Home Renovation Leatherhead

Full refurbishments and whole-house renovations in Leatherhead. Trusted, professional, 30+ years' hands-on experience.

GS Renovation carries out whole house renovations in Leatherhead, running the structural work, the trades and the building control side under one point of contact. The town has a conservation area with a start date of 26 March 1974, four Grade II* listed buildings and no Grade I, so the controls vary from street to street. We tell you which ones apply before work starts. Fully insured, with free no obligation quotations.

The conservation area, and what it means for a renovation

The Leatherhead Conservation Area is recorded on the national Planning Data platform under reference 2736, with a start date of 26 March 1974. It is one of 26 conservation areas in Mole Valley District, and the council says each has its own distinctive character. Inside one, work that changes the outside of a house is looked at more closely than the same work elsewhere.

Questions about your own address go to the council. The Mole Valley planning team can be reached on 01306 885001 or at planning@molevalley.gov.uk. We check the designation before quoting for anything that changes a street facing elevation, so the answer arrives at the start rather than halfway through.

Listed buildings in Leatherhead, and what they include

Leatherhead has no Grade I listed building and four at Grade II*: the Church of St Mary and St Nicholas, the Running Horse public house, Thorncroft Manor and Rowhurst. Everything else listed here is Grade II. That still brings listed building consent into play, and consent covers internal alterations that affect the special interest of the building.

Familiar buildings are on the list. Wesley House, with its steps and front walls, was listed Grade II on 6 April 1999, and Leatherhead station was listed Grade II on 2 July 1981. We are a contractor rather than a heritage consultant, so on a listed building we build to consents that are already in place.

Trees are a separate consent, with their own notice period

You must give Mole Valley District Council six weeks' notice before pruning or felling a tree in a conservation area. The notice applies to trees with a trunk more than 75mm in diameter, or more than 100mm where the work is to improve the growth of other trees, measured at chest height, 1.5m above ground level. There is no application fee.

Six weeks is long enough to hold up a programme. Where scaffolding, a skip or a new drainage run means a tree has to be cut back, that notice goes in at the start of the job rather than the week before the work. We sequence around it.

Where the river matters and where it does not

Environment Agency flood risk in Leatherhead is confined to a narrow corridor along the River Mole. The High Street lies outside Flood Zones 2 and 3. North Street, Fairfield Road, Barnett Wood Lane and Leatherhead station are also outside both, as are Church Street, Gravel Hill, Bull Hill, Randalls Road and Kingston Road.

Waterway Road is split. Its southern end falls within Flood Zone 3, while its northern end, towards Bridge Street, lies outside both Flood Zone 2 and Flood Zone 3. Alluvium is mapped along the Mole itself, including the approach to Leatherhead Bridge, though Church Street is mapped on chalk with no superficial cover.

Why Choose GS Renovation in Leatherhead

Leatherhead is about 28 miles from our base in Potters Bar, so it is a town we travel for rather than one we pass through. We take renovation work on here where the scope justifies the journey, which means larger structural and extension led projects rather than a single afternoon's snagging. What you get in return is one point of contact across the structure, the trades and the building control side. We check the conservation area, the listed entries and the flood mapping for your address before quoting. We are fully insured and quotations are free and carry no obligation.

FAQ

Frequently Asked Questions about Home Renovation Leatherhead

Why do home renovation quotes in Leatherhead vary so much?

Usually because they are not quoting the same work. One builder includes making good and the Mole Valley District Council application, another leaves both out, and the home renovation figures for the same Leatherhead house then look nothing alike. GS Renovation itemises every line for the KT22 property so you can see what is in and what is missing. Compare the scope before the totals, and ring 07472 424 226 if another Leatherhead quotation for home renovation puzzles you. As a rough guide, home renovation in London ranges from roughly £40,000 to £150,000 or more for a full refurbishment (indicative London ranges, MyBuilder and Checkatrade, 2026). Your figure depends on the size, specification and condition of the property, which is why we survey before quoting.

Does a whole house renovation need one building control application or several?

One application can carry the work, with the inspections called as stages inside it. The Southern Building Control Partnership lists a structural elements inspection before timbers, steelwork or concrete are covered, drainage seen before covering and tested afterwards, and completion notified within five days of the work finishing. Those stages land at different points across a renovation. We hold the application and book each visit as the programme reaches it.

Nothing is being extended. Does the ground still matter?

Only where new load reaches it. Four bedrock units outcrop across Leatherhead: chalk, the Thanet Formation, the Lambeth Group and the London Clay Formation, and the chalk gives way to the Palaeogene beds inside the town centre. A renovation that leaves the foundations alone does not engage that. One that adds a beam bearing, a new pad or an underpinned section does, and the engineer we appoint checks it.

Which planning policies is a Leatherhead renovation judged against?

The Mole Valley Local Plan 2020 to 2039, adopted on 15 October 2024. Leatherhead has no neighbourhood plan and no designated neighbourhood area, so that Local Plan is the only district development plan document applying here. Neighbouring Ashtead and Bookham are in a different position, both having had neighbourhood plans made in May 2017. We are a contractor rather than a planning agent, so the application is not ours to make.

Do planning and building control sit in the same place at the council?

No, and in Leatherhead they are not even the same organisation. Mole Valley District Council handles planning, conservation area and listed building matters, and can be reached on 01306 885001. It does not run its own building control service. Building regulations sit with the Southern Building Control Partnership, its Local Authority Building Control team. A renovation can need both, which is why we hold the two threads together for you.
