Long uniform runs of interwar houses, alongside post-war estates, make up most of the housing in Hayes, laid out street after street in the roads spreading back from Barra Hall Park and the Grand Union Canal towards Hayes and Harlington station. The back of a Hayes semi is a load-bearing wall job first

The original kitchen in one of these houses is a narrow room in a rear projection, cut off and sized for appliances nobody owns now. The usual project takes out the wall between it and the dining room, and often the rear wall too, so the back of the ground floor becomes one space. Both are structural, so this starts as load-bearing wall removal: a beam designed by the structural engineer we appoint replaces what is removed, with propping and staged demolition rather than an afternoon of demolition and optimism.

Drainage then decides more of the kitchen renovation layout than expected. The soil stack, gully and inspection chamber usually cluster exactly where the new sink wants to be, and moving a waste run means keeping falls and access, not just relocating a pipe. Where new structure sits over a shared drain, a build over agreement with the water authority is needed and takes time. Extraction and ventilation rates are governed by the Building Regulations, and building control applications and inspections are coordinated with Hillingdon Council through to the completion certificate.

On the older Hayes streets, a long fabric list is a whole-house job

A house-wide job on one of these semis usually finds the same list. Wiring extended in stages from an original installation, a consumer unit due for replacement, plumbing in a mixture of materials, ceilings overboarded rather than repaired, and a single skin rear addition that is cold, damp and needs rebuilding or properly insulating. Air bricks feeding the suspended timber floor are frequently blocked by later paving or an extension, which starves the void of ventilation and causes exactly the floor problems the owner called us about.

The order of work keeps a job like this civilised. Structure and roof first, then first fix electrics and plumbing, then plaster, then the fitted rooms, joinery and decoration. One person holds that sequence, books the inspections and keeps you informed weekly. Where the household stays in, we zone the works, keep one bathroom running as long as possible, protect the route in and out and clean daily.
