Commercial fit-out in Wembley covers the shops, cafes, restaurants, salons and clinics of one of Brent's two Major centres and the streets around it. Wembley High Street is a conservation area, designated on 19 March 1990. The London Designer Outlet and the Wembley Park estate are the modern retail around the stadium, and Wembley Park is one of Brent's District centres. We fit out customer-facing units: strip-out, counters and display, floors built for trading, lighting, WCs and the shop front, all to the landlord's pack and the approved drawings.
For Wembley, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Wembley: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Use classes and takeaway limits on Wembley frontages
The use class of a Wembley unit decides what can open there before any fit-out is drawn. Class E covers shops, cafes, restaurants, clinics, gyms and offices, so moving between those uses does not normally need planning permission. Hot food takeaways, pubs and bars are sui generis, so a change to one of them always needs planning permission. Brent Policy BE4 goes further and permits no further drinking establishments or takeaway uses within the defined Primary Shopping Frontage of its town centres, so check whether a Wembley unit sits on one.
Food units in Wembley bring kitchen extraction with them. A cafe or restaurant needs an extract system sized for its cooking, with odour control and a duct route that suits the building, and a duct on an outside wall or over the roof normally needs planning permission in its own right. A grease trap or separator goes on the drainage where food is served, so fat does not block the shared drain. Where there are flats above the unit, the duct route and fan noise are settled before the lease is signed.
Shop fronts and signs on a Wembley frontage
Most alterations to a shop front in Wembley need planning permission, according to Brent's Shopfronts SPD3, and a new sign may need advertisement consent as well. Policy BE7 asks proposals to keep shop fronts of architectural or historic merit and to show high quality design. In the Wembley High Street Conservation Area, designated on 19 March 1990, that can mean repairing a timber stallriser and fascia rather than fitting a flat aluminium screen. Your designer submits both applications together. If the building is listed, alterations to the shop front or the interior also need listed building consent.
Security needs settling at design stage on a Wembley frontage. The SPD3 says solid or pin-hole roller shutters should be avoided in favour of other security measures, while internally fitted open type shutters do not need planning permission unless the building is listed. We fit laminated glazing, internal lattice shutters and security lighting to the approved scheme, and build the fascia and sign zone to the drawings that went with the advertisement consent application.
Access, fire escape and drainage in a Wembley shop unit
A Wembley shop, cafe or clinic has to work for customers with disabilities. Part M of the Building Regulations sets the standard for new work: a level or ramped entrance where the building allows it and clear door widths. Altering an existing toilet does not by itself mean it must become a wheelchair-accessible WC, but no alteration may leave access worse than before. The shop front and the entrance are the natural place to solve access, so the threshold, door and any ramp are designed together. A shop falls under the fire safety order, so the work goes to Brent Building Control, or an approver, as a full plans application rather than a building notice.
Part B sets the fire safety of a customer-facing unit in Wembley. The escape route from the sales floor, the fire separation between the shop and any flats above, fire-stopping where services pass through that separation, and emergency lighting are all fixed on the drawings. The separation from any flats above is inspected before the ceiling is closed, so it is built early in the programme rather than at the end.
Trading neighbours, deliveries and event days in Wembley
A Wembley fit-out has to fit around a crowd that other suburbs do not have. Stadium and OVO Arena events can close roads and fill pavements, so deliveries, skip swaps and noisy work are programmed away from event days wherever possible. We check the event calendar at the start and again before each major delivery, and plan waste collection around the loading restrictions that apply on the day. A late delivery on a match day can cost a full day.
Next door is usually trading while a Wembley unit is fitted out, whether in a parade, on a Wembley Park estate or at the London Designer Outlet. The landlord or estate manager sets delivery slots, working hours and noise limits in its fit-out pack, and flats above a parade unit need the dusty and noisy work kept to the day. We read the pack before pricing, agree loading times, and fit the shop front last so the unit stays secure until handover.

Trusted Commercial Fit-Out in Wembley
We take a customer-facing unit from strip-out to a trading space under one programme. The owner or their agent secures planning and advertisement consent, and we build the shop front and sign zone to those drawings, fit counters, display and trading floors, and install the extract, drainage and accessible WC the approved plans show. Before pricing we read the landlord's fit-out pack, so the works match what the landlord's surveyor will check at handover. You receive a written quotation after a site visit.

FAQ
Frequently Asked Questions about Commercial Fit-Out Wembley
How much does a shop or cafe fit-out cost in Wembley?
Published UK guides put refurbishing a retail space at £1,500 to £3,000 per square metre and a restaurant or cafe at £2,000 to £4,500 per square metre (MyBuilder, 2026), and London units usually cost more. For a Wembley unit the biggest variables are the kitchen and extraction, the shopfront, the electrical supply and accessible WC work. The quote after the survey itemises each of them.
Can a Wembley shop unit become a takeaway after a fit-out?
Not on a Primary Shopping Frontage. Brent Policy BE4 permits no further drinking establishments or takeaway uses within the defined Primary Shopping Frontage of its town centres. Elsewhere a hot food takeaway sits outside Class E as a sui generis use, so the change always needs planning permission. Confirm the unit's designation and current use before committing to an extract system or a commercial kitchen.
Does a new shop front in Wembley need planning permission?
Usually yes. Brent's Shopfronts SPD3 states that most alterations to a shop front need planning permission, and advertisement consent may also be needed for a sign. Policy BE7 expects shop fronts of architectural or historic merit to be retained. Allow for the application in the programme and build the frontage last, once consent is in hand.
Are roller shutters allowed on a Wembley shop?
Not solid or pin-hole ones, as a rule. They should be avoided under Brent's Shopfronts SPD3 in favour of other security measures. Internally fitted open type shutters do not need planning permission unless the building is listed. Laminated glass, internal lattice shutters and good lighting give the security without an external shutter.
Can a salon or clinic replace a shop in Wembley without planning permission?
Where both uses sit in Class E, the change of use itself does not normally need planning permission, because Class E covers shops, cafes, restaurants, clinics, gyms and offices. The building work still needs building regulations approval, and a new shop front or sign can need planning permission and advertisement consent. Check the lease user clause as well, since the landlord can restrict uses.
How is a Wembley fit-out planned around stadium and arena events?
By treating event days as blocked dates. Roads near Wembley Stadium and the OVO Arena get busy and restricted on those days, so deliveries, skip changes and scaffold work are moved elsewhere in the week. We fix the calendar at the start of the job and rebuild the programme if a new fixture is added.
Does a cafe or restaurant fit-out need a grease trap?
Where food is prepared and washed up, a grease trap or separator on the drainage is the normal answer, so fat does not build up in the shared drain. The size depends on the kitchen and the number of covers. We fit it with the rest of the kitchen drainage, before the floor finish goes down, so it can be reached for emptying.
Do shops in the Wembley High Street Conservation Area face extra shop front rules?
Yes, in practice. Brent designated the Wembley High Street Conservation Area on 19 March 1990, and it has an article 4 direction. Brent Policy BE7 requires shop front proposals to retain shop fronts of architectural or historic merit and show high quality design, so original timber stallrisers, pilasters and fascias with merit are expected to be kept and repaired where they survive.
What does an accessible entrance mean for a Wembley shop?
Part M of the Building Regulations sets the standard for new work: a level or gently ramped approach where the building allows it, and a door wide enough for a wheelchair. The work must not leave access worse than before. Brent Building Control approves the plans and inspects the work, so the threshold and door are drawn with the shop front.
