Building work in Cockfosters: area guide

Cockfosters mixes 1930s houses with a larger share of post-war and recent homes, many of them flats, but the 1930s semis and detached homes running back from Cockfosters Road towards Trent Park are remarkably consistent and share a plan: bay fronted reception rooms, a separate kitchen at the rear, a hipped roof and frequently a garage to one side. That predictability makes the job easy to name, because the survey rarely produces the surprises a converted period house does. What the 1930s semi wants opened

The 1930s layout puts the kitchen in a small room at the back, cut off from the garden and from everyone else. Opening it into the rear reception room, or into a modest extension beyond, makes the back of the house one space: open-plan conversion work, or house extensions once it passes the back wall.

The other common move is the through opening between the two reception rooms, giving a room with light at both ends. Both are load-bearing wall removal: the wall carries the floor above and sometimes a partition upstairs, so the beam is designed for what is actually standing on it.

Bays, garages and cavity walls need different details

Three details recur in this stock. The bay carries the wall above on slender piers with a lintel that may be timber, so cracking above a bay is usually a lintel or a pier rather than the ground. The garage is normally lighter built on shallower foundations, which matters if it is being brought into the house.

The walls are generally cavity rather than solid, and the inner leaf does the structural work. A beam bearing across both leaves is a detail that fails. On an RSJ installation here the engineer specifies the padstone and the bearing onto the inner leaf, with the cavity closed and insulation carried past so the bearing does not become a cold spot.

A hipped roof changes what the walls below carry

A hipped roof slopes in from three sides, and in a cut roof of this age the hips and purlins are propped on struts that often come down onto an internal wall. That is why the engineer looks in the loft before designing any ground or first floor opening: a wall that seems to carry only the floor may be carrying part of the roof too.

Where a later house has a trussed roof, the trusses span from outside wall to outside wall and the internal walls usually carry only the ceiling and floor, so openings are simpler to design.
