Flat Conversions Clapham

Houses divided into self-contained flats in Clapham, separating floors, a protected stair and separate services for every flat.

Flat conversions in Clapham work on a small pool of houses. 72% of homes here are already flats and only 28% are houses, and Lambeth protects family houses under 130m2, as originally built, from being split. So a Clapham conversion starts with measuring the original house, then designing flats that meet the London Plan room sizes, with fire and sound separation between them. Going the other way, turning two flats back into one house, is also work we build.

In Clapham, converting a house into two or three flats is published at £50,000 to £120,000 including professional and council fees, and an England-wide guide puts a straightforward two-flat split at £40,000 to £80,000 in construction alone, which is the part a builder prices (indicative London ranges, Architectural Drawings and Mayfair Studio, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Clapham: we build the conversion to the approved drawings, building control inspects the fire and sound separation, and a registered electrician certifies each flat's electrics.

Whether a Clapham house can be converted at all

The first test for a Clapham house is its original floor area. Lambeth Local Plan Policy H6 (Residential conversions) protects family dwellings of less than 130m2, as originally constructed, from conversion into flats, so later rear or roof additions do not count towards the figure. Terraced houses make up 24% of Clapham homes, and a two storey terrace can fall below the line while a taller house of three or four floors may clear it.

Where the size test is met, Policy H6 asks for a mix of unit sizes including, where practicable, a family-sized home at ground floor with direct access to a rear garden. The layout follows from that: the garden flat is the family unit, and smaller flats go above. Parking is the other planning limit, because where a Controlled Parking Zone is in place no additional car parking permits are issued to occupiers of the extra units, so bikes and bins need room in the design.

Housing in Clapham

The valuation list shows roughly 22,800 homes in Clapham, of which 58% are pre-1919, 6% interwar and 34% post-1945, split 72% flats to 28% houses. Since most homes here are flats, a flat in Clapham can be split or combined only with the freeholder's consent, and changing the number of homes usually needs planning permission as well.

Space standards for new flats in Clapham

Each new flat in a Clapham conversion has to meet the London Plan minimum space standards. Lambeth Local Plan Policy H5 expects new residential development, including conversions, to meet the minimum private internal space standards in London Plan Policy D6, and the London Plan table says a new dwelling includes conversions and change of use. Under D6 a one-bedspace single bedroom must be at least 7.5 square metres and at least 2.15m wide, and a double or twin bedroom at least 11.5 square metres.

Height is where an old Clapham house struggles. Policy D6 sets a minimum floor to ceiling height of 2.5m for at least 75 per cent of the Gross Internal Area of each dwelling, and new acoustic floor build-ups take height off every storey. D6 also says housing development should maximise dual aspect dwellings and normally avoid single aspect ones, which favours a flat per floor front to back. We check finished levels against the approved drawings before joists are packed.

Fire and sound between flats in a Clapham conversion

Splitting a Clapham house is a material change of use, so the building regulations for fire and sound apply to the new flats. Approved Document E sets performance for flats formed by material change of use at 43 dB airborne for walls and for floors and stairs, with 64 dB maximum impact for floors and stairs. The conversion is sound tested against those figures before completion, and in a house built before 1919 the timber floors need real work to pass.

Clapham's pre-1919 buildings, which hold 58% of homes here, have joisted floors with lath and plaster ceilings below. To separate two flats we lift the boards, add mass and insulation between the joists, and hang a new ceiling on resilient bars. Part B adds a protected stair as the escape route, a fire door to each flat, and fire stopping wherever pipes and cables pass between units. Part L and Part M or K apply as the designer specifies for each new dwelling.

Doors, meters, neighbours and de-conversion in Clapham

A converted Clapham house should still look like one house from the street. Lambeth's Design Guide says house to flat conversions should keep the appearance of a single family dwelling by not adding extra entrance doors. The flats share the original front door and hall, and each flat's own entrance opens off the common stair. Each flat also needs its own electricity and gas meters, water supply, and a postal address from Lambeth's street naming and numbering service, all ordered well before completion.

Work on the party walls is a matter between neighbours. Lambeth says Party Wall Act requirements are a civil legal matter between you and your neighbour and Lambeth has no role in administering the Act, so the building owner serves any notice. Going the other way, combining two Clapham flats back into a house, is a material change of use under the building regulations, and in many London boroughs losing a home also needs planning permission, so the owner or designer checks first.

Why Clapham Homeowners Choose GS Renovation

A conversion is a building control project as much as a building one: separating floors, a protected stair, drainage for every new kitchen and bathroom, and separate supplies for each flat. We build the whole sequence to your approved drawings, with your structural engineer designing any new openings, and plan the sound test and completion inspection into the programme. You get an itemised written quote after a survey, while the owner or their designer keeps control of the planning side.

FAQ

Frequently Asked Questions about Flat Conversions Clapham

Why do flat conversion quotes in Clapham vary?

Because the scope differs. One includes separating floors built to pass the sound test, a protected stair, separate meters and fire stopping; another prices them as extras. The England-wide guide of £40,000 to £80,000 in construction for a straightforward two-flat split (Mayfair Studio, 2026) is a starting point. Compare Clapham quotes against the approved drawings.

How big must a Clapham house be before it can become flats?

At least 130m2 as originally built. Lambeth Local Plan Policy H6 protects family dwellings of less than 130m2, as originally constructed, from conversion into flats. Later extensions do not count. Your designer or surveyor measures the original house before anything else is spent, because that one figure decides whether there is a project.

Does a Clapham conversion need a family-sized flat?

Where practicable, yes. Policy H6 asks conversions to provide a mix of unit sizes, including a family-sized home at ground floor with direct access to a rear garden. In a Clapham terrace that makes the garden flat the largest unit, usually with two or more bedrooms, and the smaller flats sit on the upper floors.

What is the minimum bedroom size in a new Clapham flat?

Under London Plan Policy D6 a one-bedspace single bedroom must be at least 7.5 square metres and at least 2.15m wide. A two-bedspace double or twin bedroom must be at least 11.5 square metres. Lambeth's Policy H5 applies those standards to conversions, so the drawings must meet them before we set out a partition.

Will residents of a new Clapham conversion get parking permits?

Not additional ones where a Controlled Parking Zone is in place. Under Lambeth's Policy H6 no additional car parking permits are issued to occupiers of the extra units created by a conversion. Secure cycle storage and bin space are therefore planned into the front garden or hall from the start.

Can each new flat in a Clapham house have its own front door?

Not on the front of the house, as a rule. Lambeth's Design Guide says house to flat conversions should keep the appearance of a single family dwelling by not adding extra entrance doors. The flats share the original front door and hall, and each flat's fire door opens off the common stair, which is also the protected escape route.

Is the nationally described space standard part of building control?

No. GOV.UK says the Nationally Described Space Standard is not a building regulation and sits solely within the planning system. Room sizes are therefore tested at the planning stage against the approved drawings, while building control checks fire, sound, drainage, ventilation and energy. Both have to be satisfied before the flats can be occupied.

How are the floors between Clapham flats made to pass the sound test?

By adding mass, isolating the ceiling below and sealing every gap. Approved Document E sets 43 dB airborne and 64 dB maximum impact for floors in flats formed by material change of use. We fill the joist void with acoustic insulation, hang the new ceiling on resilient bars, and lay a floating floor or acoustic underlay, then the pre-completion test confirms it.

Can two Clapham flats be turned back into one house?

Yes, and the building work is often simpler than the original split: removing the second kitchen, reopening the stair, taking out fire lobbies no longer needed and combining the meters. Reducing the number of homes is a material change of use, and planning permission may be needed as well, so the owner or designer confirms the position before we start.
