Renovations in Wembley

Every trade under one contract across Wembley and HA9. Structural work, extensions, kitchens and bathrooms, building control handled for you.

Two very different sets of homes sit within a mile of each other in Wembley. The residential streets away from the stadium are largely interwar semis: cavity walls, hipped roofs, a bay to the front, a side path and a garden long enough to build into. Around Wembley Park station, the arena and the Designer Outlet, the housing is modern apartments in framed buildings with concrete floors and a management company. A renovation in HA9 is one of those two jobs, and very little about the approach carries across from one to the other.

Extensions and Garage Conversions on the Semis

The interwar semi is a forgiving house to work on. Spans are regular, the plan repeats down the street, and there is usually a side path or an attached garage giving somewhere to build into. Common briefs are a rear extension across the back of the house, a side infill taking in the garage, and opening the front and rear receptions into a single room. Each of those forms an opening in a wall carrying floor and roof load, so the engineer sizes the beam and specifies the bearings, and we install precisely what has been drawn.

Cavity construction has details of its own and they matter. A new opening needs both leaves closed properly and a tray above it so any water crossing the outer skin is thrown back out, and the insulation line has to continue across the junction or the wall will show a cold stripe later. Garages raise a separate issue: the existing slab and footings were built for a car rather than for habitable rooms, so the engineer checks what is there and often specifies new foundations to a front infill and a rebuilt floor with insulation and a damp proof membrane.

Flats in the Newer Blocks

Apartments around Wembley Park are framed buildings, so internal walls are usually non-structural partitions while the frame, the slabs and the cores are absolutely not to be touched. Drilling into a post-tensioned slab without approval is dangerous and does real harm to the building, so any fixing into the structure is checked against the building's own information first. Relocating a bathroom or kitchen is limited by drainage falls and stack positions rather than by walls, and the acoustic floor build-up and the waterproofing above your neighbour below deserve as much attention as the finishes.

Building management rules then set the programme. Lifts have to be booked and protected, lobbies and corridors sheeted, working hours observed, and waste taken away by vehicle because there is nowhere for a skip. Deliveries go to a loading bay with a time limit rather than to your door. We give the managing agent insurance details and a method of working before starting, clean the common parts daily, and plan quantities so that a flat with no storage to spare is never holding more than the coming week requires. Other residents should notice little beyond the noise of an ordinary working day.

FAQ

Renovating in Wembley, common questions

Can a garage be converted into a room?

Usually yes, and it is one of the more efficient ways to gain space on a Wembley semi. The work involves checking the existing foundations and slab, which were not built for habitable use, forming a new insulated floor, closing or infilling the garage opening, insulating walls and roof, and dealing with ventilation and damp. Building regulations approval is required, and the structural engineer specifies anything load bearing.

Are the walls inside a new-build flat load bearing?

Most are not, but the frame around them certainly is. In concrete or steel framed blocks the loads run through columns, slabs and cores while internal partitions are lightweight and can often be moved. That still needs the freeholder's or management company's consent, and the building's structural information should be checked before anything is removed or drilled into. We arrange that check rather than assuming.

Do you need a skip for a flat refurbishment?

No, and in most managed blocks there is nowhere to put one anyway. Waste is bagged, taken down using the booked and protected lift, and removed by van on a regular cycle, which keeps the corridors clear as well. The same logic applies to deliveries, which arrive in loads sized for a time limited bay. It is slower per trip and entirely manageable once it is planned in.

Do you cover both the houses and the flats in HA9?
