House refurbishment in Windsor means renewing the whole fabric of a house you own freehold, without re-planning its rooms. The stock runs from Victorian terraces in Inner Windsor to the 1950s semis of Dedworth Drive and the Laing Estate houses begun in 1962, and each age hides different wiring, pipework, plaster and roof faults. According to the VOA, 66% of homes across the statistical areas covering Windsor and Eton are houses. We strip, first fix, plaster, second fix and finish in one sequence, planned around the Royal Borough's skip, scaffold and noisy hours rules.
For Windsor, published UK figures put a three-bed house refurbishment at £43,530 to £110,350, with a London architect allowing £1,800 to £2,200 per square metre before VAT (Checkatrade and Bradley Van Der Straeten Architects, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Windsor: we renew the wiring, pipework, heating, plaster, floors and joinery of the whole house under one contract, and a registered electrician certifies the rewire.

Three ages of house in Windsor and what each one hides
Windsor's houses fall into distinct ages, and the age decides the strip out. According to the VOA, 22% of homes across Windsor and Eton were built before 1919, 8% between 1919 and 1939, and 68% after 1945, while 30% of all homes are terraced houses. The council's Inner Windsor appraisal dates the terraces on the minor streets to between the mid to late nineteenth century and the First World War. Houses of that age typically have lath and plaster ceilings, lime mortar, solid brick walls and suspended timber ground floors that rely on air moving underneath them.
Post-war houses are a different job. The Windsor Neighbourhood Plan design guide describes Dedworth Drive as mostly 1950s public housing on Garden City principles, red brick in stretcher bond under steep, hipped, tiled roofs with prominent central chimneys. The Laing Estate followed from 1962, mixing bungalows, semis, three storey town houses and terraces under pitched tiled roofs. In these houses the renewal tends to centre on tired consumer units, old radiators and pipe runs, and loft and wall insulation that falls short of Part L once an element is renewed. Laing Estate deeds carry covenants meant to keep the original design, so check yours before changing windows or doors.
Housing in Windsor
The Council Tax list puts Windsor at about 16,960 homes, 34% flats against 66% houses; 22% went up before 1919, 8% between the wars and 68% after 1945. Rewiring a terrace in Windsor means noisy chasing on two shared walls, and 30% of homes here are terraced.
Refurbishing a house inside a Windsor conservation area
Four of the Royal Borough's 27 conservation areas are in Windsor: Windsor Town Centre, Inner Windsor, Trinity Place and Clarence Crescent, and Mill Lane covering Clewer Village. A refurbishment that stays inside the house raises few planning questions, but windows, doors, roofs and chimneys are the visible fabric those designations protect. In the Inner Windsor Conservation Area, which holds around 1,150 individual properties, the council's appraisal describes terraced roofs with parapet divisions between dwellings and chimneys along the slopes. Rebuilding a stack shared with next door needs a party wall notice, which you serve as building owner; repointing or new flashings are generally outside the Act. Re-roofing and stack repairs should keep those details, and we survey the front sashes and doors for repair before anyone talks about replacement.
The town centre adds a stricter layer. An Article 4 Direction on Windsor Town Centre, dating from 1972, makes exterior painting of buildings in the defined area subject to planning approval, so a house there cannot simply be repainted a new colour at the end of the job. Houses on the Local List at Appendix 4 of the Windsor Neighbourhood Plan are not statutorily listed but are recognised as heritage assets, which counts when works need consent. Where a house is listed, internal works affecting its character need listed building consent too, and the owner or their designer applies for it before we open anything up.
Skips, deliveries and noisy hours on a Windsor street
A house refurbishment in Windsor produces a lot of waste, and the Royal Borough controls where it sits. A skip licence application must go in at least 10 working days ahead, and the skip may not exceed 5m long by 2m wide. Putting a skip on the highway without a licence is an offence. On the narrow terraces of Inner Windsor the council's appraisal records rear access through the house, by a rear alleyway or through passageways between properties, so waste often leaves by the front door. We book the licence before the strip out date is fixed and protect the hall and stairs that every barrow will cross.
Deliveries follow similar rules. Building materials stored on the highway under licence must stay under 5m long and 2m wide and at least 15m apart, which on a Windsor terrace with no front garden means more, smaller deliveries timed to each stage of the work. Through a shared party wall every hammer drill is heard next door. We put breaking out, chasing for cables and lifting floorboards inside the Royal Borough's recommended hours for noisy work, and warn the neighbours on either side before the loudest days.
Scaffold, roofs and the order of works in a Windsor house
External repairs to a Windsor house mostly need a scaffold, and one standing on the highway needs a licence. A residential scaffolding licence from the Royal Borough runs for 8 weeks and must then be renewed, and unlicensed residential scaffolding on the highway carries a fine. We group roof, gutter, chimney and front elevation repairs so they fall inside one licence period, with the roofer, the bricklayer for the stacks and the decorator for the windows following each other on the same scaffold. Demolishing part of a house, such as a rear addition, generally needs a demolition notice to Royal Borough building control at least six weeks ahead, whatever its size.
Inside, the order is fixed: strip out, first fix, plaster, second fix, finish. In an empty Windsor house that runs as one continuous programme, which is the quickest route for a probate sale or a re-let. If you are living in the house, we phase it floor by floor, keeping one bathroom and a kitchen working and sealing off the rooms being stripped. Where windows, a roof covering or a heating system are renewed, Part L sets the standard the new work must meet. A registered electrician certifies the rewire, and gas work is done by an engineer on the Gas Safe Register.
- Pre-sale and probate refurbishments of empty houses
- Replacement windows to Approved Document L where sashes are beyond repair
- Decoration throughout the house, woodwork and ceilings included

The GS Renovation Difference in Windsor
A whole house refurbishment has more trades than any other job in a home, and it goes wrong when they arrive in the wrong order. We survey the house in Windsor first, then write a room by room scope and a programme that runs strip out, first fix, plaster, second fix and decoration under one manager. Our founder, Abdelaaziz Saaid, brings more than thirty years of hands-on building to that survey. You get a written quotation after the visit. A registered electrician certifies the wiring, and gas work is done by an engineer on the Gas Safe Register.
- Asbestos sampling arranged before textured ceilings or old floor tiles are disturbed
- Materials priced at options, so you choose the finish
- Radiators, sockets and switches positioned at first fix, never after decorating

FAQ
Frequently Asked Questions about House Refurbishment Windsor
How much does a house refurbishment cost in Windsor?
Published UK figures put a three-bed house refurbishment at £43,530 to £110,350 (Checkatrade, 2026): a London architect allows £1,800 to £2,200 per square metre before VAT (Bradley Van Der Straeten Architects, 2026). For a Windsor house the survey decides where the job sits, from the wiring and pipework to the plaster, damp and roof. Each trade is then priced as its own line.
How far ahead is a skip licence needed for a house in Windsor?
At least 10 working days before the skip is due. The Royal Borough of Windsor and Maidenhead sets that minimum, and a skip on the highway may not exceed 5m long by 2m wide. We use that lead time when we set the start date, so the strip out never begins without somewhere licensed for the waste to go.
What should a refurbishment of a Gardner Cottages house in Windsor keep?
Its brickwork detail, above all. The 96 cottages of 1870 are London stock brick with red brick string courses and front door lintels, and the larger ones carry decorative brick panels. The Windsor Neighbourhood Plan has a named design guide for Gardner Cottages. We repoint in a matching lime mortar, repair rather than replace the lintels and string courses, and keep new vents and flues off the front.
Can you repaint the outside of a house in Windsor town centre?
Not without planning approval if the house is inside the defined area. The 1972 Article 4 Direction on Windsor Town Centre brings exterior painting of buildings there under planning control. The owner or their designer applies, and we leave the external decoration until the approved colour is confirmed, finishing the inside of the house in the meantime.
Does Windsor building control need notice before part of a house is demolished?
Generally yes. Demolishing part of a house, such as a rear addition or outrigger, needs a demolition notice to building control at least six weeks ahead. The exemptions are internal demolition in a house that stays occupied, a detached building under about 50 cubic metres, and a greenhouse, conservatory, shed or prefabricated garage attached to the house. We flag anything that counts at survey, so the notice period runs while the scope is agreed.
What does a Laing Estate covenant mean for refurbishing a Windsor house?
The deeds of individual Laing Estate properties carry covenants intended to keep the estate's original design features. Before you change windows, doors, porches or roof coverings, read your deeds or ask your conveyancer what they restrict. Work inside the house, such as rewiring, new heating and replastering, is unlikely to touch those external features, but the deeds are the authority.
How long can a scaffold stand outside a Windsor house on one licence?
Eight weeks on a residential scaffolding licence, after which it must be renewed. Scaffolding on the highway without a licence carries a fine. We plan the roof, chimney, gutter and window repairs so they run back to back on the scaffold, and strike it as soon as the external work is signed off.
Should an old terrace be replastered in lime or gypsum?
Lime, where the walls are solid brick and need to breathe. Gypsum laid over damp solid walls tends to blow and stain within a few seasons. We test the existing plaster during the strip out and choose wall by wall, keeping gypsum for new stud partitions and using lime where the old fabric calls for it.
Can you stay in the house while it is being refurbished?
Yes, with a phased programme. We work floor by floor, keep one bathroom and a working kitchen for as long as possible, and seal off the rooms being stripped with dust screens. The full rewire and replumb are the hardest phases to live through, so some owners move out for those weeks and return for the finishing.
