Commercial fit-out in Wood Green is shop, cafe, salon, clinic and gym work on and around the High Road. Haringey's town centre network has one metropolitan centre, six district centres and 38 local shopping centres, and Wood Green is that metropolitan centre, so its units run from large stores to narrow shops with flats above. The fit-out is shaped by Haringey's shopping frontage limits, its shutter and canopy policy, Class E and the uses outside it, and trading neighbours on both sides.
For Wood Green, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Wood Green: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

What a Wood Green High Road unit can become
A High Road unit can often change between shop, cafe, clinic and gym without planning permission, because Haringey notes that most typical high street uses fall in Class E and changes between them do not require it. A hot food takeaway, a pub or a bar is sui generis, outside Class E, and needs planning permission. That gives a tenant in Wood Green a lot of freedom over the layout inside the shell, and it means a fit-out can often be priced before any planning answer is needed.
The limit is the frontage as a whole where your unit sits in a designated frontage. In Haringey's Primary Shopping Frontages, non-retail ground floor units should not exceed 35% across the whole frontage under Policy DM42, so the use mix along a parade matters to Haringey. Even where the use change needs no permission, Haringey says an application may still be needed for associated building works, ventilation or signage. A cafe extract flue up the back of the building is the classic example, and it belongs in the brief from day one.
Shutters, canopies and the Wood Green shopfront
Haringey Policy DM8 says security shutters should be open mesh and, wherever possible, located internally. For a Wood Green shop that is being refitted, the practical answer is usually an internal lattice grille behind the glass, fixed to the shopfront frame, rather than a solid roller box on the fascia. It keeps the window lit after closing, which is what the policy is after, and it leaves the brick piers and fascia of an older frontage uncluttered by a surface-mounted box. If the building is listed, listed building consent covers works inside as well as out.
Canopies follow the same thinking. DM8 accepts retractable shopfront canopies of an appropriate design with sufficient clearance, but not canopies fixed in the down position. If your cafe wants shade over pavement seating, the canopy needs a housing that sits neatly into the fascia and a projection that keeps clear of people walking underneath. A new shopfront has its own line in Haringey Building Control's 2026 charges, for fronts up to 10m, so the glazing and entrance are checked as well as the look. Illuminated or projecting signs usually need advertisement consent, which the owner or their designer obtains.
Kitchens, extraction and access in a food or clinic unit
A cafe or restaurant fit-out in Wood Green is planned around the kitchen extract and the drains. The extract route decides where the cooking line sits, whether the duct runs up the rear wall or through the building, and how odour and noise are controlled for the flats above. Grease from a commercial kitchen needs a grease trap or separator on the waste before it reaches the sewer. Haringey says ventilation can need a planning application even where the change of use does not. Those items are designed first, then counters, seating and finishes are laid out around them.
Every customer-facing unit also has to meet access and fire rules. Part M covers a level or ramped entrance where it can be achieved and an accessible WC where one is provided, while Part B covers escape distances, doors that open the right way and fire separation from the homes above. A salon or clinic adds more basins and small power, so the drainage and circuits are sized before the walls are lined.
Fitting out next to trading shops and occupied flats
A Wood Green parade stays open while your unit is built, so deliveries and noise have to fit around neighbouring traders. Haringey limits loud building work to 8am to 6pm on weekdays and 8am to 1pm on Saturdays. We cut, drill and strip inside those hours, keep deliveries out of the busiest trading times, and keep the pavement clear in front of the shops either side. Where a fit-out must finish over a weekend, the quiet trades take the evenings.
The flats above many shops are the neighbours most affected. Their front door often shares the shop entrance recess or a side passage, and their escape route cannot be blocked at any stage. Fire separation between the shop and the flats is built and inspected before the ceiling is closed. The landlord's consent for the alterations is settled before we start. So are your own duties as a commercial client under the CDM regulations.

FAQ
Frequently Asked Questions about Commercial Fit-Out Wood Green
How much does a shop or cafe fit-out cost in Wood Green?
Published UK guides put refurbishing a retail space at £1,500 to £3,000 per square metre and a restaurant or cafe at £2,000 to £4,500 per square metre (MyBuilder, 2026), and London units usually cost more. For a Wood Green unit the biggest variables are the kitchen and extraction, the shopfront, the electrical supply and accessible WC work. The quote after the survey itemises each of them.
Does turning a Wood Green shop into a cafe need planning permission?
Not for the change of use itself where both are in Class E, which Haringey says covers most high street uses, including shops, cafes, offices and gyms. Planning permission may still be needed for associated building works, ventilation or signage. An external extract flue often needs an application, and a hot food takeaway is sui generis, so that change of use needs permission too.
Can a Wood Green shop have an external solid roller shutter?
Haringey Policy DM8 says security shutters should be open mesh and, wherever possible, located internally. A solid external shutter is therefore unlikely to fit the policy. We fit internal lattice grilles behind the shopfront glass, which keep the window visible at night and avoid a shutter box on the fascia.
Can a Wood Green cafe have a canopy fixed over the window?
A fixed canopy in the down position is not accepted under Haringey Policy DM8. The policy accepts retractable shopfront canopies of an appropriate design with sufficient clearance. We install a retractable canopy in a housing set into the fascia, so it can be wound in when not needed.
Why does the mix of shops on Wood Green High Road matter for a fit-out?
In Haringey's Primary Shopping Frontages, non-retail ground floor units should not exceed 35% across the whole frontage under Policy DM42. A proposal that needs planning permission on such a frontage is weighed against that limit, so check on the policies map whether your unit sits in one before the design is fixed.
Does a new shopfront in Wood Green need building control approval?
Usually, yes. Haringey Building Control has a charge for new shop fronts up to 10m, and the glazing, entrance and access have to meet the Building Regulations. A new shopfront that materially changes how the building looks also needs planning permission, which the owner or their designer obtains before we build.
Does a restaurant in Wood Green need a grease trap?
A commercial kitchen should not send fats and oils to the sewer, so a grease trap or separator is normally fitted on the kitchen waste. Its size depends on the menu and covers. We allow for it at the drainage stage, where it can sit under a counter or in a floor pit that is easy to reach for cleaning.
Can a shop fit-out run while the flats above stay occupied?
Yes, with care. We protect the shared entrance, keep any fire escape route from the flats clear throughout, and schedule dusty or noisy stages for the hours the residents are least affected. Fire separation between the shop and the flats is built and inspected before the ceiling is closed.
Who applies for the consents a commercial fit-out needs?
The tenant, the landlord or their agent or designer applies for planning permission, advertisement consent and any licence the premises needs. We build to those consents, supply the method statement and programme the landlord or council asks of the contractor, and coordinate the building control inspections during the works so each stage is signed off in turn.
