New Barnet gives you two quite different houses on neighbouring streets. The Victorian terraces near the station and East Barnet Road have rear additions, side returns and closet wings, while the interwar semis around Victoria Recreation Ground have bays, hipped roofs and a separate kitchen at the back. What each one needs from you is not the same, and neither is the structure behind the plaster. On the interwar semis the gain is nearly always the through opening between the front and rear reception rooms, with a garage or a side passage as the second opportunity. The wall carries the floor above and frequently a partition upstairs, so the beam is designed for both rather than for the span alone.
Rear additions on these streets are the oldest working part of the house. The roof is often shallow, recovered more than once, with poor falls and no insulation, and the walls beneath it are thinner than the main body of the building. Any plan to open the wall into it is designed with that structure rather than around it.
Where the addition is being altered anyway, rebuilding the roof at the same time corrects the falls, adds insulation and can take a rooflight. Doing it as a separate job later means opening the same part of the house twice and paying for access twice.
Frontages close to the station and the main roads have controlled parking and steady traffic, so a delivery cannot simply pull up. Bays are suspended where they are available, loads are timed away from the busiest hours, and where a long steel section cannot reach the frontage the engineer is asked at design stage for a spliced beam.
Further from the main roads the streets are quieter and the constraint becomes parked cars rather than traffic. Either way the route into the house is measured before the steel is ordered, because a beam that reaches the kerb and no further is an expensive delay.

How far to build out at the back is governed by daylight to the rooms left behind and by the effect on the neighbour rather than by the length of the garden.

The engineer establishes what it carries by checking the joist direction and opening a small area at each proposed bearing before the beam is sized.

The structural stage is a matter of days and the whole job is longer. The engineer's design, the building control application and fabrication of the steel all come first, and plastering, flooring and decoration follow. The room is unusable and dusty during propping and cutting, which is the part worth planning around.
