Kitchen Renovation Aylesbury

Bespoke kitchen design and installation in Aylesbury. Trusted, professional, 30+ years' hands-on experience.

A kitchen goes wrong in the sequence rather than in the units. Structure first, then drainage and first fix, then plaster, then the kitchen fitted against finished walls. We run that order with one team, appoint a structural engineer where a wall is coming out, and coordinate building control where the work is notifiable. This page sets out what a kitchen job in Aylesbury has to account for.

Moving a kitchen's drainage means dealing with the adopted sewer

Thames Water is the sewerage undertaker for the adopted sewer network in Aylesbury. Where a new kitchen moves the sink, the dishwasher or the washing machine to a different wall, the waste has to reach a connection that already exists or one that is newly agreed. Building over or close to an adopted sewer is a separate consent from the water company, and it is not something to discover halfway through.

That is worth settling before the units are ordered rather than after the floor is up. We survey the existing runs, work out what falls are available, and tell you where a layout will force a drainage change. If a layout cannot be made to work without one, you hear it at quotation stage.

Building control has a notice period and a booking window

Buckinghamshire Council asks to be told in writing at least two working days before building work starts. Where a kitchen job includes removing a wall, forming an opening or altering drainage, that notice applies to the job as a whole rather than to the structural part alone.

The council asks for building control site inspections to be booked the day before they are needed, and carries them out between 10am and 3pm, Monday to Friday, excluding public holidays. On a kitchen that window has to be worked into the programme, because an inspection landing in the wrong place holds up the fit out. We book them around the sequence rather than against it.

A kitchen at Kingsbrook sits in a house with an existing design

Kingsbrook is a 306 hectare urban extension on the eastern side of Aylesbury, on land between Bierton and the Aylesbury Arm of the Grand Union Canal. Outline planning permission was granted in December 2013 for 2,450 homes, so the housing there postdates that permission.

In a house built since then the original drawings and any builder's warranty are live documents. Before a wall comes out or a drainage run moves, we check what the original design assumed and what the warranty terms say. That takes less time than sorting it out afterwards, and it is still the structural engineer we appoint who decides what the structure can take.

Why Choose GS Renovation in Aylesbury

A kitchen is priced from a survey of the actual room, not from a template. Three things move the figure: the wall that turns out to be load bearing, the drainage run that has to move, and the floor that has to come up. We settle all three before the units are ordered, appoint a structural engineer where the layout needs one, and coordinate building control where the work is notifiable. One point of contact runs the trades in order, from strip out through to worktop. The company is fully insured and quotations are free and without obligation.

FAQ

Frequently Asked Questions about Kitchen Renovation Aylesbury

How accurate is a kitchen renovation quote for an Aylesbury house?

As accurate as the information behind it. A kitchen renovation figure given over the phone for an Aylesbury home will move; one written after we have looked carefully at the HP19 property usually does not. GS Renovation allows for the making good that interwar semi-detached construction demands, and shows the Buckinghamshire Council element separately. That is why our Aylesbury quotations tend to hold. Ring 07472 424 226 to book the free survey at your HP19 address. As a rough guide, kitchen renovation in London ranges from roughly £18,000 to £60,000 or more (indicative London ranges, MyBuilder and Checkatrade, 2026). Your figure depends on the size, specification and condition of the property, which is why we survey before quoting.

Do you need planning permission to form a wider opening in the kitchen's rear wall?

Inside the Aylesbury Conservation Area, yes. The adopted appraisal lists partial demolition, including new openings in external elevations, among the works needing planning permission there, and a widened rear opening for doors is a new opening. There is one such area, covering the historic core, the historic hamlet of Walton and a group of Victorian villas on Wendover Road. Outside it the work is a building regulations matter, with the beam sized by the engineer we appoint.

We want to widen the existing kitchen extension by a metre. Does that need permission?

Inside the conservation area the appraisal sets the line. It states that any extension needs planning permission other than a single storey rear extension of 4 metres or less, reduced to 3 metres or less if the house is terraced or semi detached. Which figure applies to your house, and what depth the finished extension reaches, decide the answer. Outside the area, permitted development may cover the work instead. We establish that before anything is drawn.

We are lowering the kitchen floor in a house at Southcourt. What is mapped under it?

River Terrace Deposits of sand and gravel, on BGS mapping, along the Oxford Road corridor at Southcourt, sitting over Kimmeridge Clay Formation mudstone. Sand and gravel behave differently from clay when a floor is dug out beside existing footings, and how far down you can go before a footing is undermined is a structural question. The engineer we appoint answers it from a trial hole, and building control sees the work before the new slab goes in.

Can we put a roof lantern over the kitchen in the conservation area?

Check it before the glass is ordered. The adopted appraisal lists changes to roof shape, including the installation of new dormer windows and chimneys, among the works needing planning permission inside the Aylesbury Conservation Area. Whether a lantern in a flat rear roof engages that is the sort of question Buckinghamshire Council's Heritage Team can settle through its chargeable pre application service. We prepare what the check needs, and the structure below the opening is the engineer's design.
