Getting a beam into an East Barnet terrace
A four metre steel is heavy and it does not bend. In a mid terrace near East Barnet Village there is no side access, so the beam comes in through the front door and along the hall, which sets a limit on length and on how much of it can be in one piece. Sometimes the answer is two shorter sections spliced or carried on an intermediate post; sometimes it is a lighter section with a deeper profile. That conversation happens with the engineer at design stage, because it changes the design, not just the delivery.
The semis further out usually have a side path, which makes life easier, but they bring their own catch. The interwar roofs here are cut on site with purlins strutted down onto the internal walls, so a wall that looks like it only carries the bedroom floor may also be holding up a length of roof. The engineer traces where the struts land before sizing anything. A beam that picks up a purlin load as well as the floor is deeper than one that does not, and it is better to know that before the ceiling height is agreed.
Bearings, protection and building control in EN4
A steel is only as good as what it sits on. In the older EN4 terraces the wall under the bearing is solid brick in lime mortar, sometimes with a soft or perished course right where the load wants to go, so the pier is opened up and inspected and often rebuilt in engineering brick under the padstone. Where the bearing is in an external wall on the damp side of a lower lying plot, we look at the state of the brickwork properly before committing to it, because a bearing into wet, spalled masonry is a problem you only find out about later.
Once the beam is in, it needs protecting and it needs signing off. Structural steel loses strength in a fire, so the beam is encased to give the fire resistance Approved Document B requires, usually in boarding rather than left bare. Barnet Council building control, or an approved inspector, inspects the bearings and the padstones while everything is still visible, then issues the completion certificate. Do not let anyone close the ceiling up before that visit. A beam that no one inspected is a beam a buyer's solicitor will ask awkward questions about.
