Kitchen Renovation Epsom

Bespoke kitchen design and installation in Epsom, one team for the strip-out, the services and the fit.

A kitchen renovation is several trades working in one room, and the value is in the order they arrive. We carry the structure, the drainage, the electrics, the plastering and the fitting as one job, with one point of contact. Where the kitchen is going into a rear extension, Epsom and Ewell's householder guidance sets the depth the room has to fit inside.

For Epsom, on London-derived ranges a kitchen renovation typically costs £18,000 to £60,000 or more from design to fitting; Surrey work generally runs below that. GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Epsom: we carry the strip-out, services and fit as one contract, with the electrics certified by a registered electrician.

A kitchen extension in Epsom has a published depth limit

3.25 metres on a semi detached or terraced house. Epsom and Ewell's Householder Applications Design Guidance sets that as the maximum projection for a single storey rear extension onto that kind of house, to protect the outlook and daylighting of the adjoining property. A kitchen drawn for four metres of depth is a kitchen that has to be drawn again.

It is better to design the room to the number than to the wish list. That depth decides the run of units, whether an island fits and where the beam sits over the opening back into the house. We set it out at the survey, with the structural engineer appointed before the layout is fixed rather than after.

Housing in Epsom

Take the 16,290 or so homes the valuation list gives Epsom: 35% flats, 65% houses, 15% from before 1919, 23% interwar and 60% post-war. The flank wall of a semi in Epsom gives a kitchen extract and a moved sink the shortest route outside, and 22% of homes here are semi-detached.

Kitchens in the newer housing at Horton and Manor Park

That part of Epsom is 21st century stock. In the Horton and Manor Park area, Valuation Office Agency figures for 31 March 2025 record 780 of 4,280 dwellings with a known build period as built between 2000 and 2008, reflecting the redevelopment of the former hospital sites.

Newer construction changes the job rather than simplifying it. Services are routed and boxed differently, floor build ups differ, and in a converted or purpose built block the waste run and the ventilation route are set by the building rather than by the kitchen plan. We survey what is there before units are ordered, and we say plainly where a layout will not work.

Where a new kitchen waste run has to end up

At a connection Thames Water is responsible for, or at one you are. Thames Water is the sewerage undertaker for Epsom and Ewell and is responsible for the main sewer in the road and the lateral drains leading to it. Drains serving one property only are the owner's responsibility. Moving a sink or a dishwasher means a new run reaching an existing connection with the right fall, which is a design question rather than a paperwork one.

New or altered drainage is Building Regulations work, as are new electrical circuits, changes to ventilation and any new window opening. A like for like replacement of units is not. We tell you at quotation stage which side of that line your kitchen falls on, and we coordinate the application and the inspections where they are needed.

Trusted Kitchen Renovation in Epsom

A kitchen fails at the handovers between trades, so we do not split them. The structure, the drainage, the electrics, the plastering and the fitting run as one job with one point of contact, which means nothing waits on a subcontractor who has moved on somewhere else. Where a wall comes out or a rear extension is involved, the structural engineer is appointed by us and the building control inspections are coordinated by us. FAQ

Frequently Asked Questions about Kitchen Renovation Epsom

Do you charge for a survey before quoting kitchen renovation in Epsom?

The survey for kitchen renovation in Epsom is free, and it is where the figure within £18,000 to £60,000 or more (London-derived) is actually decided. At the KT17 address GS Renovation checks what decides the job: soil stack distance decides how far the sink can travel. A written quotation follows; if you decide against it, nobody chases you. Ring 07472 424 226 whenever suits.

Can you put a rooflight over a new kitchen in an Epsom conservation area?

The controls named in Epsom and Ewell's schedules are about front roof slopes. The Worple Road Article 4 direction brings new front rooflights under planning control, and the Downs Road Estate direction does the same. The Downs Road advisory notes add that applications for new rooflights on front roof slopes "will generally be refused". A rooflight over a rear kitchen is a different proposition. Confirm the schedule for your own area before the roof is specified.

Who signs off the electrics in a new Epsom kitchen?

Either your electrician or Elmbridge Building Control Services, depending on registration. New circuits are Building Regulations work. An electrician registered with a competent person scheme can self certify and notify the work, which keeps it off the building control application. Where the electrician is not registered, the circuits join the application to Elmbridge Building Control Services, which has managed the Epsom and Ewell service since 1 April 2023. We confirm the route before first fix.

Does the 3.25 metre limit apply to a detached house in Epsom?

The 3.25 metre projection is written for semi detached and terraced houses, so it does not name detached ones. The daylight test still applies. Epsom and Ewell asks rear extensions to comply with a 43 degree daylight angle along the side and rear plot boundaries, measured from a point 2.5 metres above ground level. On a wide plot that angle allows more than on a narrow one. Draw it before the units are chosen.

Can a kitchen side return be built right up to the boundary in Epsom?

It can, with limits on that wall. Epsom and Ewell's householder guidance says a rear extension taken up to the plot boundary should have a wall with no windows, no higher than 2.5 metres. For terraced properties the guidance allows an exception where the wall backs onto an existing extension's party wall. That shapes a side return kitchen more than any other rule, because it decides where daylight arrives. Rooflights and rear glazing carry the room instead.

When does Epsom building control need to see a new kitchen waste run?

Twice, and before it is covered. Epsom and Ewell's notifiable inspection stages include the drain when laid and the drains when tested, so a trench cannot be dug, backfilled and screeded on the same day. We programme the run to stay open until it has been seen, then close it and tile. Booking those visits is our job, and the sequence is written into the programme issued with the quotation.
