Home Renovation Aylesbury

Full refurbishments and whole-house renovations in Aylesbury. Trusted, professional, 30+ years' hands-on experience.

A whole house renovation is a sequence before it is a set of trades: strip out, structure, first fix, plaster, second fix, finishes. Get the order wrong and the same work gets done twice. We hold that sequence, appoint a structural engineer where the work needs one, and coordinate the building control applications and inspections. This page sets out what a renovation in Aylesbury has to account for.

The Old Town is dense with listed buildings

The National Heritage List for England records 149 listed building entries within 500 metres of the Church of St Mary in Aylesbury. Of those entries, one is Grade I, the church itself, and eleven are Grade II*. A renovation in the Old Town can therefore sit beside, or attached to, a listed building even where your own house is not listed.

The adopted conservation area appraisal notes that the Church is one of the few buildings in Aylesbury constructed of stone. We are a contractor rather than a heritage consultant. Where listed building consent is in question we say so plainly, and the application goes in before the work starts rather than alongside it.

The conservation area was assembled in stages, and the dates explain the paperwork

The Aylesbury Conservation Area was first designated on 10 March 1969. Walton was designated in July 1988 and is now Character Area 09 within the Aylesbury Conservation Area. The Wendover Road villas were designated on 3 March 2004 and are now Character Area 10.

Those designations now sit inside one area rather than standing as three separate ones, which is worth knowing if you are reading older documents about a property. The date a part of the town was brought in does not change what the current appraisal asks of you. It does explain why guidance written years apart reads differently.

The Old Town sits on a limestone outcrop, and that shaped the brick

Buckinghamshire Council's adopted appraisal states that the historic centre of Aylesbury sits atop a limestone outcrop, raised above lower lying surrounding mudstone. The ground beneath the historic core is therefore not the ground beneath the estates around it, and a renovation that opens up floors or foundations meets whichever it is standing on.

The same appraisal states that mudstone with a high clay content was used locally to produce bricks, tiles and ceramics, and that this resulted in a predominance of red brick and clay plaintiles in Aylesbury's historic building stock. On a renovation that makes matching brick and matching plaintile real questions rather than details. We raise them at survey rather than at second fix.

Radon potential is not uniform across Aylesbury

The BGS Indicative Atlas of Radon covers Aylesbury in 1 km grid squares. The square covering Aylesbury Old Town and the town centre falls in a band where the maximum radon potential is 3 to 5 per cent of homes above the action level. The square covering Walton Court and Hawkslade in south Aylesbury is in a band where the maximum radon potential is 10 to 30 per cent.

The grid squares covering Bedgrove, Berryfields, Quarrendon and Kingsbrook are all in the lowest band, where less than 1 per cent of homes are above the action level. Where a renovation takes up ground floors or forms a new slab, radon protection is a building control matter and it is settled at design stage. We put that to the council with the application rather than leaving it to be raised at inspection.

FAQ

Frequently Asked Questions about Home Renovation Aylesbury

Is a cheap home renovation quote in Aylesbury worth taking?

Be careful, particularly if nobody has visited. Pricing home renovation for a 1920s and 1930s suburban Aylesbury house without seeing it is how a low figure becomes a high one halfway through, and the extras land at HP19 when you have no leverage left. GS Renovation surveys, itemises and holds the total. A second opinion costs nothing and carries no obligation anywhere in Aylesbury. Call 07472 424 226 and we will look at the HP19 quotation with you. As a rough guide, home renovation in London ranges from roughly £40,000 to £150,000 or more for a full refurbishment (indicative London ranges, MyBuilder and Checkatrade, 2026). Your figure depends on the size, specification and condition of the property, which is why we survey before quoting.

Do repointing and brick repairs in the conservation area need permission?

That is what the council's pre application service exists to answer. Buckinghamshire Council's Heritage Team runs a chargeable pre application service, and the adopted appraisal states it can be used to check the suitability of repair work and whether planning permission is required for proposed alterations or repair. The appraisal also records historic wall finishes as red brick laid in English and Flemish bond, with vitrified brick used decoratively. Mortar and bond both belong in that conversation.

We want a rear extension and a full refit together. Which consent goes in first?

Planning first where it applies, because the outcome can change the design building control then approves. Inside the Aylesbury Conservation Area an extension needs permission unless it is a single storey rear extension of 4 metres or less, reduced to 3 metres or less on a terraced or semi detached house. Building control follows, and Buckinghamshire Council asks for written notice at least two working days before work starts. We sequence the two around the strip out.

Does the Garden Town housing growth affect a decision on our own house?

Not directly. The Vale of Aylesbury Local Plan sets growth figures for new development, stating that Aylesbury Garden Town will grow by 16,207 new homes and that Aylesbury Vale will deliver 30,134 homes in total across the plan period. Those figures drive allocations and infrastructure rather than householder work. What decides your renovation is the adopted plan, adopted on 15 September 2021, and the conservation area appraisal where it applies.

How do building control inspections fit into a renovation that runs for months?

They go into the written programme, because they cannot be called at no notice. Buckinghamshire Council asks for inspections to be booked the day before they are needed, and carries them out between 10am and 3pm, Monday to Friday, excluding public holidays. It names foundations, damp proofing, roof structure, drainage and completion among the stages. On a whole house job those fall in different months, so the programme shows where each one sits.
