Commercial Fit-Out Peckham

Shop, cafe, restaurant, salon and clinic fit-outs in Peckham, shopfront to counter under one contract, built around your opening date.

Southwark Plan 2022 names Peckham as a Major Town Centre, alongside Elephant and Castle and Canada Water. Its customer-facing units are shops, cafes, salons, food businesses and clinics along Rye Lane and Peckham High Street, smaller units around Bellenden Road, and railway arches. Southwark's Rye Lane Peckham Conservation Area is centred on Rye Lane, Peckham Hill Street and Peckham High Street, so shopfronts and signs there are judged against it. We fit out customer-facing units to the tenant's approved drawings and the landlord's consent.

For Peckham, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Peckham: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

The shops, cafes and arches that make up Peckham's trade

The commercial heart of Peckham is the Major Town Centre around Rye Lane, with smaller units on side streets and parades. Its status in Southwark Plan 2022 Table 8 brings policy on shop windows and changes of use that a unit on a residential street would not face. Check whether your unit sits inside the town centre boundary on Southwark's policies map before the lease is signed, because it changes what the frontage can become.

The units vary, and each shape changes the job. A shop with a flat above needs fire separation between the two and a protected route out for the flat. A cafe or takeaway needs extraction and a compact kitchen layout. On a small unit off Rye Lane or near Bellenden Road, access for deliveries and waste is part of the programme from the first day, because the pavement is busy and loading time is short.

Shopfronts in the Rye Lane Peckham Conservation Area

A new or altered shopfront inside the Rye Lane Peckham Conservation Area is judged against conservation policy as well as design taste. That area is principally centred on Rye Lane, Peckham Hill Street and Peckham High Street. Southwark Plan 2022 Policy P39 requires traditional and historic shop fronts to be retained and refurbished in heritage assets and conservation areas, so surviving pilasters, consoles and fascias are repaired rather than boxed in. If the building is listed, listed building consent covers works to the front and the interior alike.

Security is handled the same way. Policy P39 asks for internal security grilles, and for a shop window to be kept or provided where a unit changes use within a town centre, so a solid external shutter is not the default answer. A front that materially changes the building's appearance needs planning permission, and an illuminated sign may need advertisement consent. The owner or designer applies. We build the frontage to the consented drawings, with the grille behind the glass and the joinery detailed so it can be maintained without stripping the fascia.

Use class, kitchens and access for a Peckham unit

Before the fit-out, confirm that the use you want is the use the Peckham unit already has. Shops, cafes, restaurants, clinics, gyms and offices all sit in Class E, so moving between them does not normally need planning permission unless a condition on the premises restricts it. Hot food takeaways, pubs and bars are sui generis, so changing a shop into one of them needs a planning application, and that application will look closely at kitchen extraction and odour control. The extract route through the building is often the hardest part of a food fit-out.

Building regulations then shape the layout. Southwark requires a full plans application for work to shops, so the fire strategy and escape routes are approved before strip-out. Part M asks for a level or ramped entrance where it can be achieved and an accessible WC where customers use one. Part B covers escape and separation from the flats above. Where food is served, a grease trap on the drainage keeps fat out of the sewer, and the counter, display and floor finishes are chosen to suit trading and cleaning.

Railway arches and trading neighbours around Peckham

A railway arch in Peckham can be fitted out as a workshop, bar, gym or studio, and each one is a damp masonry vault. Southwark's direction on Class E to residential names railway arches alongside town centres, so an arch unit stays commercial unless planning permission says otherwise. An older direction removed the light industrial (Class B1c) to home right in any railway arches, a use class that no longer exists.

For a tenant fitting out an arch, the practical points are damp, services brought in from the street, and fire separation from the next arch, all of which we price from the drawings. A lining with a drained cavity keeps water off the new finishes. On a parade the neighbours are trading while we work, so we agree delivery times with the landlord, keep the frontage clear during opening hours and protect the flats above from dust and noise.

FAQ

Frequently Asked Questions about Commercial Fit-Out Peckham

How much does a shop or cafe fit-out cost in Peckham?

Published UK guides put refurbishing a retail space at £1,500 to £3,000 per square metre and a restaurant or cafe at £2,000 to £4,500 per square metre (MyBuilder, 2026), and London units usually cost more. For a Peckham unit the biggest variables are the kitchen and extraction, the shopfront, the electrical supply and accessible WC work. The quote after the survey itemises each of them.

Is Peckham classed as a town centre for planning purposes?

Its centre is. Southwark Plan 2022 Table 8 names Elephant and Castle, Peckham and Canada Water as Major Town Centres. That status matters for a fit-out because town centre policy covers shop windows and changes of use. Check the town centre boundary on Southwark's policies map, then ask your designer which frontage policies apply to your unit.

Can external roller shutters go on a Rye Lane shop in Peckham?

Plan for an internal grille instead. Southwark Plan 2022 Policy P39 asks for internal security grilles on shop fronts, and an external shutter is an alteration to the front that normally needs planning permission. Rye Lane is at the centre of the Rye Lane Peckham Conservation Area, so the window and joinery matter too. Detail the grille so it sits inside the shopfront joinery and does not block the display.

Must an old shopfront in the Rye Lane Peckham Conservation Area be kept?

Where it is traditional or historic, yes. Policy P39 requires traditional and historic shop fronts to be retained and refurbished in heritage assets and conservation areas, and the Rye Lane Peckham Conservation Area is centred on Rye Lane, Peckham Hill Street and Peckham High Street. Repairing pilasters, stallrisers and fascias is then part of the fit-out scope. A later modern front is not caught by that duty.

Does turning a Peckham shop into a takeaway need planning permission?

Yes. A hot food takeaway is sui generis, outside Class E, so the change from a shop needs a planning application. The application will cover the extract duct, odour control and opening hours, and the owner or their designer makes it. We build the kitchen, extract and drainage to the consent once it is granted.

What does a fit-out of a railway arch in Peckham involve?

Mostly dealing with damp, services and separation. An arch needs a membrane or lining to manage water, power and water brought in from the street, and fire separation from neighbouring arches. Southwark's Class E to residential Article 4 direction names railway arches, so an arch cannot become a home without planning permission.

Can shop fit-out work in Peckham run after the shops close?

Quiet work can, but noisy tasks keep to the council's window. Hammer drills, breakers and saws are limited to 8am to 6pm on weekdays and a Saturday morning slot of 9am to 2pm, with none on Sundays. Painting, joinery and fixing shelving can run later where the landlord and the flats above agree.

Does a Peckham cafe need an accessible toilet?

Where customers are offered a toilet, building regulations Part M expect an accessible one to be provided where it is reasonable to do so. In a narrow Peckham unit that often decides the layout of the back of house, so settle the WC position before the counter and kitchen are drawn.

Do shop signs in Peckham's conservation area need consent?

Illuminated signs usually need advertisement consent, and in the Rye Lane Peckham Conservation Area the design of fascia and projecting signs is judged against the area's character. Your designer or sign maker applies. We fit the fascia and wiring to the consented design so the sign goes up once.
