs no planning permission unless a condition restricts the unit. A hot food takeaway, a pub or a bar is sui generis, so changing a unit to one of those needs an application. In Uxbridge, Hillingdon Policy DMTC 1 does not support residential use of ground floor premises in primary and secondary shopping areas and designated parades, which keeps street-level units commercial.

Cooking brings the biggest extra work. A cafe or restaurant with a hot kitchen needs a canopy, ductwork and odour control, and an extraction flue that runs up the outside of the building usually needs planning permission of its own. The route matters in an Uxbridge parade with flats above, because the duct has to clear their windows. We fit the extract system to the approved design and leave space for the carbon filters and service access.

Access, drainage and trading neighbours on an Uxbridge fit-out

Customer premises carry building regulation duties a house does not. Part M applies to the parts you alter and must not leave access worse than before. Where customer toilets are provided or the entrance is reworked, they are built to Approved Document M. Part B covers escape routes and fire separation from the flats above, which often means upgrading the ceiling of the unit. Where food is served, the drainage takes a grease trap or separator so fat does not block the shared sewer, and that fixes where the kitchen sink goes.

Programme is the other half. Next to units that keep trading, the loud stages of an Uxbridge fit-out go early in the day, inside Hillingdon's hours for work audible at the site boundary, and away from the busiest trading times. Deliveries are timed to the street's loading rules, and neighbours above are told when the noisy days fall. The landlord's consent to the works, and your client duties under the CDM Regulations, are settled before strip out starts.

FAQ

Frequently Asked Questions about Commercial Fit-Out Uxbridge

What should I budget to fit out a unit in Uxbridge?

Start from the UK guide of £1,500 to £3,000 per square metre for a retail refurbishment, or £2,000 to £4,500 for a restaurant or cafe (MyBuilder, 2026), and add for London prices. Consent fees, the landlord's costs and equipment such as ovens and tills sit outside the building work. A Uxbridge quote follows a survey of the unit and your layout.

Can a roller shutter go on a shop in Uxbridge?

Not in a conservation area or on a historic building. Hillingdon's shopfront design guidance says roller shutters are not acceptable there, and Policy DMHB 13 says external security grilles will not normally be permitted unless of good quality design. Elsewhere an external shutter generally needs planning permission and is judged on design. An internal lattice grille behind the glass is the usual alternative.

Can a ground floor shop on Uxbridge High Street become a flat?

Unlikely, if the unit is in a primary or secondary shopping area or a designated parade. Hillingdon Policy DMTC 1 does not support residential use of ground floor premises there. So plan a street-level High Street unit as a trading space for the long term, and put the investment into the counter, the display and the shopfront.

Can a unit near Brunel University London be fitted out as a cafe or clinic?

Usually, yes. Shops, cafes, clinics and offices all sit in Class E, so moving between them is not a change of use unless a planning condition restricts the unit. A cafe brings extraction, grease management and customer toilets into the scope, while a clinic needs treatment rooms, clinical hand wash basins and finishes that can be cleaned easily.

Does a hot food takeaway in Uxbridge need planning permission?

Yes. A hot food takeaway is sui generis, outside Class E, so turning a shop or cafe into one needs planning permission, and the application normally covers the extraction and odour control as well. Your designer or agent prepares it. We build the kitchen, the canopy and the ductwork once the consent and its conditions are in hand.

What does a shop fit-out involve behind the counter?

The bulk of the work sits in what customers never see. Ventilation and extraction for food units, drainage for sinks and toilets, fire detection and emergency lighting, and separate metering all go in before the finishes. We map these runs against the landlord's services at the start, so ceilings and bulkheads are built once and not opened up again.

Can shop fit-out work in Uxbridge carry on over a Sunday?

Not the noisy parts. Hillingdon does not permit building work audible at the site boundary on Sundays, public or bank holidays, so breaking out floors, cutting and drilling wait for the weekday and Saturday morning window. Quiet jobs inside a closed unit are a question for the landlord. We sequence the loud stages first so the finishing trades can work more freely.

Can Hillingdon Article 4 Directions affect the building above an Uxbridge shop?

They can. Hillingdon has an Article 4 Direction covering the Class ZA, AA and AB permitted development rights under Part 20 of Schedule 2 of the GPDO. These cover demolishing a building and rebuilding it as homes, and adding new homes on top of commercial and mixed use buildings. A landlord planning homes above an Uxbridge shop should check whether the direction covers the building before the unit below is designed.

Does a cafe in Uxbridge need a grease trap?

A unit that cooks or washes greasy pans should have one. Fat poured down a sink sets in the drain and blocks the shared sewer, and water companies can act against the business responsible. A grease trap or separator under or near the sink catches it, and it needs space for emptying. We place it when the kitchen drainage is designed, before the floor goes down.
