Office fit-out in Bermondsey tends to be small-floor work: a studio in a converted warehouse, a suite above a shop on or near Bermondsey Street, or a floor in the London Bridge and Bermondsey West end of the area. Bermondsey is mainly residential and is not a business district, so the office work here is measured in single floors and suites. We strip out, partition, light, service and finish office space to the landlord's licence and approved drawings.
For Bermondsey, the construction part of an office fit-out is published at £70 to £120 per sq ft as a UK guide, and an all-in London office fit-out at £148 to £359 per sq ft (Oktra and Cushman and Wakefield, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Bermondsey: we build the office partitions, ceilings, lighting and finishes as one contract and coordinate the IT supplier and specialist trades around them.

The office space that actually exists in Bermondsey
Bermondsey's workspace sits in and between its homes. The area is described as post-war estates, riverside apartments and converted warehouses, and a converted warehouse floor can hold studio or small office space, as can rooms above shops on Bermondsey Street. The London Bridge and Bermondsey West end, closest to the City, adds office floors in mixed buildings. The briefs to expect are a single floor or suite for a small practice, an agency or a professional firm.
That scale shapes the fit-out. In a warehouse floor the brick walls, timber or iron structure and high ceilings are the selling point, so we keep them visible and run lighting, power and data on exposed containment. Above a shop the work is tighter: new partitions, a kitchenette and a WC inside a narrow plan, with a protected route down the stair. In both cases we coordinate data cabling with your IT supplier rather than guessing at their layout. If the warehouse is listed, listed building consent covers works inside as well as out, so new partitions and containment are agreed before they are fixed.
Cat A and Cat B fit-out for a Bermondsey office
Cat A and Cat B describe who finishes what in a Bermondsey office. Cat A is the landlord's base build: ceilings, raised floor or finished screed, general lighting, heating and cooling, WCs and a basic fire alarm. Cat B is your fit-out on top: partitions and glazed screens, meeting rooms, a tea point or kitchen, extra small power, feature lighting, finishes and signage inside. Many leases hand over a shell, so a tenant sometimes pays for both.
Before work starts, the landlord's licence for alterations sets what you may change, the drawings they need to see and the reinstatement they will want at the end. We price the fit-out from the plan you and the landlord agree, and keep a record of every change to the base build. That record is what the dilapidations survey is measured against when the lease ends and the space is handed back.
Building control and BREEAM for Bermondsey office works
Office fit-out is non-domestic work, and with Southwark as building control the route is fixed. Southwark says a building notice is only for small, simple domestic work and cannot be used in offices or workplaces, and it requires a full plans application for offices. The approved drawings settle Part B fire and means of escape, Part M access and Part L lighting and services before the partitions go up, so approval is the first milestone in a Bermondsey programme.
Size changes the rules. Southwark Plan 2022 Policy P69 asks for a BREEAM Excellent rating where a non-domestic refurbishment converts, extends or changes the use of more than 500sqm of non-residential floorspace. A whole Bermondsey warehouse being converted or changed to office use can cross that line, and then the assessment drives lighting, heating, water fittings and materials from the start. As a commercial client you also carry duties under the CDM Regulations, starting with passing on what is known about the building, such as an asbestos survey.
Office stock, Class MA and Article 4 in Bermondsey
Southwark has used Article 4 directions to limit the conversion of offices to homes, which matters to a Bermondsey tenant only as context. Its non-immediate Article 4 direction removing the Class MA right to change offices to dwellings came into force on 1 August 2022. Separate Central Activities Zone directions require planning permission to convert an office, or other commercial and leisure premises, to a home. The effect is that office floors here are more likely to stay offices.
The London Plan backs that approach. Policy E1 asks boroughs to use Article 4 directions so that the CAZ and other office clusters are not undermined by office to residential permitted development. For your fit-out it changes nothing on site: the Class MA question belongs to the building owner, not to the tenant, and the work is still judged against your lease and the landlord's licence. What it does tell you is that the building around your Bermondsey suite is likely to stay in business use, alongside the neighbouring occupiers you plan noisy work around.

The GS Renovation Difference in Bermondsey
A small office fit-out needs the same order as a large one, in a tighter space. We work from the approved drawings, deal with the landlord's surveyor, and bring in the registered electrician, the fire alarm installer and your IT supplier in the right sequence. Noisy work is planned around neighbours in a mixed Bermondsey building. You get a written quotation after a site visit, a programme tied to your lease start and move-in, and a record of the works for the lease file.
- Office strip-out and core drilling booked outside other tenants' working hours
- Lease reinstatement clauses read before any partition is fixed to the structure
- Aftercare and snagging support once the job is finished

FAQ
Frequently Asked Questions about Office Fit-Out Bermondsey
How much does an office fit-out cost in Bermondsey?
Published guides put the construction part of an office fit-out at £70 to £120 per square foot (Oktra, 2026) and an all-in London fit-out at £148 to £359 per square foot (Cushman and Wakefield, 2026). The survey and your layout fix the scope, and the quote itemises strip-out, partitions, ceilings, lighting, power and making good.
Does a Bermondsey office fit-out need building regulations approval?
Yes, where it includes controlled work such as new partitions affecting escape, fire alarms, WCs or ventilation. With Southwark as building control it must be a full plans application, because Southwark says a building notice cannot be used in offices or workplaces. A purely cosmetic refresh of paint and carpet needs no application.
What is the difference between Cat A and Cat B in a Bermondsey office?
Cat A is the landlord's base build: ceilings, floors, lighting, heating and cooling, WCs and a basic fire alarm. Cat B is the tenant's layer: partitions, meeting rooms, a tea point, extra power and data, finishes and branding. A shell unit needs both, and your lease says who pays for each. We price them separately so you can see the split.
Can a Bermondsey office be fitted out outside working hours?
Quiet work can. Southwark allows noisy construction only from 8am to 6pm Monday to Friday and 9am to 2pm on Saturday, with none on Sundays or bank holidays. Drilling, cutting and strip-out go inside those windows. Decorating, cabling and furniture installation can move to evenings where the landlord and neighbouring occupiers agree.
Does a Bermondsey office need a BREEAM rating for its fit-out?
Only above a set size. Southwark Plan 2022 Policy P69 asks for BREEAM Excellent where a non-domestic refurbishment converts, extends or changes the use of more than 500sqm of non-residential floorspace. A single small office floor falls below that and is built to the building regulations and the landlord's specification. A whole warehouse being converted or changed to office use may not.
Can the Bermondsey office we are leasing be turned into flats later?
Probably not under the Class MA permitted right, where Southwark's directions apply. Its Article 4 direction removing that right for offices came into force on 1 August 2022, and its Central Activities Zone directions also require planning permission to convert an office to a home. That is the owner's question, and for a tenant it means the space is expected to stay workspace.
What happens to our Bermondsey office fit-out when the lease ends?
The lease and the licence for alterations say what must be removed and what the landlord will keep. Reinstatement often means taking out partitions, making good ceilings and returning services to the Cat A layout. We keep drawings and photographs of the base build before the fit-out, which makes the dilapidations conversation shorter and the strip-out easier to price.
Can you fit out a small office above a shop in Bermondsey?
Yes. The work is partitions, lighting, data, a kitchenette and a WC, with fire separation from the shop below and a protected escape stair. On Bermondsey Street we plan noisy work around the trading hours of the unit underneath and keep deliveries short. Southwark requires full plans for office work, so the drawings are approved before we start.
What CDM duties does a business have on an office fit-out?
A commercial client has duties of its own under the CDM Regulations. You appoint a competent contractor, allow enough time and money for the work, and pass on what you know about the building, such as the asbestos survey. On a job with more than one contractor, the client must appoint a principal designer and a principal contractor. We explain what we need from you at the start.
