Office Fit-Out Brixton

Office fit-outs for small and medium office suites in Brixton, partitions, ceilings, lighting and small power for your office, with the IT and specialist trades coordinated.

Office fit-out in Brixton means working inside a busy town centre. Lambeth names Brixton as one of its two Major Centres, and the office space to expect is upper floors above shops, studios and small workspaces near Brixton station. A business taking one of those spaces needs it stripped, partitioned, lit, powered and finished to suit its team. We build the Cat A or Cat B work to your layout and your landlord's licence, and programme it around the building's other occupiers.

For Brixton, the construction part of an office fit-out is published at £70 to £120 per sq ft as a UK guide, and an all-in London office fit-out at £148 to £359 per sq ft (Oktra and Cushman and Wakefield, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Brixton: we build the office partitions, ceilings, lighting and finishes as one contract and coordinate the IT supplier and specialist trades around them.

The office space Brixton actually has

Brixton is one of the two Major Centres in the Lambeth Local Plan, with Streatham, and Lambeth Policy ED1 supports large offices of 1,000m2 or more in the Brixton and Streatham major town centres. That policy is aimed at landlords and developers of big floors, not at a tenant fitting out a suite. For you it is context: the plan backs office use in central Brixton, so a fit-out for a studio, practice or small team there sits with the policy rather than against it.

On the ground, the space is modest. Think of a first floor suite above a shop reached by a side door, a converted studio in the Brixton Creative Enterprise Zone, or a small professional office for an accountant, a lettings firm or a design practice. These spaces can be narrow, with one staircase, older windows and a single electrical supply shared with the unit below. The fit-out has to work with those limits, and we survey them before we draw up a price.

Cat A, Cat B and the landlord's licence in Brixton

Cat A and Cat B are simply two stages of the same Brixton office. Cat A is the landlord's base finish: ceilings, lighting, heating and cooling, raised or finished floors, toilets and a clean shell ready to occupy. Cat B is your layout on top of it: partitions and glazed meeting rooms, a tea point or kitchenette, extra small power, signage inside and decoration. In an older upper floor there is often no real Cat A, so we price the base works and your fit-out together and show the split.

Nothing starts without the landlord's licence for alterations, which usually asks for drawings, a method statement and the programme. Data cabling is run by your IT supplier, and we coordinate the containment, floor boxes and ceiling routes with them so the cables go in before the ceiling closes. Keep a copy of the licence and the as-built drawings. At the end of the lease they decide what counts as dilapidations and what has to be taken out again.

Building regulations for a Brixton office fit-out

Lambeth building control says building works to commercial properties require a full plans application, ideally sent at least five weeks before work starts. For a Brixton office that covers new partitions that change escape routes, new WCs or showers, and new or replacement fixed lighting and heating. Book that time into your lease negotiation, so a rent-free period is not spent waiting for approval, and allow for questions about the escape stair coming back before approval.

The regulations that bite in an office are Part B for fire and means of escape, Part M for access and toilets, and Part L for lighting and services efficiency. In a narrow upper floor, the escape route through the shared stair often decides where the meeting rooms can go. As a business client you also carry duties of your own under the CDM Regulations, such as allowing enough time and passing on what you know about the building. We build to the approved plans and keep inspection points open.

Class MA and the future of Brixton office floors

Class MA may not be open to a landlord of a unit in central Brixton. Class MA of the General Permitted Development Order lets a building change from Class E commercial use to Class C3 homes, but Lambeth's Modified Direction 3 withdraws that right in town centre locations including selected parts of the Brixton Creative Enterprise Zone. Lambeth's three Modified Article 4 Directions came into force on 28 October 2022, so check the current direction map for your unit before relying on any older advice.

For an office tenant this is background rather than a task. The London Plan asks boroughs to use targeted directions like these to sustain town centres, so a floor covered by one is more likely to stay in business use. It matters to you mainly if you are buying the freehold, or weighing a long lease against a landlord who might want the floor back for homes. Your fit-out itself is unchanged by it, and we build it the same way.

Why Choose GS Renovation in Brixton

An office fit-out has a moving date and a business waiting to use the space. We give you a written programme that works back from that date, show the landlord what we will do before we do it, and coordinate with your IT supplier so cabling and ceilings meet in the right order. The founder, with more than thirty years of hands-on building, walks the floor before pricing, so the quote reflects the stair, the supply and the escape route. One team carries the job from strip-out to handover.

FAQ

Frequently Asked Questions about Office Fit-Out Brixton

Why do office fit-out quotes in Brixton vary so much?

Because the scope differs. One quote covers only partitions and ceilings; another includes fire alarm changes, lighting, data containment, the tea point and out-of-hours working. Published guides give £70 to £120 per square foot for the construction element (Oktra, 2026). Compare quotes against the same written scope.

Can a Brixton office fit-out go ahead without a full plans application?

Not where Lambeth is the building control body and the work is controlled. Lambeth building control says building works to commercial properties require a full plans application, ideally sent at least five weeks before work starts. A redecoration or new carpet needs none. New partitions, WCs, escape changes or lighting do. Send the application as soon as the layout is agreed, because approval sets the real start date.

Is office use supported in central Brixton?

Yes. Lambeth Policy ED1 supports large offices of 1,000m2 or more in the Brixton and Streatham major town centres, as well as the Central Activities Zone and two Opportunity Areas. For a tenant taking an existing office floor, planning is rarely the obstacle. The lease, the landlord's licence for alterations and building control approval are the consents that set your start date.

Could the landlord turn a Brixton office floor into flats without planning permission?

Not where Lambeth's Modified Direction 3 applies, which includes selected parts of the Brixton Creative Enterprise Zone. There, a change from commercial use to homes needs a full planning application. Outside the direction, Class MA still needs prior approval, including a check that every habitable room gets adequate natural light. If that matters to your lease, ask your solicitor to check the address.

What is the difference between a Cat A and a Cat B office fit-out?

Cat A is the landlord's finished shell and Cat B is the tenant's layout on top. Cat A covers ceilings, lighting, heating and cooling, floors and toilets. Cat B adds partitions, meeting rooms, a tea point, extra power, signage and decoration. Some leases hand over a Cat A space, while older buildings may have neither, in which case both stages are priced as one job.

Can noisy office fit-out work in Brixton run in the evening?

Not the noisy parts. Lambeth allows construction work Monday to Friday 8.00am to 6.00pm and Saturday 8.00am to 1.00pm, with none on Sundays or bank holidays. In an occupied building we agree with the landlord which quiet tasks, such as ceiling tiles, cable pulls or decoration, can run after hours, and keep drilling and cutting inside the permitted times.

What happens to the fit-out at the end of the lease?

The lease decides whether it stays or goes. Many leases require reinstatement, which means taking out your partitions, cabling and kitchen and returning the space to the condition in the licence drawings. The landlord's surveyor then serves a schedule of dilapidations. Keep the licence, the drawings and the certificates from the fit-out, because they are the evidence of what was there before you arrived.

Does a small office fit-out come under the CDM Regulations?

Yes. The CDM Regulations apply to all construction work, and a business commissioning a fit-out is a commercial client with duties of its own. Those include allowing enough time, providing information about the building such as an asbestos survey, and making sure the contractor is suitable. Where there is more than one contractor, a principal designer and principal contractor must be appointed in writing.

Why does Lambeth consult the fire authority on a Brixton office layout?

Because the layout changes how people escape. Lambeth uses commercial full plans to consult other authorities in the borough, such as the fire and water authorities. For an upper-floor office in Brixton, the fire authority looks at the escape stair, the travel distances and the alarm. Their comments can change door positions or glazing, so the application goes in early.
