Commercial Fit-Out Leatherhead

Shop, cafe, restaurant, salon and clinic fit-outs in Leatherhead, shopfront to counter under one contract, built around your opening date.

Commercial fit-out in Leatherhead means customer-facing units: shops in the Swan Centre and along the High Street, cafes, salons, clinics and small studios. The town centre is also under Transform Leatherhead, the council's long-term regeneration programme, which may reshape parts of it. We strip out, build counters, display and service areas, run power, lighting and drainage, and fit the shopfront to the approved drawings, keeping the unit closed for as short a time as the work allows.

For Leatherhead, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m² (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Leatherhead: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Leatherhead town centre is in a long regeneration programme

Transform Leatherhead is the council's long-term regeneration programme for the town centre, and it matters to anyone taking a lease there. The Leret Partnership, a 50:50 joint venture between Mole Valley District Council and Kier Property Developments, submitted a planning application in November 2025 to regenerate the Swan Centre and Bull Hill. A tenant fitting out a unit in or near those sites should know where the proposals stand before committing to an expensive fit.

That does not stop a fit-out, but it changes how you spend on it. A shorter lease, or a unit that could be affected by redevelopment, argues for a fit that can be lifted and reused: freestanding counters, demountable display, surface services and lighting on track. A longer lease on a secure unit justifies built-in joinery and concealed services. We price both approaches so the decision is made with the numbers in front of you.

Fitted-out units at the Swan Centre in Leatherhead

Mole Valley's vacant commercial property list includes a fitted-out retail unit of 2,961 sq ft fronting the mall at the Swan Centre. A listing like that offers a unit with an existing fit rather than a bare shell. Taking over a fitted unit can save time, but it also means deciding what stays, what is adapted and what goes to the skip. The answer shapes both the programme and the price.

We start with a survey of what is there. Ceilings, lighting, fire alarm devices, sprinkler heads if any, and the distribution board all tell you how much of the old fit can be kept. Inside a managed centre the landlord will also have its own fit-out rules, covering delivery times, hot works permits, method statements and how the mall frontage is protected. We work to that pack and hand back the documents the landlord asks for.

Shopfronts, shutters and signs on Leatherhead premises

Mole Valley says most alterations to business premises need planning permission, and it names alterations to shopfronts and external security shutters or grilles. For a Leatherhead fit-out that usually means the inside can move quickly while the outside waits for consent. New glazing, a different fascia or a roller shutter on the street face are the items that need the owner or their agent to deal with the planning side first.

Mole Valley also has supplementary planning guidance on shopfronts and advertisements, produced in 1999, which a designer should read before drawing a new frontage. Signs can need advertisement consent separately from the shopfront itself. If the building is listed, and 38 listed entries fall inside the Leatherhead conservation area, the frontage and any interior alterations affecting its character also need listed building consent. We build the frontage to the approved drawings and can fit internal shutters or laminated glass where an external shutter is unlikely to be acceptable.

Food, access and flats above a Leatherhead shop

The use comes before the layout. Shops, cafes, restaurants, clinics and gyms sit together in Class E, so moving between them needs no planning permission for the use unless a condition restricts it. A hot food takeaway, pub or bar is sui generis, and a change to one needs planning permission. A Leatherhead cafe or restaurant also needs kitchen extraction and odour control that the planning consent may control, a grease trap on the drainage, and a floor that can be cleaned and does not get slippery.

Building regulations then set the rest: an accessible entrance and WC under Part M where the unit allows, and Part B fire separation and escape, especially where flats sit above the shop. Because the Fire Safety Order applies to a shop, those drawings go in as full plans rather than a building notice. Noisy work stops at 6pm on weekdays and 1pm on Saturday, with none on Sunday, which suits a closed unit but needs thought when the flats upstairs are occupied.

Working With GS Renovation in Leatherhead

A customer-facing unit earns nothing while it is shut, so the programme is built backwards from the opening date. We take the shell or the old fit from strip-out to counters, display, lighting, drainage, flooring and the frontage, and we work inside the landlord's or the centre's fit-out pack. The shopfront and signs go in once the owner's consents are granted. You get a written quotation after a site visit, with the trading-critical items sequenced first.

FAQ

Frequently Asked Questions about Commercial Fit-Out Leatherhead

What should I budget to fit out a unit in Leatherhead?

Start from the UK guide of £1,500 to £3,000 per square metre for a retail refurbishment, or £2,000 to £4,500 for a restaurant or cafe (MyBuilder, 2026). Consent fees, the landlord's costs and equipment such as ovens and tills sit outside the building work. A Leatherhead quote follows a survey of the unit and your layout.

Do shopfront changes in Leatherhead need planning permission?

Usually. Mole Valley says most alterations to business premises need planning permission, including alterations to shopfronts and external security shutters or grilles. It also has supplementary planning guidance on shopfronts and advertisements from 1999. The owner or their agent handles the application, and we build the frontage to the consent once it is granted.

How does the Swan Centre regeneration affect a Leatherhead fit-out?

It affects how much you spend on fixed work. The Leret Partnership submitted a planning application in November 2025 to regenerate the Swan Centre and Bull Hill. If your unit or lease could be affected, a demountable fit with freestanding counters makes more sense than heavy built-in joinery. Ask the landlord about lease terms and redevelopment clauses before you commit.

What is Transform Leatherhead and does it matter to a shop tenant?

Transform Leatherhead is Mole Valley District Council's long-term regeneration programme for Leatherhead town centre. For a shop or cafe it is worth tracking because it can change footfall, access and the future of particular buildings. For a fit-out it mainly affects how long you expect to stay in a unit and so how permanent the work should be.

What does a Leatherhead cafe under flats need from the building regulations?

Fire separation first. Part B expects fire-resisting construction between the cafe and the flats above, with the residents' escape route protected from the kitchen, and the Fire Safety Order applying to the cafe means the scheme is checked on full plans. Part M asks for an accessible entrance and WC where the unit allows, and the kitchen drainage needs a grease trap. We build the fire-rated ceiling and fire-stopping before the extract and lighting go in.

Can a Leatherhead shop stay open during its fit-out?

Sometimes, for a light refresh done in sections. Noisy work under Mole Valley's rules can run 8am to 6pm on weekdays and 8am to 1pm on Saturday, which overlaps trading hours, so loud stages usually mean a short closure. Quiet trades such as painting and fixing display can work around the shop floor.

Does turning a shop into a takeaway need planning permission?

Yes. A hot food takeaway is sui generis, outside Class E, so the change needs planning permission, and extraction and opening hours are often controlled by conditions. The owner or their agent applies. We then build the kitchen, extraction route and grease trap to the approved drawings and the landlord's rules.

Is it worth keeping the previous tenant's fit-out?

Often, in part. Ceilings, lighting and small power circuits can be reused if they are in good condition and suit the new layout. We survey the unit first and test what can stay. Anything reused still has to meet the fire and building control requirements for your use, so the survey covers alarms and emergency lighting too.

Do new shop signs need separate consent from the shopfront?

They can. Illuminated fascia and projecting signs often need advertisement consent, which is a separate application from planning permission for the shopfront itself. The owner or their agent handles it, and we fit the sign and its wiring once consent is in place, coordinating with the sign maker on fixings and power.
