Open-Plan Conversions Brentwood

Open-plan kitchen, diner and living conversions in Brentwood. Trusted, professional, 30+ years' hands-on experience.

An open plan conversion joins rooms that were built separate, which means a wall comes out and a beam goes in. We survey, appoint a structural engineer for the calculations, build to what they issue, and take the job through to floors, ceilings, decoration and sign off. We never write the calculations ourselves. This page covers what the work involves on a Brentwood property.

Three bedroom homes are 35 per cent of the borough's stock

The Brentwood Local Plan gives the most common home size in the borough as three bedrooms at 35 per cent of the stock, followed by two bedrooms at 25 per cent and four bedrooms at 23 per cent. It also records detached and semi detached houses as almost 63 per cent of the stock, against a national average of 53 per cent.

Those figures describe a stock built with separate rooms rather than one space. Joining a kitchen to a dining room, or a dining room to a rear reception, means finding out first whether the wall between them is doing structural work. The structural engineer sizes the beam. Our job is the survey, the propping, the steel and everything that follows it.

Shenfield has no conservation area, so external changes run on the ordinary rules

None of Brentwood borough's 13 designated conservation areas covers Shenfield. Where an open plan scheme brings in wider rear glazing or a new opening in the back wall, that designation is the difference between a planning question and a permitted development one.

Elsewhere in the borough the position changes by address, so confirm your own with the council before a rear elevation is redrawn. We flag it at survey and tell you what to check, but the designation is the council's to confirm.

In the town centre the wall you want out may be part of a frame

Behind the 19th century fronts of nos. 108 to 114 Brentwood High Street there are the remains of timber frames, and the council's appraisal states it is probable that there are other survivals in the High Street concealed by later brickwork.

An open plan scheme in a building like that is a different exercise from one in a 1930s semi, because the load path runs through the frame rather than through masonry. We open up, record what is there, and let the structural engineer design the opening from the actual construction.

  • Steel beam installation to remove the dividing wall
  • Structural engineer coordination and building control sign-off
  • Level flooring and threshold removal across the whole space
  • Knock-throughs between front and rear reception rooms
  • Open-plan kitchen-diner conversions

Why Brentwood Homeowners Choose GS Renovation

An open plan conversion is judged on the finish, not the steel. The beam is hidden, so what you live with is the ceiling line, the floor junction where two rooms meet, the skirting, the lighting and the heating that now has to serve one bigger space. We carry the job from survey through structure to decoration as one contract, which keeps those junctions the responsibility of one firm. The structural engineer we appoint issues the calculations and we build to them. GS Renovation Ltd is fully insured, coordinates the building control application and inspections, and is registered in England, company number 14611254. Quotations are free and without obligation.

  • The house kept usable while the opening is formed in stages
  • Materials priced at options, so you choose the finish
  • Waste cleared as we go, not left piled in the garden
  • Beam depth checked against ceiling heights before you commit
  • Lighting circuits zoned rather than one pendant in the middle
  • Straight advice on what is and is not worth spending money on

FAQ

Frequently Asked Questions about Open-Plan Conversions Brentwood

How do you price open-plan conversion in Brentwood?

We price it project by project, never by the day. After the CM13 survey GS Renovation builds the open-plan conversion figure up from labour, materials, the engineer where the design needs one, and the Brentwood Borough Council building control element. Each of those is a separate line on the quotation for your Brentwood home. That is the method used on every open-plan conversion job across Brentwood, and the CM13 survey costs a Brentwood homeowner nothing. As a rough guide, open-plan conversion in London typically costs from roughly £3,000 to £8,000 or more, including the steel beam and finishing (indicative London ranges, MyBuilder and Checkatrade, 2026). Your figure depends on the size, specification and condition of the property, which is why we survey before quoting.

Does knocking two rooms into one trigger the Community Infrastructure Levy?

No, because no floor area is created. Brentwood Borough Council's CIL charging schedule was adopted on 27 September 2023 and took effect on 15 January 2024, and the levy is charged on new floorspace. An open plan conversion rearranges space you already have. If the scheme grows into a rear extension, the position changes, and that is a question to put to the council before the drawings are finalised.

How many separate building control visits should we expect on a knock through?

Fewer than a build with groundwork. Brentwood Borough Council publishes twelve inspection stages and only the relevant ones apply to your job. A knock through with nothing dug reaches the stage covering structural beams and columns prior to encasement. Add a new floor slab or a moved drain and the stages for excavations and prepared designed foundations prior to concreting, and for drainage prior to backfilling, come into it as well.

The kitchen becomes part of the new room, so the lighting is being rewired. Does that need certifying?

Yes. Brentwood Borough Council requires a Part P electrical certificate before it issues the completion certificate where electrical work is involved. Opening two rooms into one moves circuits: the switch that sat on the removed wall, the sockets in it, and lighting set out for a single space instead of two. We plan the rewire from the final layout and have the certificate in hand before completion is sought.

The wall we are opening up has a chimney breast in it. Is that one application or two?

One application can cover both, though the routes differ. Brentwood Borough Council's building control service accepts building notices, full plans submissions and regularisation certificate applications, plus a notice of intended demolition, and taking a breast out is demolition as well as alteration. The support for the retained stack and the beam over the new opening are separate structural elements, both seen before encasement. The engineer designs them together.

What happens if something historic appears once the plaster is off?

Work on that element stops until the structural engineer has seen it. This is not hypothetical in Brentwood. When nos. 101 to 105 Brentwood High Street were rebuilt, the unsuspected remains of a significant timber framed building were found, surviving only at first floor level, and the appraisal dates that building to 1615. Where the property is a designated heritage asset, Policy BE16's Heritage Statement requirement can come into play.
