Flat Conversions Kennington

Houses divided into self-contained flats in Kennington, separating floors, a protected stair and separate services for every flat.

Flat conversions in Kennington start from a small pool of houses: the VOA counts 18% of homes here as houses and 82% as flats. Terraced houses account for 16% of all homes against 1% semi-detached or detached, and the Kennington Conservation Area is known for smart terraced housing. A conversion here faces Lambeth's family housing protection, the London Plan space standards and a design rule against extra front doors. We build self-contained flats, and the occasional reversal back into one house, to the consent your designer secures.

In Kennington, converting a house into two or three flats is published at £50,000 to £120,000 including professional and council fees, and an England-wide guide puts a straightforward two-flat split at £40,000 to £80,000 in construction alone, which is the part a builder prices (indicative London ranges, Architectural Drawings and Mayfair Studio, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Kennington: we build the conversion to the approved drawings, building control inspects the fire and sound separation, and a registered electrician certifies each flat's electrics.

Policy H6 decides which Kennington houses can be split

Splitting a Kennington house into flats always needs planning permission, and the first test is how big the house was when built. Under Lambeth Local Plan Policy H6, a family home under 130m2 in its original form is protected, and splitting it is resisted. A modest terrace below that threshold is likely to stay a single home in planning terms, while a large Georgian or Victorian townhouse over several floors may qualify, provided the rest of the policy is met. Your designer measures the original floor area before anything else is drawn.

The same policy wants a range of flat sizes and, where the building allows, a family unit on the ground floor that opens straight onto the back garden. In a Kennington terrace that tends to mean a garden maisonette across the lower floors with smaller flats above. Inside a Controlled Parking Zone the extra units get no new parking permits under H6, which your buyers or tenants should know from the start.

Housing in Kennington

The valuation list shows roughly 8,500 homes in Kennington, of which 28% are pre-1919, 12% interwar and 60% post-1945, split 82% flats to 18% houses. Most homes here are flats, and changing the number of flats in Kennington needs the freeholder and usually planning.

Space standards and layout inside a Kennington conversion

Each new flat in a Kennington conversion is measured against the London Plan. Lambeth's Policy H5 applies the minimum internal space standards of London Plan Policy D6 to conversions as well as new builds. A single bedroom for one person needs 7.5 square metres of floor and a width of 2.15m or more. A double or twin room for two people needs 11.5 square metres. Those numbers decide how many bedrooms each floor of a townhouse can realistically hold.

Height is the other test. D6 asks for 2.5m from floor to ceiling across at least 75 per cent of each flat's Gross Internal Area. In a Kennington townhouse the lower ground and top floors are where that bites, because thicker acoustic floor build ups eat into the headroom. We check finished levels against the drawings before the joists are packed, so the rooms still measure what the consent assumed.

Fire and sound separation between Kennington flats

The hardest building work in a Kennington house conversion is separating the flats from each other. Timber floors that once sat under one family now divide separate homes, so they need fire resisting ceilings, insulation in the void and a resilient layer on top. For flats made by a change of use, Approved Document E asks walls, floors and stairs to reach 43 dB for airborne sound, with impact sound through floors and stairs held to 64 dB at most.

The common stair in a converted Kennington house becomes the escape route, so under Part B it gets fire doors to each flat, protected walls and alarms to the building control approval. Lambeth's Design Guide wants a converted house to still read as one family home from the street, without added front doors, so the single entrance and shared hall stay. A pre-completion sound test then shows whether the separating floors and walls perform before the flats are occupied.

Meters, party walls and reversing a Kennington conversion

Each flat in a Kennington conversion needs its own services and its own identity. That means a separate electricity supply and meter, a separate gas meter or all-electric heating, its own consumer unit and water isolation, and service runs in sealed risers through the fire separation. New flats also need official addresses through Lambeth's street naming and numbering process, which the owner or designer should start early because utilities and lenders ask for them.

Neighbours come in where a party wall is cut into for new steels or built on. Lambeth says the Party Wall Act is a civil legal matter between you and your neighbour and it has no role in administering it, so the building owner serves the notices. Going the other way, combining Kennington flats back into a single house can suit a conservation area terrace, but the loss of homes can need planning permission, so your designer checks that first.

FAQ

Frequently Asked Questions about Flat Conversions Kennington

How much does it cost to convert a house into flats in Kennington?

Published London figures put converting a house into two or three flats at £50,000 to £120,000 including professional and council fees (Architectural Drawings, 2026), and an England-wide guide puts a straightforward two-flat split at £40,000 to £80,000 in construction alone (Mayfair Studio, 2026). A Kennington scheme moves with the number of flats, the separating floors and the new services. Design, planning and building control fees sit outside our building quote.

Can any Kennington house be converted into flats?

No. Policy H6 in the Lambeth Local Plan keeps family homes under 130m2, measured as first built, from being split into flats. A smaller Kennington terrace is likely to stay one home, while a large townhouse may qualify if it can also give the mix of flat sizes the policy looks for.

Does a Kennington conversion need a family flat with a garden?

Where the building allows it, yes. H6 looks for a range of flat sizes, including a family unit on the ground floor opening straight onto the rear garden. That shapes the whole layout, so the ground floor unit is fixed first and the smaller flats are planned above it, stair and services included.

Will new flats in Kennington get parking permits?

Not inside a Controlled Parking Zone. Policy H6 says the occupiers of extra units made by a conversion get no additional parking permits. The existing household's position depends on its own permit, so check the terms with Lambeth before marketing the new flats or agreeing a sale.

What floor to ceiling height does a new flat need?

Policy D6 of the London Plan asks for 2.5m floor to ceiling over at least 75 per cent of each flat's Gross Internal Area. We measure existing heights at survey and allow for the thicker acoustic floors a conversion needs, so the finished rooms still meet the drawings and the consent.

Do new flats in a Kennington conversion need outdoor space?

The London Plan asks for it. Where borough plans set no higher standard, Policy D6 looks for at least 5 square metres of private outdoor space for a 1 to 2 person dwelling, plus 1 square metre for each additional occupant. In a Kennington terrace the garden usually goes with the ground floor family unit, so outdoor space for the upper flats has to be found in the design, and your designer tests it with Lambeth.

Can a converted Kennington house go back to a single home?

It can, once the planning position is settled. The work is mainly removing partitions, second kitchens and duplicate meters, reopening the original stair and room plan, and upgrading services for one household. Merging flats reduces the number of homes and can need planning permission, so your designer checks that and building control first, and we then build to the approved layout.

Who deals with party wall notices on a Kennington conversion?

The building owner does. Lambeth says Party Wall Act requirements are a civil legal matter between you and your neighbour, and the council has no role in administering the Act. Where the conversion cuts into a party wall for steels or builds on it, the owner or a party wall surveyor serves notice, and we programme the work around any agreed award.

How is noise between converted flats kept down?

By building the separating floors and walls to a tested standard. Approved Document E asks flats made by a change of use to reach 43 dB airborne, with floor and stair impact sound no higher than 64 dB. We install the ceiling, insulation and resilient layers to the approved detail, and the pre-completion sound test shows whether they perform.
