Commercial Fit-Out Dulwich

Shop, cafe, restaurant, salon and clinic fit-outs in Dulwich, shopfront to counter under one contract, built around your opening date.

Commercial fit-out in Dulwich means customer-facing units among homes: a shop or cafe in Dulwich Village, which Southwark Plan 2022 names as a Local Centre, or a clinic, salon or studio on a local parade. We strip out and rebuild the unit, repair or refit the shopfront, and fit the counters, display, lighting, floors and WCs your trade needs. The work follows your approved drawings and the landlord's fit-out rules, so the unit can open to customers on a known date.

For Dulwich, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Dulwich: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Where shops, cafes and clinics trade in Dulwich

Expect a small unit. Southwark Plan 2022 lists Dulwich Village as a Local Centre alongside The Blue, Nunhead and Tower Bridge Road. Local Centres are the smaller centres that borough plans designate, below the London Plan's District, Major and Metropolitan tiers. They serve people who live nearby with shops, cafes, estate agents and services. Shopping streets elsewhere in East Dulwich and Herne Hill carry their own designations, so check Southwark's policies map for your unit. The fit-outs that suit this setting are a single shop, a cafe, a salon or a treatment room.

Small does not mean simple. A unit on a village parade may have a flat above, a party wall with the next shop and limited rear access. Deliveries, waste and noisy work have to be planned around residents as well as trading neighbours. We survey the unit before pricing. That covers the incoming supply and meter position, drainage for any sink or kitchen, the extract route, the state of the floor and ceiling, and whether the shell has a usable WC and a level entrance.

Shopfronts in Dulwich Village and the conservation rules

If the shop is in a conservation area, plan to keep and repair its traditional front. Southwark Plan 2022 Policy P39 expects historic fronts in heritage assets and conservation areas to be retained and refurbished, and the Dulwich Village Conservation Area has been designated since 1968. That means repairing timber stallrisers, pilasters, fascias and cornices, reglazing in timber, and keeping the proportions of the window, with any new sign sized to the fascia rather than covering it. If the building is listed, listed building consent covers works inside as well as out.

Security goes inside the glass. Policy P39 also asks for internal security grilles, and for a shop window to be kept or provided when a unit changes use within town centres. A shop in a designated centre that becomes a takeaway or another use needing permission should expect to keep a window to the street. For you that means allowing for an internal lattice or laminated glass instead of an external shutter, and designing the display or screening early. A front that materially changes the look of the building needs planning permission, and an illuminated sign may need advertisement consent; you or your designer obtain these before we fit anything.

Use class, extraction and drainage for a Dulwich cafe or takeaway

Check the use class before you sign the lease. Class E covers shops, cafes, restaurants, clinics, gyms and offices, so a Dulwich shop becoming a cafe or a treatment room may not need a change of use. A hot food takeaway, a pub or a bar is sui generis, so changing a unit to one of those needs planning permission. The lease, the landlord's consent and any conditions on the original permission still apply, and we price the fit-out for the use you will actually trade as.

Cooking brings its own services. A cafe kitchen needs extraction taken up the building and odour control, and the planning officer may attach conditions to the flue route and the noise of the fan, especially with flats above. Where food is served, the drainage needs a grease trap or other grease management before it joins the sewer. Southwark's Class E to residential Article 4 direction covers town centres and shopping frontages, so where it covers a Dulwich unit, turning it into a home needs planning permission and the unit is likely to stay in trading use.

Fire separation and access in a Dulwich unit with flats above

The fire separation between the unit and the homes above is a common cost driver. Upgrading an old lath ceiling to the fire resistance the plans require can mean a new boarded or suspended ceiling, fire stopping around every pipe and cable that passes through, and fire rated doors to any shared stair. Southwark requires a full plans building control application for work to shops, so the drawings for a Dulwich shop or cafe set out that separation under Part B, the escape route and the alarm before the work begins.

Access is the other test. Part M of the Building Regulations covers the entrance and, where one can reasonably be provided, an accessible WC, and a step at the door of an old parade shop is often the hardest part to solve. We plan counters and service areas with a clear route through, choose floors that stand up to trading and cleaning, and light the display. Noisy work keeps to Southwark's hours, which stop at 2pm on a Saturday, because a Dulwich shop shares its noise with a household.

FAQ

Frequently Asked Questions about Commercial Fit-Out Dulwich

How much does a shop or cafe fit-out cost in Dulwich?

Published UK guides put refurbishing a retail space at £1,500 to £3,000 per square metre and a restaurant or cafe at £2,000 to £4,500 per square metre (MyBuilder, 2026), and London units usually cost more. For a Dulwich unit the biggest variables are the kitchen and extraction, the shopfront, the electrical supply and accessible WC work. The quote after the survey itemises each of them.

Can an old shopfront in Dulwich Village be replaced with a new one?

Where the front is traditional or historic and sits in a conservation area, plan to repair it rather than replace it. Southwark Plan 2022 Policy P39 expects such fronts in heritage assets and conservation areas to be retained and refurbished, and the Dulwich Village Conservation Area dates from 1968. New work should match the original timber detailing and proportions.

Can a Dulwich shop fit an external roller shutter?

Plan for internal security instead. Southwark Plan 2022 Policy P39 asks for internal security grilles, and a solid external shutter would hide the shop window the policy expects to be kept. An external shutter is also a change to the front that normally needs planning permission. An internal lattice grille or laminated glass gives protection without closing the front, and fixing points for it should be allowed for in the shopfront joinery.

Is Dulwich Village treated as a town centre in the Southwark Plan?

It is named as a Local Centre in Table 8 of Southwark Plan 2022, with The Blue, Nunhead and Tower Bridge Road. In the London Plan network, Local Centres are the smaller centres that borough plans designate. Policy P39 asks for internal security grilles and, on a change of use within town centres, for a shop window to be kept or provided.

Which building control route does a Dulwich shop or cafe fit-out take?

Full plans. Southwark lists shops among the buildings that need a full plans application, and it keeps the building notice for simple domestic jobs only. The approved drawings show the fire separation from any flat above, the escape route, the alarm and the accessible entrance. We build to that approved set and keep it on site for the inspector.

Does turning a Dulwich shop into a takeaway need planning permission?

Yes. A hot food takeaway is sui generis, outside Class E, so changing a shop to one needs planning permission. A shop becoming a cafe, restaurant, clinic or gym usually stays within Class E, although the lease and any conditions on the original permission still apply. You or your agent make any application; we build the fit-out to the consent granted.

Can a Dulwich shop unit become a flat instead?

Not without planning permission where Southwark's Class E to residential Article 4 direction applies. It covers town centres, shopping frontages, railway arches and other named areas, so a unit in a designated centre such as Dulwich Village may well be covered. Check the address against the direction before buying or signing a lease with conversion in mind.

Does a cafe fit-out in Dulwich need a grease trap?

Yes, where food is prepared and washing up goes down the drain, plan for a grease trap or another form of grease management before the waste joins the sewer. Fat in a shared drain run blocks the flats above as well as the unit. We allow a position for it under the sink or in the floor, with access for emptying, when the counter and kitchen layout are drawn.

Does a new shop sign in Dulwich Village need consent?

Often, and illuminated signs need the most care. Advertisement consent is a separate regime from planning permission, and some signs have deemed consent while others need express consent, with tighter limits in a conservation area. You or your designer confirm the position with Southwark and obtain any consent; we fit the sign to the approved size and position on the fascia.
