Structural Alterations High Wycombe

Structural alterations, new openings and steel support in High Wycombe. Trusted, professional, 30+ years' hands-on experience.

Structural alterations are the works that change how a building carries its own weight: new openings, removed walls, altered floors and new steel. We appoint a structural engineer for the calculations and build to what they issue. We never produce those calculations ourselves. This page sets out the building control route for High Wycombe, the ground conditions across the town, and how the two fit together.

Extensive internal structural alterations need a full plans application

Buckinghamshire Council requires a full plans building control application for extensive internal structural alterations, and states that structural or architectural drawings and calculations must be submitted with the application.

That is the practical reason the engineer is appointed before anything is opened up. The council wants the calculations in front of it, not after the event. We appoint the engineer, gather the drawings and calculations, and submit them as part of the application rather than leaving you to assemble them.

The Wycombe area has its own site inspection booking form

Buckinghamshire Council runs a separate site inspection booking form for the former Wycombe district area, alongside forms for the former Aylesbury Vale and former Chiltern and South Bucks areas. A High Wycombe job is booked through the Wycombe form.

The council may also charge an additional building control fee if a project has not been inspected for 3 years or more, or if it has to visit more than once to check the same thing. Both of those charges are avoidable with a programme that calls the inspector once per stage. We book the visits and keep the work moving between them.

The ground under a valley side property is not the ground under the valley floor

Castlefield, Micklefield, Totteridge, Sands and Downley sit on the valley sides and higher ground rather than on the valley floor, so sloping rear gardens are part of the ground condition there. BGS maps Head, described as gravel, as the superficial deposit at The Rye and at Sands. At Kingsmead, on the east side of High Wycombe, BGS maps Alluvium or no superficial deposit rather than Head.

A slope changes how an opening is propped and how a new bearing is carried down to something that can take it. So does the material under the slab. We record what is exposed once the ground is opened and pass it to the engineer before the design is fixed.

Four Article 4 directions cover High Wycombe's business land

The four Article 4 directions covering High Wycombe business land, at Cressex Business Park, Holmers Farm Way, Kingmead Business Park and Peregrine Business Park, were all made on 2 May 2019. Those four directions remove permitted development rights for change of use from offices to residential.

The national register describes each of them as referring to the General Development Order 2015 and 2019. Where a structural alteration is part of turning an office on one of those sites into flats, the change of use itself needs planning permission first. We build to the consent you hold rather than assuming one is in place.

Trusted Structural Alterations in High Wycombe

Structural alterations are where the paperwork and the build have to move together. Buckinghamshire Council wants drawings and calculations submitted with a full plans application, so we appoint the structural engineer first and build to what they issue. FAQ

Frequently Asked Questions about Structural Alterations High Wycombe

How do you price structural alterations in High Wycombe?

By surveying first and writing it down afterwards. A High Wycombe property is measured, the structure is confirmed, and the structural alterations scope is agreed before GS Renovation puts a figure to it. The quotation then splits into structure, services and finishes, with the Buckinghamshire Council fee visible rather than bundled. Homeowners around HP10 can hold us to it, because it is in writing. Ring 07472 424 226 or email info@gsrenovationltd.co.uk to book the HP10 visit. As a rough guide, structural alterations in London ranges from roughly £1,500 for a simple opening to £15,000 or more where underpinning or major works are involved (indicative London ranges, MyBuilder and Checkatrade, 2026). Your figure depends on the size, specification and condition of the property, which is why we survey before quoting.

Is underpinning a full plans job, or can it go in on a building notice?

Buckinghamshire Council lists underpinning among the work you can apply for by building notice, alongside new drainage or connection to a sewer and a new bathroom, shower or toilet. That is the application route rather than the engineering answer. The underpinning itself is designed by the structural engineer we appoint, and the excavation is inspected before it is filled. Where it forms part of a wider scheme, the wider scheme sets the route.

Three scheduled monuments sit within High Wycombe. Does one of them reach a nearby house?

Only where the property forms part of the designated area. The national planning register records Castle Hill, a motte and bailey castle with a Saxon burial, St John the Baptist's Hospital, and Desborough Castle as scheduled monuments within the town. Scheduling is a heritage control and sits separately from building regulations, so it does not replace the building control application. We establish which designations touch the address before the quotation is fixed.

Wycombe District Council no longer exists, so which authority and which plan apply now?

Buckinghamshire Council decides applications, as a unitary authority, and the plan it applies is still the Wycombe District Local Plan adopted in August 2019. The predecessor authority was Wycombe District Council, and its plan was carried across rather than replaced. The adopted Delivery and Site Allocations Plan for Town Centres and Managing Development sits alongside it. The authority changed and the policy numbers you are judged against did not.

Does the chalk aquifer restrict how deep a new foundation can go?

It can, where the site falls within a Groundwater Source Protection Zone. Policy DM38 of the Wycombe District Local Plan requires development in one of those zones to allow for restrictions on deep penetrative foundation methods if contamination is encountered. The same plan identifies the chalk beneath the district as a principal aquifer and asks all development to consider its sensitivity. Piles and deep pads are checked against the zone before they are designed.

There is an old workshop at the rear of a Leigh Street property. Does the furniture heritage designation affect altering it?

It places the building inside a conservation area, designated on 9 November 2012 and the most recent designation in the town. The name of the Leigh Street Furniture Heritage Conservation Area records the trade that built the town, which by 1875 was producing an estimated 4,700 chairs a day. Designation is a planning control over external change, while the structural work inside answers to building control. We check both before pricing.
