Commercial Fit-Out Bermondsey

Shop, cafe, restaurant, salon and clinic fit-outs in Bermondsey, shopfront to counter under one contract, built around your opening date.

Commercial fit-out in Bermondsey means customer-facing units in a mainly residential area. The units to expect are shops, cafes, restaurants and salons on Bermondsey Street, food and trade units in railway arches such as those around Maltby Street Market, and small units near Bermondsey station. The work is a shop or cafe refit, a new kitchen behind a counter, or a shell arch turned into a trading space. We build these units to the approved drawings, the landlord's requirements and your opening date.

For Bermondsey, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Bermondsey: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Bermondsey Street shopfronts and the conservation area

A shop or cafe fit-out on Bermondsey Street can begin at the front, once you confirm whether the unit sits inside the conservation area. Southwark Plan 2022 Policy P39 requires traditional and historic shop fronts in heritage assets and conservation areas to be retained and refurbished, and the Bermondsey Street Conservation Area has a published appraisal. Where a unit inside the conservation area has a traditional or historic front, that means repairing the existing stallriser, pilasters and fascia rather than replacing the whole front with a new frame. If the building is listed, listed building consent is needed for works to the front and the interior alike.

Policy P39 also asks for internal security grilles, and where a change of use happens within a town centre, for a shop window to be kept or provided. In practice we fit the shutter behind the glass, keep the window as a display rather than blocking it with shelving, and route signage cabling so the fascia is not cut about. A new shopfront or external shutter can need planning permission, and many signs need advertisement consent. The owner or their designer applies before anything is made.

Railway arch units near Maltby Street Market

Railway arches are a distinct part of Bermondsey's commercial stock, and Maltby Street Market sits among them. An arch fit-out deals with damp brick vaults, limited daylight and services brought in from the front, so we line the vault with a ventilated system, bring in power and water from the street end and light the space for trading. Food units need extraction routed out through the front screen or a flue agreed with the landlord, because there is no roof to exit through.

Arches carry their own planning history. Southwark's current Class E to residential Article 4 direction lists railway arches, town centres and shopping frontages. Before that, it had confirmed a direction withdrawing the old right to turn light industrial (B1c, in the direction's wording) arches into homes. An arch cannot become a home without planning permission, so the fit-out is designed for a lasting business use: counters, display, floors that take trading, and drainage that suits the use.

Use class, extraction and building control for Bermondsey units

The use of the unit decides what paperwork comes first. Shops, cafes, restaurants, clinics, gyms and offices sit in Class E, so moving between them does not normally need planning permission, but a hot food takeaway, pub or bar is sui generis and does. A Bermondsey cafe that wants to sell takeaway food as its main trade is a planning question for the owner or designer before we price the kitchen. Extraction and odour control are often a condition of that consent.

Building control is non-domestic, and Southwark requires a full plans application for shops and railway premises. The approved drawings fix an accessible entrance and WC under Part M, fire and means of escape under Part B and, where food is served, a grease trap on the drainage. We then build the counter, back-of-house kitchen, lighting and floor finish to those drawings, and hand over the certificates the landlord and the environmental health officer ask for.

Trading hours, hoardings and neighbours in Bermondsey

Out-of-hours working is the usual request on a commercial job, and Southwark's limits on noisy work apply whatever the building. Noisy construction runs only from 8am to 6pm on weekdays and 9am to 2pm on Saturdays, with no works on Sundays or bank holidays. On a Bermondsey parade or arch we put demolition, cutting and drilling inside those windows, and quieter shopfitting, signage and snagging at the edges of the day where neighbours allow.

Where a shopfront is being replaced or a frontage is closed off, a hoarding on the pavement is licensed under section 172 of the Highways Act 1980, and any scaffold under section 169. Those licences sit inside the programme, so the hoarding date, the shopfront order and the opening day are fixed together. Where there are flats above the shop, as on parts of Bermondsey Street, we agree delivery times and dust control with the residents, and keep the entrance to the upper floors clear throughout.

FAQ

Frequently Asked Questions about Commercial Fit-Out Bermondsey

What should I budget to fit out a unit in Bermondsey?

Start from the UK guide of £1,500 to £3,000 per square metre for a retail refurbishment, or £2,000 to £4,500 for a restaurant or cafe (MyBuilder, 2026), and add for London prices. Consent fees, the landlord's costs and equipment such as ovens and tills sit outside the building work. A Bermondsey quote follows a survey of the unit and your layout.

Can a Bermondsey Street shopfront be replaced with a modern frame?

Not where the front is traditional or historic and the unit is inside the conservation area. Southwark Plan 2022 Policy P39 requires traditional and historic shop fronts in heritage assets and conservation areas to be retained and refurbished, and Bermondsey Street has its own conservation area appraisal. The route is to repair and repaint the existing timber, glass and fascia, with any new sign or shutter designed to suit it. A later, plain front may be replaced with planning permission obtained by the owner or their designer.

What building regulations apply to a Bermondsey shop, cafe or arch fit-out?

Part M and Part B lead, with drainage added where food is served. Southwark requires a full plans application for shops and railway premises, so an arch cafe follows the same route as a high street shop. The drawings show the accessible entrance and WC, the escape route, fire separation from any flats above and grease management on the kitchen drainage. We build to them and hand over the certificates.

Can a Bermondsey railway arch unit become a home?

Not through permitted development. Southwark's Class E to residential Article 4 direction lists railway arches, and an earlier direction withdrew the old right to turn light industrial (B1c) arches into homes. An arch therefore cannot become a home without planning permission, and the fit-out should be designed for business use.

Does turning a Bermondsey cafe into a takeaway need planning permission?

Yes. Cafes and restaurants are in Class E, but a hot food takeaway is sui generis, so a change to it needs planning permission, and the same applies to pubs and bars. The owner or their designer applies, and extraction and odour control usually form part of the application. We build the kitchen and extract to whatever the consent sets.

Does a new sign on a Bermondsey shop need consent?

Many do. Signs are controlled under the advertisement regulations, separately from planning permission for the shopfront. Some signs have deemed consent, but illuminated signs and signs in a conservation area such as Bermondsey Street face tighter control. The owner or their designer checks and applies, and we fit the sign and its wiring to the consented drawing.

Can a Bermondsey shop fit an external roller shutter?

Southwark expects the grille inside the glass. Southwark Plan 2022 Policy P39 requires internal security grilles and, on a change of use within town centres, the retention or provision of a shop window. We fit the shutter inside the glazing and keep the window open as a display, which also keeps the frontage active when the shop is closed.

How long does a small commercial fit-out take?

The length is set by drawing approval, long-lead items and the extent of services work rather than by floor area alone. A shell unit that needs new toilets, a kitchen extract and a new shopfront takes longer than a cosmetic refit of an existing cafe. We give you a written programme once the scope and drawings are fixed, with the opening date as the fixed point.

Do you need a hoarding licence for a Bermondsey shopfront replacement?

If the hoarding stands on the pavement, yes. Southwark grants hoarding licences under section 172 of the Highways Act 1980 and scaffolding licences under section 169. The hoarding licence is booked into our programme and timed with the shopfront order so the frontage is closed for as short a time as possible.
