Nothing gets left hanging. Removing a chimney breast in Hoxton
Most Hoxton terraces still carry their original chimney breasts in the front and rear rooms, and they eat into what are already modest floor plans. Because the breast helps carry the masonry, flues and stack above it, we never simply knock one out. A structural engineer first works out what is bearing on it and how the retained brickwork overhead will be held once it has gone.
On the lower floors, where a breast is removed but the stack above is kept, we support the retained masonry on steel gallows brackets bolted into the party wall, or on a beam where brackets are not suitable. Where a full-height stack is redundant, it is often better to remove the whole stack and make good the roof. The one thing we never do is leave a stack unsupported.
Party wall and building control in N1
In Hoxton's tightly built terraces the chimney stack almost always sits within the shared party wall with the house next door. Removing the breast, or bolting gallows brackets into that wall, affects the neighbour's structure, so the work is notifiable under the Party Wall Act and you serve notice before anything starts. You serve those notices as part of the job.
The support work is a building regulations matter, and Hackney Council's building control inspects the brackets or beam and signs it off, no planning permission being needed for internal work like this. We cap any redundant flue with ventilation to keep it dry and prevent damp staining, then replaster so the room is left square with no sign a breast was ever there.
Quieting the party wall while it is open
Taking a breast out of a Hoxton bedroom gives you a rare opportunity. For a few days the party wall is stripped back to bare brick over its full height, and in a Victorian terrace off Hoxton Square that wall is often a single skin of soft brick with nothing but plaster on each face. It is the one moment when improving the sound insulation between you and next door costs very little extra.
The usual approach is an independent stud built off the floor with a small gap to the masonry, filled with mineral wool and finished with two layers of dense plasterboard. It takes around a hundred millimetres out of the room, which is far less than the breast did, and it makes a real difference to conversation and television noise. We tell you the trade-off in floor area before you decide, and do the work while the wall is already open.
Combining it with a loft conversion
Hoxton has more loft conversions than most of Hackney, and if one is anywhere in your plans the two jobs belong in the same programme. A conversion means new floor structure, a staircase and rooms built into the roof space, all of which have to work around a stack that may be coming out anyway. Doing them separately means a room that has just been finished being opened up again, and a second round of scaffolding, protection and mess in a house that has only just recovered from the first.
Run together, the sequence is straightforward and the savings are real. Access and protection are set up once, the engineer looks at the whole house rather than one floor of it, and the roof is made good and reinsulated as part of the conversion rather than as a separate visit. In an N1 terrace off Shoreditch Park where floor area is scarce, it is also the moment to decide whether the breast on the middle floor is worth keeping when a new staircase is about to change how that room is entered.
