Chimney breast removal in Notting Hill's period homes
Most homes across the borough still carry their original chimney breasts, and in the Georgian and Regency terraces around Notting Hill and South Kensington the flues run within the party wall shared with the house next door. Because the breast carries the masonry stack above it, we never remove one without a structural engineer first establishing what is being supported and how the retained weight will be caught once the breast is gone.
On the lower floors we support the retained stack with steel gallows brackets bolted firmly into the party wall, or a small beam where the brackets are unsuitable for the loading. In the borough's taller townhouses, where the stack runs the full height of the building, we more often remove the whole stack and make good the roof. A stack is never left hanging unsupported, whatever route the design takes.
Party wall and building control in W11
Because the borough's terraces are built tight against one another, the chimney stack almost always sits within the shared party wall, so removing the breast or fixing gallows brackets is notifiable under the Party Wall Act. You serve notice on the adjoining owner before work starts. The structural support itself is notifiable under the Building Regulations, and the Royal Borough of Kensington and Chelsea's building control inspects and signs it off.
This is building control work, not a planning matter, unless your property is listed or the change touches a conservation-area elevation, in which case we flag the consent needed. Why a beam is the usual answer here
Gallows brackets have a long history in chimney work, but they suit a modest stack in a two-storey house rather than the tall, heavy stacks of a Kensington or Chelsea townhouse. The load coming down from four or five storeys of masonry is considerable, and the brickwork the brackets would bolt into has to be genuinely sound to take it. In much of this borough that combination simply does not add up.
The position has also moved nationally. LABC withdrew its standard gallows bracket detail in 2024, so inspectors who once accepted brackets as a matter of course now generally expect a beam designed for the actual load. In practice that means the engineer specifies a steel beam bearing on padstones, and we build to that. Where an inspector will still accept brackets on a small stack, they are used, but they are the exception rather than the starting point.
Symmetry, lighting and the ceiling rose
Taking a breast out changes the geometry of a room, and fittings that were set out against the old geometry suddenly look wrong. In a Kensington or Notting Hill drawing room the pendant hangs from a ceiling rose positioned for a space with a fireplace at one end, and once that end is flat the rose sits visibly off centre. Wall lights flanking the old opening have exactly the same problem the moment it is gone.
We raise this at survey because it is cheap to solve then and awkward later. Moving a rose in a lath and plaster ceiling means cutting in and matching the surrounding plasterwork, far easier while the room is open and the floor above is accessible. Some owners in W8 and W11 deliberately keep the original rose as evidence of how the room once was and hang the light elsewhere. Either answer works, but it has to be settled before the plasterer finishes.
