Commercial Fit-Out Tottenham

Shop, cafe, restaurant, salon and clinic fit-outs in Tottenham, shopfront to counter under one contract, built around your opening date.

Commercial fit-out in Tottenham centres on the High Road and its parades. Haringey names Bruce Grove/Tottenham High Road and West Green Road/Seven Sisters among its District Town Centres, with a new district centre at Tottenham Hale, and the borough adds 38 local shopping centres. Expect shop-sized units: a cafe, a salon, a barber, a pharmacy or clinic, a restaurant. We fit them out from strip-out to trading floor, including the shopfront, counters, lighting, drainage and the accessible entrance.

For Tottenham, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Tottenham: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

What a Tottenham shop unit can become without a change of use

A shop on Tottenham High Road can become a cafe, a clinic or a gym without planning permission for the use itself, unless a planning condition ties the unit to retail. Haringey notes that most typical high street uses, including shops, cafes, offices and gyms, fall in Class E, and changes between them do not require planning permission. A hot food takeaway, a pub or a bar is different: each is a sui generis use and needs permission. Haringey says an application may still be needed for associated building works, ventilation or signage.

The frontage matters when the new use falls outside Class E. In Haringey's Primary Shopping Frontages, non-retail ground floor units should not exceed 35% across the whole frontage under Policy DM42, unless the proposal will significantly enhance the vitality and viability of the centre. That test bites when a change needs an application, such as a takeaway. If you plan that kind of use for a Tottenham unit, ask your agent which frontage it sits on and how many neighbouring units are already non-retail before you sign the lease or pay for fit-out drawings.

Shopfronts, shutters and canopies in Bruce Grove and Tottenham

Haringey has published a shopfronts design guide for the Bruce Grove Conservation Area in Tottenham, covering the materials, details and construction of shopfronts, facades and forecourts. Bruce Grove is one of five conservation areas in the Tottenham High Road Historic Corridor, alongside North Tottenham, Scotland Green, Tottenham Green and Seven Sisters/Page Green. A new shopfront that materially changes the look of the building needs planning permission on any street, and in these areas it is judged against their character. An illuminated sign in a conservation area needs advertisement consent, and outside one it depends on the size and lighting of the sign.

Security is the part of a Tottenham shopfront scheme to settle early. Haringey Policy DM8 says security shutters should be open mesh and, wherever possible, located internally, so a solid roller box fixed to the outside of the fascia is the thing to avoid. The same policy accepts retractable shopfront canopies of an appropriate design with sufficient clearance, but not canopies fixed in the down position. We build the shutter box inside the shopfront head and set the canopy housing into the fascia, so both disappear when the shop is open. If the building is listed, listed building consent covers the shopfront and the interior as well.

Kitchens, extraction and drainage in a Tottenham cafe or restaurant

A food unit on a Tottenham parade is decided by where the extract duct can go. Haringey says a planning application may be needed for ventilation even where the use needs no permission, and a unit on the High Road frontage may well have flats above it. The duct route, the odour filtration and the fan noise are therefore drawn and agreed with the landlord before the kitchen is ordered, and the duct is run up the back rather than through the front.

Below the floor, a commercial kitchen needs a grease trap, separator or other grease management on the drainage so fats do not block the sewer, and the floor needs a slip-resistant finish that can be washed down. Haringey building control says development within 3 metres of a public sewer needs build over permission from Thames Water, which can apply to a new rear kitchen or WC in a Tottenham yard. Plan the waste runs, the hand wash basins and the accessible WC together, so the drainage is laid once.

Building regulations and trading hours for a Tottenham shop fit-out

A shop fit-out in Tottenham is building control work as soon as it alters the escape route, the drainage or the entrance: Part B for fire, Part H for drainage and Part M for access. Shopfronts have their own line in Haringey Building Control's 2026 charges, with a band for a new shop front up to 10m. The glazing needs safety glass in critical locations, the door has to suit the escape route, and the threshold needs to work for wheelchair users. You are also the client under the CDM Regulations, so the duty to pass on what you know about the unit, such as an asbestos survey, starts with you.

Where a Tottenham parade unit has flats above, the fit-out is built and run with the neighbours in mind. We fire-stop the ceiling and any service holes as the work goes along, and route new ducts and cables away from the stair to the flats. Haringey allows loud building noise Monday to Friday 8am to 6pm and Saturday 8am to 1pm, so strip-out and cutting fall in those hours. Deliveries are timed around the neighbouring shops' trade, and the landlord's consent is signed before any work starts.

FAQ

Frequently Asked Questions about Commercial Fit-Out Tottenham

What should I budget to fit out a unit in Tottenham?

Start from the UK guide of £1,500 to £3,000 per square metre for a retail refurbishment, or £2,000 to £4,500 for a restaurant or cafe (MyBuilder, 2026), and add for London prices. Consent fees, the landlord's costs and equipment such as ovens and tills sit outside the building work. A Tottenham quote follows a survey of the unit and your layout.

Does turning a Tottenham shop into a cafe need planning permission?

Not for the use, in most cases, but often for the works. Haringey notes that most typical high street uses, including shops, cafes and offices, fall in Class E, and changes between them do not require planning permission unless a condition restricts the unit. A hot food takeaway is sui generis and does need permission. Haringey also says an application may be needed for associated building works, ventilation or signage, so an external flue or a new sign still needs checking.

What security shutters can go on a shop in Tottenham?

Open mesh shutters, ideally fitted inside the shopfront. Haringey Policy DM8 says security shutters should be open mesh and, wherever possible, located internally. A solid external roller box goes against that policy on a new scheme. We set the shutter behind the glass and fit the box within the shopfront head, so the street sees the display and not a blank shutter.

Is there a design guide for shopfronts in Bruce Grove, Tottenham?

Yes. Haringey has published a shopfronts design guide for the Bruce Grove Conservation Area in Tottenham, covering the materials, details and construction of shopfronts, facades and forecourts. Read it before the joiner draws anything, and make sure the drawings your designer submits follow it. In the other four conservation areas along the High Road, the planners judge a new shopfront against the character of that area.

Does a new shopfront in Tottenham need building control?

Normally, yes. Haringey Building Control's 2026 charges include a band for a new shop front up to 10m. The safety glazing, the door, access and the escape route are the parts it looks at. A shop is covered by the fire safety order, so a building notice is not available: your designer submits full plans to Haringey or uses a registered building control approver, and the shopfront is built to what they approve.

Can a Tottenham shop have a canopy that stays down over the window?

Haringey Policy DM8 does not accept one. The policy accepts retractable shopfront canopies of an appropriate design with sufficient clearance, but not canopies fixed in the down position. A retractable canopy housed in the fascia gives shade on sunny days and folds away when the shop closes, and the clearance over the pavement is set at the drawing stage.

Can a Tottenham shop keep trading while its fit-out is carried out?

Yes, if the work is phased and screened. We seal off the area being worked on with dust screens and keep a clear route to the till and the fire exit. The noisy stages go into the quieter trading periods, inside Haringey's hours of 8am to 6pm on weekdays and 8am to 1pm on Saturday. Deliveries and waste are timed so the entrance is clear when customers need it.

Does a new kitchen drain behind a Tottenham restaurant need Thames Water's permission?

It can. Haringey building control says that where development is within 3 metres of a public sewer, you must obtain build over permission from Thames Water before starting work. A yard behind a parade shop can carry a shared sewer, so trace the drains at the survey and fit the grease separator on a run that avoids building over it where possible.

Who applies for the consents a shop fit-out needs?

The owner or tenant, or their agent or designer. They make the planning, signage and building control applications and hold the landlord's consent under the lease. We work from the approved drawings, give the applicant our programme and method, and build to the conditions attached. That keeps the responsibility clear and the paperwork in one place.
