Finchley's 1930s semis were built with a solid spine wall running front to back, and it is almost always this wall that homeowners want gone to link the kitchen and dining room. Because it carries the floor joists above and often the roof structure, we never assume it is a partition. Once the beam is sized, we bear each end onto a concrete or engineered padstone set into sound masonry, prop the floor above with adjustable steel props, and remove the wall in careful stages. The front reception in a 1930s N3 semi is usually suspended timber while the back room may have been rebuilt in concrete, leaving a step of ten or fifteen millimetres between them. We level that with a screed or a ply overlay before any flooring is laid, so a single board or tile runs through the opening rather than stopping awkwardly at a threshold strip.
