Flat Conversions Brent

Houses divided into self-contained flats in Brent, separating floors, a protected stair and separate services for every flat.

Flat conversion in Brent is shaped by a Local Plan that protects family houses. Houses are 38% of Brent homes, and Policy BH11 only lets a family home of 3 or more bedrooms be split into two or more dwellings where all its criteria are met. Splitting a house into self-contained flats always needs planning permission, and each flat must meet the London Plan space standards as a new dwelling. We build the separating floors, walls, escape routes and new flats to the consent you hold.

In Brent, converting a house into two or three flats is published at £50,000 to £120,000 including professional and council fees, and an England-wide guide puts a straightforward two-flat split at £40,000 to £80,000 in construction alone, which is the part a builder prices (indicative London ranges, Architectural Drawings and Mayfair Studio, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Brent: we build the conversion to the approved drawings, building control inspects the fire and sound separation, and a registered electrician certifies each flat's electrics.

When Brent allows a family house to become flats

Brent allows a family house to be split only when it meets every test in Local Plan Policy BH11. The existing home must be 130 square metres or more, or acceptably extendable to that size, and the scheme must include at least one 3-bedroom dwelling. That means the minimum outcome is a family flat plus a smaller unit, not a stack of studios, and the house size is checked before any design work is paid for.

The acceptably extendable wording can allow a rear addition to be drawn into the same scheme to reach the size threshold. The build then runs in a set order: structural works and any extension, the separating floor and walls, then the new kitchens, bathrooms and services for each flat. We price the whole sequence as one job from the approved drawings, so the extension and the conversion do not fight each other on site.

Housing in Brent

The stock in Brent runs to roughly 135,080 dwellings, 62% of them flats and 38% houses, built 28% before 1919, 32% between 1919 and 1939 and 40% after 1945. Where most homes are flats, changing the number of flats in Brent needs the freeholder and usually planning.

Space standards every new Brent flat must meet

Every flat created in a Brent conversion counts as a new dwelling for space standards. The London Plan space standards table says a new dwelling includes new build, conversions and change of use. Policy D6 then sets a minimum floor to ceiling height of 2.5m for at least 75 per cent of each flat's internal area. In an older house with a low top floor, that height rule can decide how many flats are possible.

Room sizes follow the same standard. Under Policy D6 a single bedroom must be at least 7.5 square metres and 2.15m wide, and a double or twin must be at least 11.5 square metres. D6 also asks for dual aspect flats where possible and, where the borough sets no higher standard, at least 5 square metres of private outdoor space for a 1 to 2 person flat plus 1 square metre for each extra occupant. These are planning tests, not building regulations, so your designer fixes the layout before the application goes in, and we set out partitions from the approved drawing.

Fire separation and sound between Brent flats

Fire separation and sound insulation are the heart of any Brent flat conversion. Under Part B each flat needs fire resisting floors and walls between it and its neighbours, a protected escape route, fire doors onto the common stair and smoke detection. In a Brent house built before 1919, with timber floors and lath and plaster ceilings, that means new fire rated boarding, fire stopping around pipes and cables, and new doors and linings on the stair.

Sound is set by Approved Document E, which for flats formed by material change of use asks for 43 dB airborne insulation for walls and floors and a 64 dB maximum for impact on floors. We build independent ceilings, resilient bars, acoustic insulation and floor treatments to meet those figures, and pre-completion sound testing checks the result. In a Brent terrace, getting the separating floor right is what keeps the flats lettable and quiet.

Meters, addresses and building control for a Brent conversion

A Brent conversion is a material change of use, so the whole job goes through building control, with Brent Building Control or a registered approver. Because the finished building will have common parts covered by the Fire Safety Order, a building notice cannot be used; the conversion goes on full plans with Brent Building Control or through a registered building control approver. Approved plans stay valid for three years, after which a new application is needed if work has not started, so the start date matters once approval is in hand.

Each new flat needs its own services and identity. That means separate electricity supplies and meters, separate heating, usually a new boiler or heat pump per flat, and water arrangements agreed with the supplier. Street naming and numbering gives each flat its postal address. Where a party wall is cut into or built on, the building owner serves notice under the Party Wall Act. We programme meter and supply dates early, because utility connections set the handover.

Why Choose GS Renovation in Brent

A flat conversion is a sequence of structural, fire, sound and services work that is inspected at each stage. We build to your planning consent and building regulations drawings, work to the structural engineer's design, and keep the fire and acoustic details as drawn so the flats are ready for the sound test and final inspection. You get a written, itemised quotation after a site visit, with anything uncertain shown as a provisional sum, and a written programme. The owner or their designer handles the planning application, and we supply the programme they need.

  • Separating floors built to the acoustic detail the sound test checks
  • One point of contact on the phone, not a call centre
  • Fire strategy for the stair and each flat entrance settled before strip-out

FAQ

Frequently Asked Questions about Flat Conversions Brent

How much does it cost to convert a house into flats in Brent?

Published London figures put converting a house into two or three flats at £50,000 to £120,000 including professional and council fees (Architectural Drawings, 2026), and an England-wide guide puts a straightforward two-flat split at £40,000 to £80,000 in construction alone (Mayfair Studio, 2026). A Brent scheme moves with the number of flats, the separating floors and the new services. Design, planning and building control fees sit outside our building quote.

Can any three bedroom house in Brent be converted into flats?

No. Brent Policy BH11 only allows a family home of 3 or more bedrooms to be converted into two or more dwellings where all its criteria are met. The home must be 130 square metres or more, or acceptably extendable to that size, and the scheme must include at least one 3-bedroom dwelling.

Does converting a Brent house into flats need planning permission?

Yes, always. Dividing one house into two or more self-contained flats is development in its own right, and Brent tests it against Policy BH11 and the London Plan space standards. Your designer or planning agent prepares and submits the application, and we build to the approved drawings and any conditions once permission is granted.

What ceiling height does a new flat in Brent need?

London Plan Policy D6 sets a minimum floor to ceiling height of 2.5m for at least 75 per cent of the Gross Internal Area of each dwelling. In a Brent conversion the top floor under a pitched roof is where this bites, so the section drawings are checked against it before the number of flats is fixed.

How big must a bedroom be in a converted Brent flat?

Under London Plan Policy D6 a one-bedspace single bedroom must be at least 7.5 square metres and at least 2.15m wide, and a two-bedspace double or twin at least 11.5 square metres. The designer lays out each room to those sizes, and we set out the partitions from the drawing so the built room is not a little under.

What sound insulation must a Brent flat conversion achieve?

Approved Document E sets 43 dB airborne sound insulation for walls and for floors and stairs in flats formed by a material change of use, and a maximum of 64 dB impact sound for floors and stairs. Pre-completion testing proves the result, so the separating floor is built exactly as detailed before any finishes go on.

Is the nationally described space standard a building regulation?

No. The Nationally Described Space Standard is not a building regulation and sits solely within the planning system. That is why the layout of each flat is fixed at the planning stage. Building control then checks fire, sound, ventilation and structure rather than room sizes, and a flat that shrinks on site can breach the planning permission instead.

How long is Brent building control approval valid for a conversion?

Approved building control plans in Brent are valid for three years. If work has not started by then, a new application and fee are needed. For a conversion that is waiting on finance or a sale, it is worth fixing the start date so the approval does not lapse before the first inspection.

Can flats be converted back into a single family house?

Yes, and the building work is largely the reverse: removing the extra kitchens, reopening the stair and joining the rooms back into one home. Planning permission is commonly needed where flats are lost, so your designer confirms the route with the council first. We then strip out, reroute and merge the services, and finish the house as one dwelling.
