The beam or the brackets go in next, bolted into sound masonry, and building control sees them before they disappear behind plasterboard. The flue above is capped and ventilated, which stops condensation forming in a sealed stack and staining the ceiling months later. Saving the bricks and the surround
Not everything coming out of a Brixton breast belongs in a skip. The yellow London stocks behind the plaster are usually sound, and homeowners often keep enough of them to repair a garden wall, build a raised bed or patch the rear elevation with brick that actually matches. A cast iron insert, a slate or marble surround, or the original overmantel from a converted villa near Windrush Square all have real value, and any of them can come out intact if that is the intention from the outset.
Tell us at survey, because salvage changes the method. Freeing a surround without cracking it, and cleaning bricks rather than crushing them, is slower and deliberate work, so it belongs in the plan rather than being decided on the morning. Some owners keep a surround for a stove they intend to fit in another room later, others sell through a reclamation yard. Whatever is genuinely spent goes off site with a licensed carrier, and we set the salvage aside somewhere dry before the dust starts.
