Opening up Islington's terraced layouts
The typical Islington terrace runs front reception, middle room and a rear closet wing, divided by solid nine-inch brick walls that are usually load-bearing. The most requested job in N1 and N5 is removing the wall between the two receptions, or between the kitchen and the rear room, to create a single through-room.
We never assume a wall is safe to remove. A structural engineer confirms what it carries, then sizes the RSJ and the padstones it bears onto at each end, allowing for the floor and often a wall above in these tall terraces.
Steel, propping and building control
Once the design is agreed we prop the structure above, remove the wall in controlled stages, and install the steel beam onto its padstones. Where the wall is shared with a neighbour, which is common in Islington's terraces, you serve a Party Wall Act notice first.
Islington Council's building control inspects the beam and its bearings before the opening is closed up. We then plaster the reveals and the underside of the beam flush into the ceiling so the join effectively disappears.
Georgian brickwork, lime mortar and timber lintels
The Georgian and early Victorian houses around Barnsbury and the Angel were built with softer bricks and lime mortar, and they behave differently from later stock. Lime is more forgiving than cement and lets a wall move slightly without cracking, but it also means a bearing cut into old masonry needs care, since the brickwork will not tolerate being hammered about. We cut rather than break, and make good in a mortar that matches what is already there.
These houses also used timber lintels over internal openings, and a century and a half of damp or beetle may have taken the strength out of them. Where a timber lintel turns up over a doorway near the new opening, it is replaced rather than left in place and hoped for. The stair is the other place to look, since the trimmer joists around it often bear into the very wall you want removed.
