The Edwardian villas present the opposite problem. There is plenty of space and it is frequently in the wrong condition. Long joist spans that bounce, a roof with purlins that have been cut about, sizeable bay windows with structural timber hidden inside them, and in many cases a subdivision into flats that left thin partitions and stray services behind. Work here tends to be about quality rather than quantity: sound floors, a properly detailed roof, insulation that suits solid walls and finishes that match the scale of the rooms they are in.

Bay Fronts, Lintels and the Front Elevation

The bay window is the part of an Acton house most likely to be quietly failing. Above the bay sits a beam, often timber in the older terraces, carrying the wall over it. Where water has been getting in through defective flashing at the bay roof, through failed pointing or through a cracked render band, that timber can decay without anything showing inside beyond a hairline crack in the plaster. The rest of the front elevation follows the same principle of doing it once.
