Commercial Fit-Out Beckenham

Shop, cafe, restaurant, salon and clinic fit-outs in Beckenham, shopfront to counter under one contract, built around your opening date.

Commercial fit-out in Beckenham means the shops, cafes, bars, restaurants, salons and clinics around Beckenham High Street. Bromley's Local Plan ranks Beckenham among its District Centres and says the town centre has an important evening economy, identified in the London Plan as a Night Time Cluster. The work is at the scale of a single unit on a parade: a counter, a kitchen, a shopfront and a sign, built around trading hours and the frontage rules on the street.

For Beckenham, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Beckenham: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Fitting out Beckenham's evening economy premises

A restaurant, bar or cafe in Beckenham trades into the night, and Bromley's Local Plan says the town centre has an important evening economy identified in the London Plan as a Night Time Cluster. That shapes a food and drink fit-out more than any finish. Kitchen extraction, grease traps, acoustic linings to the ceiling where flats sit above, and a floor that takes wet cleaning all have to be designed in from the start.

Check the use class before the lease is signed: a cafe or restaurant falls in Class E, but a bar and a hot food takeaway are sui generis, so a change to either needs planning permission. Programme is the other pressure. We plan the strip-out, first fix, extraction install and ceiling in an order that lets the kitchen equipment and bar go in on fixed dates, so the opening night does not slip.

Shopfronts, shutters and signs on a Beckenham parade

Bromley's Urban Design Guide SPD, which covers Beckenham, is specific about shopfronts. It says external solid or perforated metal shutters look unsightly, prevent natural surveillance and attract graffiti, while internally fitted open mesh or lattice grilles keep some transparency to and from the street. A new external shutter or a changed shopfront usually needs planning permission in its own right. The SPD also says the borough will resist removing shopfronts of architectural or historic merit.

Canopies should sit no less than 2.4 metres above the pavement when extended, which sets the fixing height before the fascia is built. Internally illuminated fascia signs are not considered appropriate in conservation areas or on listed buildings, and the SPD names the Odeon Cinema and Beckenham Public Hall among the listed buildings here. For a unit in a conservation area or a listed building, plan on a painted or externally lit fascia from the outset. Works to a listed building also need listed building consent, which covers the interior as well as the frontage and which the owner obtains.

Access, fire and drainage in a Beckenham shop or cafe

A customer-facing unit in Beckenham has to let the public in, and get them out, safely. Part M covers a level or ramped entrance, door widths and an accessible WC where one is required, and a step at an old shop door is often the first thing to solve. Part B covers escape for customers and staff, so a kitchen or stockroom at the back cannot block the route to the street or a rear exit.

Bromley sets an individual building control charge for each commercial job rather than a published fee, and a full plans application gets a decision within five weeks, or two months where the period is extended by agreement. That timescale goes into the programme before the shopfitters are booked. Where food is served, a grease trap or separator on the drain keeps fat out of the sewer. The CDM Regulations give the business its own client duties, and the landlord's consent comes first.

Trading neighbours, deliveries and flats above a Beckenham unit

A fit-out on Beckenham High Street happens between businesses that are still trading and, often, homes on the floors above. Bromley's normal hours for noisy work are 8am to 6pm on weekdays and 8am to 1pm on Saturday, which sits awkwardly with a parade that is busiest at those times. Where breaking out has to happen at night, the contractor applies for prior consent under Section 61 of the Control of Pollution Act 1974 first.

Deliveries are the next constraint. Shopfitting joinery, counters and kitchen equipment arrive in large pieces, so a bay suspension of up to 10 bays for up to 14 days keeps a loading space outside the unit. Where the flats above share a wall or a stair with the shop, dust screens, sealed doors and quiet tasks early in the day keep those residents on side, and their access stays open throughout the Beckenham job.

  • Fire stopping and separation to the flats above a unit
  • Cafe, restaurant and bakery fit-outs around the kitchen
  • Fascia and sign installation to the approved consent

FAQ

Frequently Asked Questions about Commercial Fit-Out Beckenham

How much does a shop or cafe fit-out cost in Beckenham?

Published UK guides put refurbishing a retail space at £1,500 to £3,000 per square metre and a restaurant or cafe at £2,000 to £4,500 per square metre (MyBuilder, 2026), and London units usually cost more. For a Beckenham unit the biggest variables are the kitchen and extraction, the shopfront, the electrical supply and accessible WC work. The quote after the survey itemises each of them.

What kind of commercial units does Beckenham have to fit out?

Shops, cafes, restaurants, bars, salons and clinics at the scale of a District Centre. Bromley's Local Plan names Beckenham among its District Centres, and its town centre has an important evening economy identified in the London Plan as a Night Time Cluster. That means single units on Beckenham High Street and the parades rather than large malls.

Can a Beckenham shop fit external roller shutters?

Usually only with planning permission, and Bromley's Urban Design Guide SPD argues against them. It says external solid or perforated metal shutters look unsightly, prevent natural surveillance and attract graffiti, and that internally fitted open mesh or lattice grilles keep some transparency to and from the street. Planning the grille into the shopfront frame avoids a later retrofit.

Can a Beckenham shopfront have an internally lit sign?

Not normally in a conservation area or on a listed building. Bromley's Urban Design Guide SPD says internally illuminated fascia signs are not considered appropriate there. Elsewhere, an illuminated fascia sign can have deemed consent within strict limits on size, height and brightness, and a sign outside those limits needs express advertisement consent. A painted fascia with trough or spot lighting is the safer design, though the lighting may still need consent.

How high must a shop canopy be above the Beckenham pavement?

No less than 2.4 metres above pavement level when extended, according to Bromley's Urban Design Guide SPD. That clearance sets where the canopy box is fixed on the fascia, so it is fixed early in the shopfront drawings, before the sign board and lighting positions are drawn.

Does turning a Beckenham shop into a bar or takeaway need planning permission?

Yes. Shops, cafes and restaurants sit together in Class E, but pubs, bars and hot food takeaways are sui generis, so a change to any of them needs an application. Beckenham town centre is a London Plan Night Time Cluster with flats over many units, so expect the application to deal with extraction, odour and noise.

Can an old shopfront in Beckenham be taken out and replaced?

Not always. Bromley's Urban Design Guide SPD says Bromley will resist the removal of shopfronts of architectural or historic merit, and Beckenham has several conservation areas and listed buildings. An original frame, pilasters or console brackets can often be repaired and kept, with the new glazing and fascia fitted within them.

Does a cafe or restaurant fit-out need a grease trap?

Where hot food is prepared, yes in practice. Fat poured down a commercial kitchen drain blocks the sewer, and the sewerage company can act against the business. A grease trap or separator under the sink or on the drain run is built into the kitchen plan, with access for emptying.

Can a Beckenham shop keep trading during its fit-out?

Sometimes, if the work is phased. The unit is split behind a sealed dust screen, the trading half keeps its fire exit and lighting, and noisy tasks happen before opening. A full strip-out of the ceiling, floor or services normally needs the unit closed, so that phase is kept as short as possible.
