Commercial fit-out in Brentwood means shops, cafes, restaurants, salons and clinics on the High Street and in the district centres at Shenfield Hutton Road and Warley Hill by Brentwood station. Brentwood Town Centre is the borough's principal market town centre under the Local Plan. We strip out, build counters and service areas, run drainage and extraction, lay trading floors, fit lighting and install shopfronts to the consents the owner or their designer has secured.
For Brentwood, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m² (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Brentwood: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Brentwood's shopping streets and parades, and what the plan wants
The Brentwood Local Plan identifies District Shopping Centres at Shenfield Hutton Road and Warley Hill (Brentwood Station) in the town, with a third at Ingatestone High Street further out in the borough. Outside the High Street, those centres hold the smaller units a cafe, dental practice or beauty salon might take. A parade unit may have a flat above, so noise, deliveries and the shared services running through the building shape the programme as much as the fit-out itself.
The High Street is the Primary Shopping Area, and Policy PC07 keeps retail as the predominant use there and says retail development should not subdivide an existing large retail unit. Splitting a big shop is therefore a question for your planning adviser before any partition is drawn. We survey shared risers, meters and the drainage run on the first visit, because in a parade the unit's services can pass through a neighbour's space.
Shopfronts in the Brentwood Town Centre Conservation Area follow a 2010 guide
The Shopfront guidance for Brentwood Town Centre SPD was adopted on 10 March 2010 and covers altering or replacing shopfronts and signage in the town centre. Policy PC05 requires high quality shopfronts in line with it. The Brentwood Town Centre Conservation Area covers the High Street frontages and the west end of Shenfield Road, so a new frontage there is judged against both the conservation area and the guide. Both apply before any shopfront joinery is ordered.
The guide says painted timber fascias will normally be required throughout the town centre conservation area. It treats plastic fascias and projecting box signs with internally illuminated adverts as generally out of place in historic shopping streets. For a new tenant that means a joiner made fascia with painted or applied lettering and external lighting if any. Signs are a separate question: some need advertisement consent, which the owner obtains. We make and fit the frontage.
Use class, extraction and drainage for Brentwood food and service units
Class E covers shops, cafes, restaurants, clinics and gyms, so a move between them in Brentwood needs no planning permission for the use, although a condition on the unit can restrict it. Hot food takeaways, pubs and bars sit outside Class E, and changing to one needs planning permission. A cafe or restaurant also needs kitchen extraction and odour control, and the route of the duct up the back of a parade building is often the hardest part of the design.
Food units need grease management on the kitchen drainage, such as a grease trap or separator, and building control inspects new drainage before it is backfilled. Part M covers access into the unit and an accessible WC where customers are given one. Part B sets the escape route and the fire separation from any flat overhead. We build these to the approved drawings, and building control sees the drainage before it is covered.
Old frames behind Brentwood High Street shopfronts change what can be cut
About thirty entries on the statutory list of listed buildings stand inside the Brentwood Town Centre Conservation Area. When nos. 101 to 105 Brentwood High Street were rebuilt, the unsuspected remains of a significant timber framed building were found at first floor level, which the appraisal dates to 1615. A plain looking unit on the street can still hold historic structure, and that is worth knowing before a lease is signed.
A fit-out usually wants new openings for ducts, cables and extraction. In a listed building, works that affect its character, inside or out, including cutting historic fabric, need listed building consent, which the owner obtains, and a timber frame in any building needs a careful survey first. We open up in small test areas, record what is found, and route services along the least intrusive path the designer agrees. That keeps a shop fit-out from stalling halfway while the frame is assessed.

Working With GS Renovation in Brentwood
A shop or cafe loses money every day the unit is shut, so we price and programme the fit-out as one package: strip out, counters, services, extraction, floors, lighting and shopfront. We work to the landlord's consent, the building regulations approval and the signage consent the owner or designer has in place, and we schedule noisy work and deliveries around neighbouring traders and the flats above. As a commercial client you have CDM duties, which we explain. You get a written quote after a site visit and a handover pack for the landlord.
- Site left safe and secure at the end of every day
- A single point of contact for your landlord, the residents above and your shop staff
- Counter, display and back of house built by our own trades

FAQ
Frequently Asked Questions about Commercial Fit-Out Brentwood
Why do shop fit-out quotes in Brentwood differ?
They rarely price the same scope. One includes the extract route, the grease trap, an accessible WC and making good to the landlord's specification; another leaves them out. The published UK guide of £1,500 to £3,000 per square metre for a retail refurbishment (MyBuilder, 2026) is a starting point, not a Brentwood price. Compare quotes against one written scope.
What kind of fascia can a shop in the Brentwood town centre conservation area have?
Painted timber fascias will normally be required throughout the town centre conservation area, according to Brentwood's shopfront SPD. The same guide treats plastic fascias and projecting internally illuminated box signs as generally out of place in historic shopping streets. We make and fit painted timber fascias and the frontage joinery around them.
Can a large shop on Brentwood High Street be split into two units?
Policy PC07 says retail development in the Primary Shopping Area should not subdivide an existing large retail unit. That makes a split a planning question before it is a building one. Take advice from a planning consultant first. If the change is acceptable, we build the new separating wall, separate services and second shopfront.
Which Brentwood shopping parades outside the High Street get fit-out work?
The Local Plan names District Shopping Centres at Shenfield Hutton Road and Warley Hill (Brentwood Station), plus Ingatestone High Street elsewhere in the borough. Shenfield and Warley Hill are the ones inside the town. We fit out the small units found on those parades, including units with a flat above that stays occupied during the work.
Can a Brentwood shop become a cafe without planning permission?
Usually, because shops, cafes and restaurants all sit in Class E, and moving between them needs no planning permission for the use unless a condition on the unit restricts it. A hot food takeaway is different: it is outside Class E and needs planning permission. New extraction ducts or a changed shopfront can need consent in their own right.
Can you fit out a Brentwood unit with a flat above it?
Yes. The fit-out has to keep fire separation between the shop and the flat, protect the escape route from the flat, and control noise, dust and cooking smells. We agree quiet hours with the residents where the lease asks for them and schedule the loudest work, like breaking out floors, into set blocks.
Is there design guidance for new work in Brentwood town centre?
Yes. The Brentwood Town Centre Design Guide SPD was adopted on 27 November 2019 to guide the quality of new development in and around the town centre. It sits alongside the shopfront guidance. Your designer works to both, and we build what they draw, checking details against them on site.
Does a cafe or restaurant need a grease trap?
Where food is prepared, fats and oils must be kept out of the public sewer, so a grease trap or separator on the kitchen drainage is normal practice and often a condition of the lease. We fit it where it can be emptied without lifting the trading floor, and we size the drain run with the designer.
How long does a small shop or clinic fit-out take?
A small unit with new counters, services, ceilings, floors and a shopfront normally runs for several weeks on site once approvals are in. The time goes into the services, extraction and any specialist equipment. We give you a written programme with the quote, and we plan the shopfront install so the unit is secure throughout.
