Building work in Southgate: area guide

Space is what Southgate's houses have and inner London does not. Nearly half the homes in N14 are flats, but the interwar semis and detached houses laid out around Grovelands Park and towards Oakwood sit on wide plots with front drives, side paths and deep rear gardens, so logistics rarely decide the job. Materials can be stored on site, waste goes into a skip on your own drive, and nothing has to be carried through the hall. The buildings are cavity walled with hipped roofs and regular spans, predictable and easier to price accurately, which leaves one real question: is it the spine wall, the rear strip or an addition?

Southgate spine walls and rear strips are two different jobs

Cavity construction is the defining difference between these N14 houses and the older stock closer to the centre. Walls can be insulated, and every new opening in an external wall has to be detailed correctly, with cavity trays, closers at the reveals and weep holes so water crossing the outer leaf cannot reach the inner one. Get that wrong and damp appears above a new window two winters later. Internally, the spine wall running front to back carries the floor above, so opening up the ground floor is a load-bearing wall removal job, with a beam designed by a structural engineer we appoint.

The rear of the house is where most of the work happens. Original plans put a small kitchen, a larder and often an outside WC across the back, wasting the best aspect onto the garden. Reconfiguring that whole rear strip as one kitchen renovation is the single change that most improves how these houses live. On a semi or a detached house, party wall duties arise only where a bearing lands in a shared wall or foundations are dug close to next door, making many of these projects simpler to programme than the terrace equivalent.

Staying in while the steel goes in: drives, side gates and N14 sign off

Having a drive, a side gate and often a garage makes staying in the house through structural work far more realistic here than in a terrace. Trades reach the back without crossing your living space, dust is contained at source, and materials do not have to be stored in a spare bedroom. We still work in defined and sealed zones, and still suggest moving out for the noisiest structural week if you can, but the practical difference between a Southgate project and a central London one is considerable and it shows in the programme.

Sign off follows the same route as anywhere else. New openings, electrical work in the notifiable categories, drainage changes and replacement windows are all inspected under the Building Regulations, and we coordinate that with Enfield Council or an approved inspector. Where a wall comes out for RSJ installation we build to the engineer's design rather than any judgement of our own, prop while load transfers, and leave the bearings open until they have been inspected. You deal with one person throughout, and the certification handed over at the end matters at resale.
