Removing one breast usually gives back about half a square metre of floor, and a full-height stack across three storeys gives back three times that. Removing a chimney breast in Islington's period homes
Most Islington homes still carry their original chimney breasts and stacks, and in the borough's many conservation areas the flues are usually shared through the party wall with the house next door. Because the breast helps carry the masonry above it, you cannot simply knock it out, so we begin every job with a structural engineer's assessment of what the wall is holding up.
On the ground or first floor we typically support the retained stack with steel gallows brackets bolted back into the party wall, or a small beam where brackets are unsuitable. In taller Barnsbury and Canonbury townhouses, where the stack runs the full height, we more often remove the whole stack and make good the roof, which avoids leaving heavy masonry hanging on brackets.
Party wall and building control in N1 and N7
As Islington's terraces are tightly packed, the chimney stack almost always sits within the shared party wall, so removal is notifiable under the Party Wall Act and you serve notice on the adjoining owner before work starts. Where a breast stands against an outside wall, and in Islington that means end of terrace houses and the back additions off Upper Street, the brickwork behind it is thinner than you would think. The breast was doing the job of extra thickness on that part of the wall. Take it away and a single skin of Victorian stock brick is left where several courses used to be, and it reads noticeably colder to the hand than the wall on either side of it.
That is easy to deal with while the room is open. Insulated board bonded to the affected section, or a slim battened lining, lifts the surface temperature and stops the patch attracting mould behind a wardrobe. The trade off is a few centimetres of room depth, which is worth discussing rather than assuming. On an internal wall the question never arises, which is why we establish which walls are external before pricing the making good at all.
