A kitchen extension in Ruislip is usually a question of how far back a mock-Tudor semi or an interwar terrace can go before the garden, the neighbour and the borough rules push back. The VOA count puts terraced houses at 30% of homes here and semis or detached houses at 34%, so the rear of the house is where the kitchen grows. We build the shell, set the steel into the old back wall and fit the kitchen in the same programme, so one team carries the job from footings to worktops.
In Ruislip, a rear kitchen extension of about 30 square metres typically costs £45,000 to £97,500 excluding VAT, or £60,000 to £100,000 for a side return (indicative London ranges, Resi, MyBuilder and Checkatrade, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Ruislip: the structural engineer we appoint designs the foundations and steel, we build the room and fit the kitchen, and a registered electrician certifies the electrics.

How deep a Ruislip kitchen extension can go at the back
The depth is set by the width of your plot and the type of house. Hillingdon Policy DMHD 1 says a single storey rear extension on a terraced or semi-detached house should not exceed 3.3 metres deep where the plot is 5 metres wide or less, and 3.6 metres on a wider plot. For a detached house the policy figure is 4.0 metres. Measure the plot at the back wall before a designer draws anything, because that figure decides which limit you are working to.
Height follows the same logic. Hillingdon policy says a flat roofed single storey extension should not exceed 3.0 metres and a pitched or sloping roof 3.4 metres, measured from ground level. For a kitchen that matters more than it sounds: a lantern, a thick warm roof build-up and a level threshold all eat into that envelope. We agree the finished floor level and the roof build-up on the drawings first, so the ceiling height inside is known before the order for glazing goes in.
Housing in Ruislip
By the valuation list's count, Ruislip holds about 20,620 homes, 73% houses and 27% flats; by age, 1% were built before 1919, 52% between the wars and 47% since 1945. Terraced houses make up 30% of homes here, and a terrace kitchen extension in Ruislip starts in a narrow side return.
Why permitted development runs short in Ruislip
Hillingdon has taken away the householder right to extend beyond the rear wall of the original dwelling by more than 4 metres. That Article 4 Direction covers the whole borough and came into force on 22 September 2014, so the six and eight metre allowance that prior approval offers elsewhere stops at 4 metres on a Ruislip house. A long kitchen and dining room that runs past that line needs planning permission.
Without prior approval, the national rules allow three metres for a semi or terrace and four metres for a detached house beyond the original rear wall. On a semi or terrace, the prior approval route can still take that towards the 4 metre line, though not on Article 2(3) land such as a conservation area. Original, in planning terms, excludes later additions, so an earlier lean-to may already have used some of the allowance. Your designer checks the planning history and picks the route: a lawful development certificate, prior approval or a householder application.
Side and wraparound kitchens on Ruislip semis
A wraparound, where the kitchen turns the corner into the side passage of a semi, is limited on its side leg. Hillingdon Policy DMHD 1 says a side extension should not exceed half the width of the original property. On a Ruislip semi, the side drive, the boundary and access to the back garden often narrow that strip further. The side leg may then end up as a utility, a larder or a WC, and the kitchen layout is planned around whatever width is approved.
Inside the Ruislip Village Conservation Area, the leaflet Hillingdon publishes says side extensions should normally be set back from the original building line, and permitted development gives no side extension at all on designated land. Ruislip Manor Way, designated in 1989, is a second conservation area here, and in any conservation area a flat roof is expected to carry a parapet. Each of those points changes the steel, the gutter line and the brick order, so we read the approved elevations closely before ordering materials.
Steel, drainage and glazing into an interwar Ruislip house
Opening the back of an interwar house means taking out a long stretch of the rear wall and carrying the bedrooms above on steel. The structural engineer we appoint sizes the beams and the padstones, and building control inspects the foundations and the steel before they are covered. On a semi, a beam bearing on the party wall is notifiable under the Party Wall etc. Act, and you as the building owner serve that notice. Where the soil stack and a gully sit on the old back wall, the drainage is surveyed early and any new run is set out before digging.
Glazing comes next. Wide sliding or folding doors need their own steel or a deep lintel, and the opening size is fixed before the frame is ordered. Roof lights and a lantern bring daylight into the existing back room of a Ruislip semi, which otherwise goes dark once the extension is on. Extraction, sockets and the island supply are run in first fix, so the kitchen fitters arrive to a room already wired and plumbed for their layout.

FAQ
Frequently Asked Questions about Kitchen Extensions Ruislip
Which parts of a kitchen extensions project in Ruislip cost the most?
On a kitchen extensions project in Ruislip the approvals are a small line and the time on site the large one, within £45,000 to £97,500 excluding VAT for a rear kitchen extension of about 30 square metres (indicative). The cost of the planning route, permitted development or an application to Hillingdon Council, and a Hillingdon Council building control foundation inspection is small next to labour, but skipping it costs a sale. The days on site are set by the property itself: whether the steel over the new opening can sit flush decides how high the wall units beneath it can go.
How far can a kitchen extension go on a Ruislip semi?
Three metres beyond the original rear wall under permitted development, and prior approval can extend that towards 4 metres. With planning permission, Hillingdon Policy DMHD 1 says 3.3 metres where the plot is 5 metres wide or less and 3.6 metres on a wider plot. Anything past 4 metres is caught by the borough Article 4 Direction and needs planning permission. Your designer works out which route fits your plot before drawing.
Can a Ruislip flat have a kitchen extension under permitted development?
No. Householder permitted development rules for extensions apply to houses only, not to flats and maisonettes. A ground floor flat in Ruislip that wants to push the kitchen into the garden needs planning permission, and usually the freeholder's consent under the lease as well. We build to the approved drawings once both are in place.
Does the Ruislip Village Conservation Area change what the extension looks like?
Yes. The Hillingdon leaflet for the Ruislip Village Conservation Area says side extensions should normally be set back from the original building line, and a flat roofed single storey extension there is expected to have a parapet. Hillingdon says planning permission is likely to be required to alter or extend buildings in its conservation areas, so the design is settled at application stage.
How tall can the roof of a Ruislip kitchen extension be?
Hillingdon policy says 3.0 metres for a flat roofed single storey extension and 3.4 metres for a pitched or sloping roof, measured from ground level. Roof lights, a lantern and insulation all sit within that height. Setting the finished floor level early tells you what ceiling height you get inside.
When can builders work on an extension in Ruislip?
Building work audible at the site boundary is permitted in Hillingdon from 8am to 6pm Monday to Friday and 8am to 1pm on Saturday. No audible work is allowed on Sundays, public or bank holidays. We plan the noisy stages, such as breaking out the back wall and cutting the slab, inside those hours.
Do you fit the kitchen as well as building the extension?
Yes. The kitchen layout is fixed before first fix, so the drainage, extraction ducting, sockets and any island feed are run to the right places while the walls and floor are open. The fitters then work to a finished, dry room. One programme covers the build and the fit, which avoids a second contractor waiting for the first to finish.
Who applies for planning for a kitchen extension in Ruislip?
You as the owner, or your designer or agent, make the planning or lawful development certificate application to Hillingdon Council. Applications cannot be progressed until all the supporting information and the fee are in. We give the designer our build sequence and comments on buildability, then build to the consent that comes back.
Does the old kitchen stay usable while the Ruislip extension is built?
For much of the job, yes. The new shell, roof and glazing go up while the back wall is still standing, so the house stays closed and the old kitchen keeps working. The break through comes late, once the steel is ready. After that, a temporary sink and cooker in another room keep you going until the new kitchen is fitted.
